I am 26 years old and dumped my life savings into a duplex to have it rented, I was having trouble finding the time to show the place to renters that were interested. I had done business with Real Property Management prior with a place I had in Northglenn CO, they were unable to rent the place before I sold it and thus I was never able to actually figure out if they were a good company, no problems at that point.

With my new place I needed help managing the overwhelming responce to each of the adds I put on craigslist.com. I remembered using Real Property Management Colorado prior and did not have any reason not to use them again.

They made me sign a contract, no problem I had to sign one before as well, but this time they made me pay about $450 in what they called advertising start up fees and such, I agreed after a while given the confidence they gave me that they get to a HUGE market as they claimed. I figured If I was getting huge responce just off of craigs list they would have the place rented in no time, they agreed.

Over a month after hire they had not even shown the place, they claimed "they were not getting any responce as well as the responce they were recieving were unquallified" Greg Bachelor then asked to lower the rent, I explained that if we lower the rent anymore I could rent it to anyone, he said rent was softening and that we had to do it, I not happy about it agreed to lower rent, two more weeks and NO responce, at this point I took things into my own hands put an add on craigs list and one day later rented it to a family paying cash, they left only twenty days later and I realized I needed a management company!

I tried AGAIN with real property management, with NO responce, still under contract I once again took things into my own hand and had the neighbor take on the responsiblities, with in a week and a half she had both units rented to qualified renters. At this point I called to let Real Property Management know that I was no longer in need of their service. They claimed that I had breached contract and that I owed them 3 months payment. They did nothing for me, never tried to rent the place, to my knowledge never showed the place, claimed that they showed it twice, which I was never told, and the "advertising" they were doing for my property was never seen, I tried personally to look up my own property and NEVER found it online, except my own postings.

As I am sure you can understand I lost my cool when they asked for more money and told them I was going to take them to small claims court for not doing anything. Further reaserach of course proved that my potential winnings would at most be the bill they are going to send me, where as my losses if court does not agree with me is thier attourney fees, which I can not risk, I can not even afford what ever bill they decide to bill me. I feel very violated and decieved.

I assume that they took from me one months rent, payment to start in their advertising and what ever they are planning to charge me. On the phone I told them that I should be asking for a refund but I undertand that based on the contract I would never get it, but when they they have the idea that I OWE them money for them doing nothing for me, and not only nothing but causing major financial instibility while I owed money for a vacent property was just too much.

I ask for your assistance in this becaues I have exahasted my options, I spoke to two of the owners and neither will work with me at all. One even said that the reason why they can't void the ammout I owe them is because I am a male white property owner and because they would be seen as discriminating they could not help me.

That is reverse discrimination I feel, whether that means anything I do not know, if I get nothing out of of this I at least want no one to have to go through this again. TERRIBLE EXPIERENCE, EXTREMELY COSTLY, WORTHLESS SERVICE. Please help me.

OH and get this, W/ in thirty minutes of me calling to stop using thier services (or lack there of) they send me ANOTHER BILL for $450 the nerve of these people.

Per our conversation earlier today, I have attached the invoice for termination of our services per the management agreement in place between you and our company. If we do not receive payment for this in the next 5 business days (by end of business November 25), we will submit your file to our national collections and credit reporting agency. We are sorry this business relationship is ending this way and we wish you the best in your future rental endeavors.

Statement of Retraction


 


The intent of this posting is to retract all comments I have previously posted regarding Real Property Management Colorado. I am the 26 year old who posted derogatory and inflammatory comments about Real Property Management Colorado on numerous websites and I would like to retract those statements. I had a dispute with the company, and in my anger posted statements regarding my experience. These statements, although opinion, may have been interpreted as fact or as having an underlying factual basis. In which case, these statements may have damaged the reputation of Real Property Management Colorado and Greg Bacheller, one of the companys owners. I apologize for those comments and I wish they had never been posted. Unfortunately, I am unable to delete these historic postings and as such, please accept this posting as a retraction of all of my prior online postings. In addition, I have signed a copy of this document, which is on file with Real Property Management Colorado and by doing so, I have given them permission to send it to you if you are inquiring about the services of Real Property Management Colorado provides.

We have been tenants of an RPM managed property for over a year now and have been VERY happy.  We searched diligently for the perfect place and continuously stumbled upon RPM managed properties via rentals.com so we checked out their website and were amazed to find so many great options.  The initial screening process was quick and easy, thus allowing us to move-in quick (our previous property owner was selling their property and needed us out).  Like any property, there have been some items that required attention; however, the maintenance hotline provided easy outlets to submit work order requests.  Weve spoken with several people over there that have always been kind and helpful!  Thanks RPM

Its easy to find displeased customers when dealing with property management companies, especially during these tough times as its inevitable that the market wont yield the required rent to cover a mortgage, the water line bursts and requires repair, a tenant makes ridiculous requests, runs out without paying rent or even causes damage to the property; however, the key to protecting your asset is to identify a management team with a track record of providing good service and being attentive.  

 


Weve made it our job to provide in-depth research on many of these management companies to really tell the story and weve found time and time again that many of the slander posts by emotional parties have been unfair and difficult to combat as only one side of the story is being heard.  

 


In the case of Real Property Management Colorado, our research shows that they have a vast network of very satisfied clients and customers.  Unlike many other management companies, their interests are aligned with their clients/customers and they dont operate as a brokerage group trying to generate cash flow and ultimately seeking to make a commission as the end-all (this also makes them a great partner for realtors not wanting the headache of dealing with daily issues arising from this business theyve apparently setup a realtor referral program whereby they provide a revenue stream for referred rental properties  and they even refer brokerage opportunities).  In addition to setup/advertising fees, most firms also take leasing fees payable upon tenant placement.  This structure promotes continuous tenant turnover and often lacks in qualifying tenants via credit, background, etc. checks.  RPM operates on a structure whereby they take NO leasing fee (with the exception of their tenant placement program) and generates fees only when properties are leased and tenants are making payments.  

 


As part of our due diligence, we asked RPM for references and were pleasantly surprised by the thoughtful statements made by numerous owners and tenants.  Keep up the good work RPM!

Having over 25 plus years in the Property Management business, it pains me personally to read and hear horror stories about property management companies who rip property owners off.

I recommend you contact the Community Association Institute (CAI) and check with them to see if Real Property Management is a member of their organization. If so, file a report with them immediately!

Also, you can contact the Board of Realtors and report this company/Broker to the RE Commission. File a report against the broker of the company with the Real Estate commission office in Denver.

There are many shady property management companies in the Denver area, and until homeowner's and property owners do research on the companiesthis behavior is likely to continue.

ALWAYSwhen looking to hire a property management company check them out. Contact current properties being managed by the company, visit properties the company manages and if you see a resident on the streetstop and ask what they think about the company that is managing the property.

Check with the RE Commission's office to see if there are complaints, check to see if the company is a member of CAI.

This is most unfortunate and truly not what real property management companies practice. Good luck to you, I hope I have helped you.
