During construction, in April 2005, we found 2 feet of water in our basement. We notified the builder, his project manager and the realtor. We were told that once our drains and gutters were installed and once our lot had its final grading that we would be OK. Two months after we moved into our brand new house, we got 3 feet of water in our basement. We immediately notified the builder, his project manager and the realtor. The project manager pulled a plug (for our future bathroom) which allowed the water to drain. We lost our furnace, our hot water heater and all of our personal items that we had stored in our basement. Not only does the builder not want to pay for all of our loses but he does not want to honor his own warranty and fix the problem either.

Stepniak, Nazareth, PA no help after over 2 years - response to CMD, Nazareth, PA

To CMD: You mentioned that all of the minor issues, with your new house, were taken care of by Mr. Paul Stepniak within a few days of your request. Yes, Mr. Stepniak took care of all of our minor issues too (however not within a few days of our requests, it took him well over a year to fix all of our small problems).

In 2005, we were in our new house for only 2 months and we got over 3 feet of water in our basement. I do not consider that to be a minor issue, I consider that to be a MAJOR issue! After many, many, requests to Paul asking for help with our water problems, he did absolutely nothing to help us.

Since you are a non-believer of my story concerning Mr. Stepniak, I want you to do this. Please give me a call or ring my door bell (since you personally know me, although I have no clue as to who you are). I would like to invite you into my house and we can sit down with a hot or cold beverage and have a nice little chat.

First, I will show you my folder of over 100 emails and/or letters to either Mr. Stepniak or a member of his staff. These emails/letters contain the correspondence regarding all the issues we had with our house since we purchased it in November 2004.

Secondly, I will show you my photo album containing pictures of all of our basement floods; all of our items that were destroyed by the flood; the dumpster we had to rent to discard all of our items; family members and friends loading the dumpster with our destroyed items and of course, all of the remedial work that we had to have done to protect our investment in this house.

Thirdly, I will show you my folder of receipts for the brand-new furnace we had to buy (we did not even get to use the original furnace once), the brand new hot-water heater we had to buy (we were without hot water for 3-days), the retaining wall we had to put in our backyard, the multi-flow underground piping system that we had to put around our house (to direct water away from our house), the additional sump pit we had to put into our basement and the additional sump pumps that went into our 2 pits.

Last, but certainly not least, I will show you my folder containing our law suit against Mr. Stepniak. If you so desire, you can read the entire complaint.

I welcome you to my house any day in the near future. You can spend as much time with me as you want. You can ask me all the questions you want and I will supply you with all the answers. After our meeting, you will have a full understanding of what we have been going through since November 2004.

Then, I want you to change your rebuttal response to 'this consumer is absolutely telling the truth concerning issues with her house and she has everything she needs to prove it.'

Secondly, if you paid 20,000 dollars for a wall, of any kind, you have been ripped off! Any kind of water-damage repair (true or not) would never cost that much, unless someone is "playing" you.

I actually personally know this person; I live in the same neighborhood. I understand that she had an issue with this builder. However, I had some minor issues, which I understand are common with new construction, with my house, and the builder, Paul Stepniak took care of each issue within days of my request. I have moved into a few new houses and I find that he is the most reasonable builder that I have ever worked/dealt with. He accommodates all requests to the best of his ability (within reason) in a professional manner.

Since March 2007, our basement has flooded 2 more times. Paul Stepniak has done nothing to help us with this problem, so we are in the process of suing him.

In February 2007, I found 2 other homeowners in my Paul Stepniak development whose basements have flooded. Paul has offered them no help either. The longer I live here, the more I am finding out that there are many houses in this development with water problems.

When we first purchased our house, we asked the builder (Paul Stepniak), his project manager (Mike Belfonti) and his realtor (Dee Dee Grube) if there were any water problems in this development. They all said "no" and they all lied! We just had to spend $20,000.00 putting in a retaining wall, a "multi-flow" system an additional sump box with 2 sump pumps with battery backup.

There is nothing more upsetting than spending that kind of money on a brand-new house. My neighbors, whose houses flood, feel the same way. They too are investing money in there brand-new houses to keep them from flooding. We all feel that were were deceived by Paul Stepniak, Mike Belfonti and Dee Dee Grube.
