On July 6, 2007, my wife and I were contacted by a representative of Prestige Timeshare Marketing by the name of Justice concerning the selling of our Timeshare at Peppertree Resort in Atlantic Beach, NC. Justice faxed a letter to my home that read, "Right now, $17,000.00 is a reality for your resort. A contract for that amount will be faxed and / or mailed out immediately. I can GUARANTEE to get the job done! We can process you today for receiving $17,000.00 guaranteed. This letter was signed by Justice.

I was in the process of getting some major repairs done to my home and the $17,000.00 was going to be used to complete the work. Justice also faxed a contract to my house showing the sellig price of $17,000.00 and all we had to do was pay the processing fee of $1,598.00. I used my credit card to pay that fee. We were told that it would take approximately 30 days to process the paper work. The contractor doing the work on my home agreed to continue the work and I was to pay pay him after I receive the money from the selling of the timeshare.

Toward the end of July, my wife called to check on the status and asked to speak to Justice. She was told that we would no longer be dealing with Justice anymore, we would be dealing with David. On Aug. 13, my wife called and was told by David that a doctor and his wife from Raleigh, NC had purchase the timeshare. David stated that they were having 3 or 4 closing per day and we were 98 on the list. I called about three weeks later and was told by David that we were around 56 on the closing list and that everything was find. There were no problems. My wife called about 2 weeks ago and was told by David that we were # 23 on the closing list. My wife called on Nov. 16 and ask to speak to David. The lady put her on hold approximately five minutes and then stated that the Dr. and his wife backed out of the deal. When my wife began to question her about when this happen, she told my wife she would have to talk with David, and of course, David was not in.

I called Prestige on Mon., Nov. 19 and ask to speak with David. The lady on the phone stated that David was in a meeting that was to last about half an hour. I gave the lady specific instructions to tell David that he needs to contact me with in 24 hours. I called back 1.5 hours later and ask to speak to David. A different lady stated that the meeting is lasting just a little longer that expected. I then ask her if I could speak with Justice. She stated that he was in the meeting also. I gave her specific instruction to inform David or Justice that it was of the upmost importance that one of them call me with in 24 hrs. Isn't it strange that the lady that told my wife that she would need to talk with David is the same lady that called me approximately 2hrs later and tried to explain to me about the phantom Dr. and his wife backing out of the deal. I wonder if this is the same Dr. that was suppose to have been busted for drugs just before another closing.

I can not and will not be insulted like this. Filling this report is just Step 1. Are there others out there that has the same problem with Prestige Timeshare Marketing? Watch for Step 2 and then Step 3.

I would like to say thank you for reporting that this is one in the same company. Now I will also call the Attorney Generals office and inform that myself and other people have been ripped off by this company.

Samantha at Prestige Timeshare Marketing contacted my wife by phone the day after I filed this report. My wife clearly instructed Samantha that she would need to speak with me. She was given my cell phone number. Samantha did not try to contact me until Mon. Nov. 26. I returned her call the next day. Isn't it amazing that she offered me a 3 day 2 night vacation at a Resort down in Florida. With her permission, I recorded our conversation. I declined the offer and attempted to explain to her the problem that I was already having with Prestige. When I proceeded to ask her why David Harris or Justice Bernard did not return my call, she stated that they no longer work for Prestige.

The time frame she gave me must to have been the minute after they got out of the meeting on Nov. 19th. I informed her that I had filed a report with the Attorney General office there in Florida. Approximately 10 to 15 minutes after the first conversation, Samantha called me again. I also was given permission by her to record our conversation. She asked if returning my $1,598.00 would settle the issue. I explained to her that she could do whatever she wanted to do and that I was going to pursue whatever avenues I need to get what was promised to me by Presitge. Stay tuned for Step three.

I know what each and everyone of you are going through and yes they are liars. Your timeshares were not sold and there were never any buyers. This is all instructed by the owner. I'm very sorry for all he has put you through and if you leave a nuber I would be more than happy to contact you with further information.

Prestige Timeshare Marketing Advertises Timeshares Until They Are Sold

Prestige Timeshare marketing is a fully licensed and bonded For-Sale-By-Owner timeshare marketing and advertising company. We are not a real estate broker and we never claim to be such. The advertising program involves mass-marketing to other sellers/renters to maximize exposure to potential buyers or renters. Prestige Timeshare marketing advertises our customers' properties until they sell and we charge no renewal fees or additional costs at the time of sale, nor do we accept a commission for helping the customer sell their property. Within twenty four hours of signing up with our company, the customers' property is posted to our inventory, at which point, our services are rendered. When a prospective buyer makes an offer on a particular property, we forward that offer to the seller, at which point, the seller may accept or reject the offer and proceed accordingly.
It is not uncommon for the sale of a property to be in the works, and for one reason or another, not follow through to closing. In this case there was a doctor, from Venezuela, and he was interested in buying not just this property in our inventory, but several properties. He never showed up for the closing. We investigated the situation, and the doctor had been arrested. Needless to say, he was no longer interested in following through with the purchase of these properties. I know that these customers are disappointed, as are we. Unfortunately, these things happen. The bottom line is that no property sells overnight. In fact it is extremely difficult to sell timeshares, which is exactly why the company exists; to help individuals advertise their property using professional, mass-marketing techniques, in order to provide the customer with the exposure and visibility their property needs, to get it sold.
We stand by our service and we are so sure that the service we provide is the best, that if a customer is able to sell their property, with-in 25% of their asking price, either on their own, or through another service, we will refund their marketing fee, in full. We will keep marketing all of the properties in our inventory, and we will do so because we know that the only way to get anything sold, is to advertise.
