In March 2015, I contacted Patti Shannon to schedule a showing for one of her listings in the Lake Conroe area. While showing the home to my husband, mother and myself Ms. Shannon informed us that the home was purchased for $530K one year earlier and had $40K worth of upgrades. During negotiations to buy the home, our realtor asked Ms. Shannon to have the sellers provide a list of upgrades. Ms. Shannon denied ever giving us a dollar amount on the upgrades. She also informed our realtor (in writing) that we had contemplated not hiring her. While it is true that my mother had asked Ms. Shannon if the seller would discount the home if we did not use a realtor, there was absolutely no reason for Ms. Shannon to repeat that conversation to our realtor other than to cause hostility between us and our realtor.

On the day of closing, my husband and I met our realtor at the property for a final walkthrough/inspection. Upon entering the home, we observed that some of the owner’s furniture and belongings were still in the home. The home was also very dirty and there were several scuff marks on the walls and nicks to the drywall which we were told by the seller was a result of moving furniture. My realtor immediately called Ms. Shannon. Ms. Shannon told her she had no idea the home was not move-in ready. In speaking with the sellers who were actually at the home packing up while we were doing our walkthrough, the wife told us that she had informed Ms. Shannon the day before that they were not moved out of the home. Upon trying to reach Ms. Shannon again to discuss postponing closing, our realtor could not reach Ms. Shannon. Ms. Shannon’s assistant called our realtor back a few hours later to explain that Ms. Shannon was in meetings all morning. By that time, our realtor had taken things into her own hands and rescheduled closing.

In summary, I would not recommend working with Ms. Shannon because I do not believe she has the seller's or the buyer's best interest in mind. By her actions, Ms. Shannon created a hostile environment between the seller and us/the buyers. She recanted on financial information that she had originally given us regarding the additional cost of the upgrades; she tried to cause hostility between us and our realtor by insinuating (in writing) that we had asked her at our first meeting if there was a financial incentive to not bring a realtor into the picture;  she did not communicate her client's information to us that they were not moved out of the house on our closing day; and she was then "in meetings" and could not be reached ON THE DAY OF OUR CLOSING. I later found out that the sellers did NOT use Ms. Shannon to assist them in purchasing their next home which speaks volumes.

My realtor immediately called Ms. Shannon. Ms. Shannon told her she had no idea the home was not move-in ready. In speaking with the sellers, we were told that they had informed Ms. Shannon the day before that they were not moved out of the home. Upon trying to reach Ms. Shannon again to discuss postponing closing, our realtor could not reach Ms. Shannon. Ms. Shannon’s assistant called our realtor back a few hours later to explain that Ms. Shannon was in meetings all morning. By that time, our realtor had taken things into her own hands and rescheduled closing.

Furthermore, Ms. Shannon informed us during the showing that the sellers were selling their home due to a job transfer to another area of the city. We later learned that this was untrue; in fact, the sellers sold their home because they were in financial troubles and could not afford the home. They ended up buying a home that was $200k less than the home they sold us and the home was just 15 minutes away - not across town like Ms. Shannon told us. Ms. Shannon told us she was personal friends with the sellers so it is likely she knew the real reason they were selling.

In summary, I would not recommend working with Ms. Shannon because I do not believe she has the seller's or the buyer's best interest in mind. By her actions, Ms. Shannon created a hostile environment between the seller and us/the buyers. She recanted on financial information that she had originally given us regarding the additional cost of the upgrades and outright lied regarding the reason the sellers were moving; she tried to cause hostility between us and our realtor by insinuating (in writing) that we had asked her at our first meeting if there was a financial incentive to not bring a realtor into the picture;  she did not communicate her client's information to us that they were not moved out of the house on our closing day; and she was then "in meetings" and could not be reached ON THE DAY OF OUR CLOSING. I later found out that the sellers did NOT use Ms. Shannon to assist them in purchasing their next home which speaks volumes.
