Wells Fargo Bank (OF COURSE!!!)
I've been a customer of WFB for 15 years on and off. When I first started banking there, it was because my bank (Crocker) had been bought out, so basically it was banking under duress. I soon changed banks to Barclay's. It too was soon bought out by WFB. I decided to just keep WFB because of the many locations and the convenience. I don't like big banks. They are impersonal and don't care about their customers. They only care about the almighty dollar. Wells Fargo has now closed virtually ALL of its branches in my area. There are some supermarket branches, but the lines are long and you wait up to 25 minutes in some cases. WFB has taken all its branches and personal service away from us, the consumers; basically forced us to use ATMs if we are in a hurry; and then has decided on ridiculously early cut-off times with our deposits (RIP-OFF!), so that if we are short on funds and we make a deposit AFTER 4 p.m. (so it doesn't post until NEXT business day), we are virtually guaranteed an overdraft. It's time for a reality check here! Wells Fargo Bank used to have cut-off time for deposits at 6:00 p.m. I could ALWAYS make that time. Quite a few of us work 8-5. How come the cut-off time is 4 p.m. when the vast majority work 8-5? HELLO!!! It MUST be so that that WFB can GUARANTEE customers will overdraw their accounts. Therefore, WFB is generating a significant cash-cow at their customer's expense. They can say good-bye to my business. I'm headed for River City Bank where the tellers are courteous and know you PERSONALLY. I just hope they don't get bought out by WFB.

My mortgage payment per month went up due to property taxes. At the same time my salary went down. I tried to work out a payment that I could afford. They would not help me unless I missed 2 payments. I missed 2 payments. They put me on a 3 month trial modification. The 2nd payment I sent them, they sent back. They claimed that amount did not represent the amount due. It is the payment they asked for.  They sent a letter telling me to do nothing while they review my account oh but keep making the payments. How can I make a payment when I don't know how much to send in? I get another letter stated they are not going to modify my loan. I tried numerous times calling them to work something out. The next letter is stating they want almost $14,000 from me by Feb. 9th. Once again I called them to work this out. The latest letter is they are turning me over to their attorney. This is fraud and I'm considering suing this company.

