PROMENADE APARTMENTS at MARINA CITY CLUB, owned by ESSEX PROPERTIES trust is abusing their power. They are subjecting tenants to uninhabitable living conditions.

PROMENADE/ESSEX in Marina City club has about 100+ units, and all the balconies do not have proper drainage. After every rain, most balconies flood water inside the unit, and leak in the unit below. Rather than fix the known defect when the units are vacant, PROMENADE and ESSEX routinely send demolition and construction crews to do major construction inside a 1300 sq. foot unit WHILE PEOPLE LIVE THERE to major demo, mold remediation and to grind and resurvace the balcony. This takes weeks and does not always fix the problem. This goes on for all 100 balconies. SEE PHOTO OF ONE OF OUR "ROOMMATES" doing contstruction on our balcony for 4 WEEKS. 

The construction guys (aka your "roommates") invate your privacy, they leave a huge mess, and countless other tenants have to listen to the demolition fro 200+ yards away. The demolition is so loud the walls and earth shakes. See photo of worker inside our unit wearing protective ear-wear. And we were breathing mold spores and white dust which would likely have asbestos. Its like living in prison. Alcatraz... with a view.

What they do is wait until tenants are ready to pick up keys with a UHAUL ready to unload --and that is when require residents to sign a document which says "We may do a little minor contruction"--and tenants have no idea what "minor construcion" means.
