I’m exposing this information as a desperate measure after 6 months of trying to communicate with this individual to recover the money he owes me. He won’t even respond to any of my messages anymore and these may be the last resource to convince him to accomplish his responsibilities as an adult man.

From the beginning, when I was looking for a house to rent a house around the North Coquitlam area, I found his house. The house is divided in 3 suites, I took the main and biggest of them.

He advertise the house as a 4 bedroom single family house and asks for 2400 dlls a month, really is a 3 suite 3 bedroom 2 bathroom house; the 3rd room is a basement room with a little window without a washroom and with a level in between the house and the basement to access the garage and the cleanning room and a close door for an offered room never delivered as I will explain next.

I should suspect something from the beginning but I didn't really pay attention at that the time.

Because of these differences, he offered me another room with a washroom after start the rent and sign the contract, he promised to do the renovations; I agreed so I wanted to give that room to my 12 y/o son and use the basement as an office.

He never accomplished. When I asked about his promise, he said he was short on money and he will do it if I pay half of the renovations…

Didn't ever happen. L

After that, few days after, he started to bang in the walls and the ceiling for no reason; after a couple of times I had to talk with him about that unacceptable behavior. I didn’t call the police but the aggressiveness increased with time.

He asked and forced me with his aggressive attitude for couple of times to lie about the rent I was paying to the bank people (fortunately I never had to say a word about it even he asked me to) and also to lie to the cable company (what I didn't) and for that reason he pushed me to pay for my own internet when supposed to be included on the rent.

I tried to be as patient as possible, did all the fixes for regular wear and tear without even telling him a word for most of the problems and tried to avoid too much contact with him.

After couple of years I had to move aboard and had to finish my contract (6 months ago) and told him with enough time so he could find another renter and finish our business relationship, the rest is what you reader, will find on the copy of the email conversations ahead.

 Hello Adriana, The house was very dirty the cleaners had to come 2 days, cost for the cleaning was over $1100.00, the carpet in the basement is very bad, may need to be replaced and the two upstairs bedrooms carpets are still stained after the deep carpet cleaning, lots of lights burn out, one kind of light I cannot find because you changed 6 lights to a blue lights in the kitchen. The dogs urine smell in two rooms is still here after the cleaning. I have to paint the whole basement again from the stairs down, with many stains and paint chips; this was fresh paint when you moved in. Because of the way it was left there is no way I can rent it as it stands. The tv cable modem that you left with needs to be returned or I will get billed $200.00 for it. As I gave you a break of $600.00 off july's rent it ended up costing me because It was unprintable for Aug 1, 2014 and some have come to see and left because of the urine smell. I will tally up all bills and see where we stand; I will get back to you.

 The final bills for Gas and Hydro arrived

Hydro $152.76

Gas $103.61

Total 256.37

Divided by two: $128.185

Please deposit $128.185 plus the Initial Deposit of $2400.00 = $2528.185

I remember I already sent you the information for a internet direct transfer for Royal Bank if you can't find it I'll send it to you again, takes 5 minutes to do the whole process.

 Adriana forwarded me your email in regards of the final check of the house.

 I'm sending you the pictures of the final cleaning Adriana did by herself with help of the girls and 2 maids.

They left the house in mint condition.

 Whoever helped you to clean the house is not telling the truth, you should check by yourself the condition and that's why I'm sending you the pictures so you can show them the reality.

 Please tell me which rooms are with pee smell because in my understanding, the dog never ever entered any room ever, just crossed the hallway to get out couple of times a day and was taken care of any issues very very closely, here also I think you are being misinformed.

 I don't know who charges 70 dollars per hour (2 days 8 full hours) for cleaning; please check that with the company.

 The overall condition of the basement was already from the beginning in very bad shape, and what you encounter in the whole house is normal and natural wear and tear with no bad intention, I believe we took very good care of your house.

 The LED bulbs I installed in the kitchen where installed with your permission and to save over 10 times the consumption that we, also took very close care of the gas and electricity bills as you may agree.

 The blue modem, from shaw, was left in the main room.

In the family room, you had a black box to improve the quality of the tv signal, and when the technician from shaw came to check on signal problem, removed it and said that was the problem and that was fried. The box can be found in the southwest corner of the family room, I saved it for you even they told me was garbage If is not there, I'll find it once we finish unpacking and I can send it to you if you like.

 You agreed about the last month half fee and Adriana paid you another 600 dls (1800 total) for the difference at the end so they stayed till the 18th, I remember perfectly telling you that was fine to pay the full month amount and you insisted on the half month break.

 I never ever was late with any payments or your for personal requests, valuing the house and even lying about the rent amount (one time delay with 2 weeks notice because of my personal schedule).

 You promised to give me form the beginning a office room you never did and I never asked you to decrease the rent because of that.

 I changed many many issues in the house (switches, the WC many many times, adjusting and fixing the kitchen cabinets, molds etc)  without even telling you and changed all the regular bulbs to high efficiency neon in the whole house plus the LED.

They took by accident your remote for the screen and I will send it back soon.

 Please don't make a big deal about these, is your responsibility to fix the normal wear and tear there is no magic, we were there.

Your carpets in every room especially mine was already stained (badly) just before entering the bathroom (I remember seeing it every day) and other parts.

 I really believe that we were great tenants and I don't want to end our relationship in a bad way. I'm probably coming back in 3 years and I'll love to stay with you again if possible.

 I'm sending you another email with the pictures after cleaning the house.

Hello Edgardo,
The pictures look great but they don't show how much cleaning the house really needed or the smell of dog urine that is present after 2 cleanings, the carpets from downstairs up to the 1st floor need to be changed including the stairs from food and beverage spills, plus the downstairs walls need to be painted again. I will send you the money for the hydro as agreed. Please give me time to get the painting done and I will tally all the bills, the cleaning bills alone are over $1100.00 so far. Where did you find the Blue kitchen lights, you changed them from white, I cannot find one to match so I may have to change all back to white. I will send you copies of both cleaning bills including carpet cleaning. Laundry rood where the dog stayed, also the solarium and downstairs bedroom smell of urine.

Dear Phil, please tell me which rooms you are talking about the urine smell, as I explained to you we took very close look and care in regards of the dog.

I gave you also 500 Dlls deposit for the dog and I'm not even asking for that deposit back.

As I told you in the previous email, I left the house with reasonable where and tear, your may expect in a 5 people family and over 2 years.

That is something you have to take care for your self and as I mentioned, the carpets where already stained form the beginning.

I forgot to mention the July 14th bill for gas and hydro is another 184.41 I didn't even include that.

Please be reasonable and deposit the full amount.