I wrote some checks and lost my job. Ok it was my fault I tried to float a few checks. I was 300.00 dollars overdrawn. I went to Wells Fargo and asked them to close my account and send the checks back to the merchants and I would take care fo the checks from that point. Wells Fargo told me they could not close out my account when there was a negative balance. Wells fargo told me if I stayed negative for 60 days then they would close out my account. I had not signed anything to the effect that they could electronically debit my account. I also submitted in writing that I did not want them electronically debiting my account. I had a credit union at the time that debited my account twice by accident. They had me sign some papers because they had done that illegally and they did not want to be liable. The credit union told me there was a law that they were not to electronically debit an account unless they had permission. If they electronically debited after something had been given to the bank in writing it could put them in jeaopordy. Regardless to say Wells Fargo ran my checks through electronically over and over more then twice. My 300 dollar debt turned into a 1500 dollar debt. They have sent me to collection and to the checkcare systems. I have picked up every one of those checks from the merchants when they finnally closed out my account 120 days later instead of the 60 days the checks did then go back to the merchants. I am 52 years old and disabled. I just read in the aarp that these are unfair banking practices and they are trying to get these practices stopped. All of those charges are returned check charges. Their collection agency wrote once and tried to make a settlement for so much of a percent. That would have ended up having me pay around 460 I wrote back and told them I would be more then happy to pay the 300 that I owed them. I just received another letter from another collection agency on them. I lost the letter. I have to call them tomorrow to get the address of the collection agency so I can also dispute this one. I still have copies of all of the letters that I took into them asking them to cease and desist from the electronic debiting. I also asked them to close out my account. Wells Fargo Bank ripoff Stockton California
On 5/1/06 Wells Fargo received an order from DMV to put a lien on my checking account, which they did, and charged me $75.00. Since I've told Wells Fargo numerous times that I do not use this account except for my life insurance premium, and I'm quite sure they were aware there were no funds in this account, at the time, as I've only used this account for approximately the past two years, for my life insurance deductions. Anyway I've banked with Wells Fargo for 24 years, and this is not the first time they've attempted these outrageous fees. $75.00 for order, $22.00 overdraft fee, and $5.00 continuous overdraft fee, totaling $125.00 so far. If this were me trying to access my account for $75.00 it would've been denied due to no funds, so why is it fair for the bank to do the same, and expect to collect those fees. I deposit A check for $20,000 on friday 4-30-04 at about 5:00 p.m on Tuesday 5-04-04 the bank system shows that the check has cleared and i have a balance of $22,000. I make an on line payment for $5,000 on wednesday that clears. I also send out a payment by mail for $15,000 and my mortgage payment for $1500 that wednesday. On saturday when I go to make another deposit and a withdraw transaction the atm machine gives me a statement with an overdrawn account of -$63, at this point I can't withdraw money. I then try to use my wells fargo credit card which I also use as my overdrawn protection. My credit card is also declined because my checking account had been overdrawn therefore, my credit card had been maxed out. I called the bank they state $20,000 check did not have suffcient funds i asked why did it show that the check had cleared on 5-04-04 they stated that the bank will sometimes give you the funds? It turns out i was stuck without money and without any income source this mothers day weekend, I also found out I have a few bounced check, late fees, and overdrawn fees do to this problem. all because there was a bank error although, the bank claims they have not done any mistake on their behalf. Wells Frago strikes again with the Merry Holiday Overdraft Fees......Excessive fees actually. Their habit of deducting the largest amount first to charge more overdraft fees is too much for me. They just lost yet another long term customer! Not only are they now charging me $264.00 in overdraft fees when my account should only have been charged the 1 overdraft fee of $33.00 for being overdrawn by $90.00, but now they are charging $5.00 a day additional. The $90.00 I was overdrawn should have only been a $33.00 fee, but not so due to the way my account was charged, largest to smallest dollar amount. I instead incurred fees of $165.00 the first day and when $300.00 was deposited on the following day it was not enough to cover the other items I had purchased AND the extra overdraft charges. My account is now at a negative $224.00 and I will NEVER do any business in the future with Wells Fargo. They are ripping people off. Wells Fargo Bank Direct Deposit Advance Internet
I've used Wells Fargo Direct Deposit in the past and never had a problem until now. It states it is a direct deposit advance, so I expect them to take the monies back when a direct deposit goes in and not a transfer from one bank to their bank. I needed to pay some bills so I did a direct deposit advance and then I went into another account I have with a different bank and made a transfer not knowing that they would take it from that money and use it towards the direct deposit advance I had did. When I call the bank I asked this was not a direct deposit it was a transfer from one bank to another one. I was told no, to them it is a direct deposit and therefore they took the money, if I wanted I can make another request for a direct deposit and would be charged for it again. That made no sense to me and I did asked as a long time customer can they make a onetime courtesy and reverse it because now when my payment goes thru it is going to cause me to over draft. I was told they couldn't do it. I think it could have been done as a onetime and especially because I have bank with them for over 22 years and have never asked for a one-time exception. This has made me very upset and stressful so now once my direct deposit clears at the end of the week I'm making sure to go to Wells Fargo and ending my relationship with them. They should call it Direct Deposit/Transfer Advance and this would make it more clear to people who use this service.

Service at this branch is incompetent.  These people just don't understand that incompetent service -- even with a smile -- is still incompetent service.  If I want to chat with someone I'll go to a bar.  When I want banking service my bank better provide it -- or I'm going elsewhere.The head banker [some category of employee above teller] would not release $3,300 in funds that, according to a manager from Wells Fargo's main customer service line, told me should be released.  The manager told me that while I was standing in the bank waiting for the banker to find someone to authorize the release of the money.  The banker's branch manager would not release the funds either [he was available to the banker by phone -- but not to me] and his boss was not available to anyone.  Two hours later, and in response to a call from a Wells Fargo main customer service line manager that was initiated by me, whoever finally authorized the release had no more information than did the folks at the branch office.  AND only after the release was authorized did the branch office folks admit they had only $1,500 in travelers checks available [not the $3,000 I needed].  The banker refused to send a courier to a nearby branch to get the other $1,500 in travelers checks -- and looked at me like I was an alien when I asked.The air of self-importance of everyone in the branch was palpable and repugnant. FYI --- The fella in line next to me wanted to withdraw $10K but the branch did not have the money to give him -- and nearby branches refused to assist. Unbelievable. My Saturday plans were shot due to Wells Fargo stupidity -- and their fundamentally flawed system for releasing funds.  Obviously, from now on we're going to do our banking elsewhere.

