Rampart Properties is the absolute worst property manager ever!! Talk about a scam- they over-promise and under-deliver. If your community is considering using these incompetent fools, you need to have your head examined. Property managers don't have the best reputations to begin with, and companies like Rampart Properties (TAMPA) are the reason why. They are unprofessional at every level of their company.
Service: completely non existent. Their "customer service" phone jockeys are the rudest 20 something sorority rejects you could ever encounter. They do everything in their power to get you to hang up so the company doesn't have to expend any actual resources (i.e, do their job).
Here is how a typical phone call to address a POA concern goes- you call and get a rude beauty school drop out who asks why you are calling. This s***k will tell you that you need to do something else to actually address the issue- call your own POA board, send a letter, etc.
After this song and dance, you may get transferred to your community manager's assistant if you are lucky. Then, you get to explain everything for a second time to her, only to have her tell you she is putting you through to the actual manager.
The manager used to be a nasty woman named Kelly Moran. I'm not sure if she is there anymore and I wouldn't be surprised if she was fired, because Lord knows she's had too many complaints to count
After 8 rings or so, the manager's voicemail picks up, and some ditzy woman tells you to leave a message because your call is important. YEAH RIGHT!!! You now get to explain your issue a THIRD time, and don't hold your breath waiting for a return phonce call.
If you send an email, you may get some condescending/patronizing form letter response about how they are going to look into it and take appropriate action (which is code for hitting delete and doing nothing).
I have never heard any community or any homeowner/renter, etc that has had a single kind thing to say about Rampart Properties. Rampart is an absolute JOKE!!
BEWARE, RAMPART PROPERTIES IN TAMPA / ST. PETE IS A SCAM COMPANY AND YOU WILL REGRET THE DAY YOU HIRED THEM!!!
Don't take my word for it, check out other reviews for them. If there is anything positive, you can be sure an employee was forced/paid to write it. They truly suck in every sense of the word!

Even though this post is dated I couldn't resist responding to the insult and bullying from the person who posted this about Rampart and Kelly Moran.
Kelly Moran is one of the best managers the community association industry has ever had and I know because she was my direct manager. She wasn't a pushover and she is a strong and highly intelligent woman who certainly doesn't deserve this post to linger and defame her on the internet.
As a professional, she can't respond back to the unfair, poorly written tirade from his individual who most likely didn't pay their assessments or maintain their property. I know this type as a community association manager who has to tolerate social media bullying has now become part of our jobs, sadly. We were trained to create Community not become punching bags by less than kind bullies who are in need of a moral compass, a writing class, anger management, and counseling.
Rampant Properties was a fabulous company that moved on to Associa and this post I'm responding to is RIPOFF Report ios an injustice to all of us who worked hard there.
Take the rant against this company and person down - it's defamation and harms another human being
