I listed my timeshare with Realtytrade who promised to advertise it for sale, for six months. During the six months there were absolutely no offers. Just before the end of the 6 month period I called and asked for my refund of $795 which I was charged, supposedly just for "advetising." Tim Harrison wanted to know why I wanted the refund when he had several offers "on the table" After I informed him that I had not received any offers, "miraculously" I had an offer in my email the every next day. However, after accepting this
persons offer...I never heard more from him. I informed Mr. Harrison of this and, believe it or not, the next day I had another OFFER! But, unfortunately I have heard no more from that offer!

I believe that both of these "offers" were made by phony people, helping Realtytrade to scam their customers. However, the agreement I had with Realtytrade was that I would get a refund if the timeshare did not SELL. Just getting an offer is not selling the property!

I followed the instructions in my contract with them and notified them by certified mail that I wanted the refund. I have not heard from them. When I call I get an answering machine and am requested to "leave a message". On two occations Tim Harrison has called telling me of the "offers" but stalling about sending my refund! It pains me greatly to see these other reports in RIPOFF about this company. How do they sleep at night, bilking people out of their hard earned money?

Mr. Boykin,

After speaking with Mr. Harrison, he did follow the appropriate guidelines in managing your request for refund. Since you had filed a report with the BBB, we did need to ensure that we were going to be following their advice in satisfying the grievance with them as well.

RealtyTrade did market and advertise your property for the full period of your contract, and you did receive offers, but as you know, effective July 31, 2008, we have been in contact via phone with you. Even though the contract was fulfilled, we still strive for 100% client satisfaction and we were settled on a refund that would be acceptable to both parties.

A small quip with intent to harm and portray an inaccurate appearance of our organization is completely unnecessary and unprofessional. In any business, there are always exceptions to the level of satisfaction that a company strives to uphold. In your particular situation with RealtyTrade and Tim Harrison, we have been able to reach terms of an agreement to close this matter. I would appreciate a response to this letter stating your acknowledgement of the closure of our business relationship.

Realtytrade, Orlando, FL update: No progress in dealing with Tim Harrison

When I last spoke with Mr. Harrison (July 22nd) I agreed to wait until August 1st to hear from him, giving me a date when my refund check will be sent. He said he had to wait until he heard from the BBO. I should imagine he's used to being called by them, from the looks of the many other ripoff entries!

Dear Wayne,

Realty Trade does offer a money back guarantee, if we do not generate any offers within a 6 month period. In some cases, it does take the full amount of time listed in your contract to generate interest for your property. You did state in your complaint listed above that you paid Realty Trade to advertise your timeshare for sale, for six months. When you called and spoke to Tim Harrison, he did inform you that you were paying for marketing and advertising and that you still had some time before your contract expired, for Realty Trade to generate offers on your property.

At the point of your contact with Tim Harrison, we began a more aggressive approach at marketing and advertising your timeshare property. In particular we published targeted internet ads, generated new leads, and placed phone calls to our potential buyer lists. We were able to generate interest in your timeshare and forward your information to multiple buyers, based upon their interest level in putting in an offer on your property. It is not a miracle per se, but rather an aggressive marketing strategy, when we are getting close to the six month contract expiring, without any offers. In typical campaigns, we will see a reply in the first 6-8 weeks after the property has been published.

It is a continual and daunting process to find qualified buyers for our clientele, especially in poor economic times. When Realty Trade finds a buyer, they are not 100% exclusive to your timeshare or vacation condo property. A qualified buyer has been spoken to by a representative and asked a number of questions to see if what their interest level is. There are then given the information of up to 3 timeshare or vacation properties that fit what they are looking for in terms of size and price. Our qualified buyers are then given YOUR information including email, phone, and address to contact you by whatever their preferred means is. It is not uncommon for our buyers to send an email offer before setting up a phone call to discuss the terms and conditions of the rental or sale.

The details of our refund policy are outlined in the Realty Trade Marketing and Advertising agreement, that we have our clients sign. It is NOT a guarantee to SELL the property, but rather a guarantee to generate offers and interest on your property. There are instances and circumstances that occur in which we are unable to generate an offer for a property due to market saturation or presenting a property that does not create interest on our network, but this is not the case with your property. It is ultimately your responsibility to present the buyer with all the information needed to close a sale. Realty Trade is contracted to market and advertise your property until we have a qualified buyer ready to make an offer, which is exactly what we did. We will gladly offer to relist your property and generate more offers and do our best to find qualified buyers for your property.
