RCN Capital Thousands of $ in appraisal fees, no deal South Windsor Connecticut

RCN is a private lender that promises quick closings. After speaking multiple times with one of their loan officers and explaining the project I had, I was assured that it was within the realm of RCN's ability to get it closed. I submitted to a lengthy and thorough background check and addressed all concerns they had.
Once they were satisfied with the results of the background check they ordered several appraisals costing me upwards of $4,000. After paying for the appraisals the company decided that they were no longer interested in pursuing the deal, giving me no explanation as to why and refused to return the appraisal fees.

Ordering appraisals is not a promise that RCN Capital will make a loan. They are used to help us evaluate the strength of each deal. All of the appraisals were completed as ordered and the reports were sent to the client. Therefore we cannot refund the fees. After a review of the deal and the parties involved, RCN Capital found reports suggesting that the mortgage broker that was involved in the transaction may have committed fraud in the past. In order to protect the borrower, and our company, we declined to make the loan.
