Real Property Management RPM Do not Rent/Use them for ANY rental property Longwood Florida

When my family decided to move into a house , we opted to use a property management company. We found a townhouse that was being rented out by RPM. The day of signing the lease,  we had money orders for 1st month rent and the deposit of 1150 (after paying the application fees). As we were signing the paperwork I noticed a 300 dollar administrative fee that was going to be taken out of our deposit if we get it back after the lease was up. When I asked about it, they said it had to be paid for their "filing, admin paperwork etc". So I asked if we end up getting  the difference back and the answer was yes. So we are out of 300 off the bat. When we did the walk through, the townhouse was dirty, grout was in the tile downstairs, cabinets where dirty, the carpet smelt like the previous owners had dogs or cats, it was dirty and look like no one had it cleaned. The electric upstairs did not work in 2 of the rooms. We informed them through email and the move in checklist that this was unnaceptable and needed to be recitfied as soon as possible. After numerous calls, they did end up fixing the electicity upstairs but they ignores our concerns about the dirty, smelly carpet(copies of emails with dates can be provided; the copy of the original cheklist can ve provided as well). We ended up purchasing a carpet cleaner and cleaning the carpet ourselves because they were not repsonding to our calls or emails about this.Before the lease was up, the owner of the townhouse reached out to us becuase he said the management company was not calling him back or communicating with him about his property.  He wanted to sell the townhouse but no one at RPM would talk or respond to him. At that point he gave us 60 days to move since the it was on going on the market and didnt want people coming in and out while we were still in there. After moving out, we cleaned up the place and left it in better condition that it was when we moved in (pictures are available too). Long story short 2 weeks after we moved out we recieved 2 seperate certified letters saying we were getting a deposit back of a little over 200. OUT OF OUR DEPOSIT THEY TOOK OUT 12 FOR THE CERTIFIED CHECKS AND 250 FOR A PROCESSING FEE. SO THIS IS 550 JUST FOR FEES. 300 FOR ADMINISTRATIVE FEES WHEN WE MOVED IN AND NOW 250 FOR PROCESSING OUR DEPOSIT LOL. They also charged us 150 for "light cleaning" abd 150 for CARPET cleaning. Yes. CARPET CLEANING. 

If you are a renter or owner, do yourself a favor.  Do not rent from them!  I wish I had done more research about this shady company. One day they will pay for what theyve stolen from many families. Yes stolen. 

The rebutal will read that all the fees are in the lease. Which they are, but it doesnt make it right. They will also say we left the place dirty and that the carpet was dirty when we moved out. Which are all lies. I didnt take them to small claims ecuase we would have lost and the time wouldn't be worth it. 

Just dont rent from them or trust them with your property.  Pick other reputable management companies and not this scam of a place.