People. Please be aware that if you have a checking account with wells Fargo. You better be prepared for the impossible when dealing with this guys. I had a positive available balance in my checking account. After making some check card purchases my account balance reflected that activity and was subtracted from my balance and placed in a pending status. Unfortunately. Afterwards. I had a check come in which did not clear my account. The bank charged me a return check fee as they should have done. However. They also took the money from last two pending check card purchases and put it towards the balance of check which was no where near enough to clear the check. They stated to me that. Eventhough the check card purcheses had been made prior to the check attempting to clear and the money already being placed on hold for those check card purcheses. Because it had not hard posted that they could still remove money placed in a pending pre authorized status and post it towards the debt. Further causing me to have to pay for the transactions twice. They told me this was legal banking practice. And that I need to keep better track of my account.

A friend of mine was raked over the coals by Wellsfargo Bank after doing business with them for over 20 yrs.He made a lot of money over the years. After having to file BK 11 Reorganiztion Wells Fargo Is harasing him over a piece of property worth $145,000 according to Wells fargo appraisal. They are putting him through a 2004 depo. I guess Wells Fargo is so greedy they can haras anyone for any reason. How much is this costing there legal budget and there stock holders. For what?Charles Munger the right hand man of Wareen Buffett describes Wells Fargo bank along with other banks as he describes the cyprus and Ireland parallels:I do not think you can trust bankers to control themselves. They are like Herion addicts.Wells fargo should be ashamed of itself. However these greedy bankers just wallow in there discuss.  I am recommending any bussines man think twice before they engage with anytype of loan with Wells Fargo.

I had complained to wells fargo bank on numerous occasions about the amount of interest I was receiving on my checking account.The local branch assured me it would be adjusted automatically based on my balance.My balance far exceeded the amount needed to be in their high interest plan called PMA but for some reason even after numerous requests it was never moved into that plan which I was never told about. All of a sudden four years later someone moved the money into that account and I received the higher interest rate.I questioned the bank as to why my interest rate soared overnight and they told me someone had mistakenly had me in the wrong account and to contact management to rectify the matter.A footnote here is that I was allready fed up with their low rates and when I was bumped up I was in the process of moving the money elsewhere for a better return. I maintained the amount required by Wells Fargo for five months through 11/07 while still questioning Wells Fargo why I did not receive the proper interest amount for the four previous years. When I moved the majority of my money out of that account the very next statement automatically changed me back to the lower paying interest account. Now Wells Fargo tells me they can,t help me because I had to correct the problem before I moved the money.I tried to!! I have asked for e-mail addresses,phone numbers.contact people and she refuses all my requests.She talks in current terms of my account and will not answer one direct question about why I did not receive the correct interest rate previously. The local branch has told me off the record that someone dropped the ball and now I am out thousands of dollars. Like I stated above it automatically shifted down to the lower paying account but it never shifted up automatically like it was supposed to when I requested it be moved. Her latest letter dated 1/29/08 states;We regret you did not receive information regarding different account interest rates or services when you inquired about them. I had a catastrophic fire in my home causeing me to fall bwehind in my bills. I have explained this to a dozen reps and have asked for the calls to stop. I have filed with the better business bureau, and they laughed. I am in the process of pulling my phone records for a web site complaint center for this company. I can show 10+ calls per day for months!!! This is the worst loan company I have ever dealt with. I have mortgages that are behind and they only call once per day. I have had accounts with Wells Fargo for several years and when I opened my own business 5 years ago I set up a coroporate account with them. I asked them for a small line of credit in order to cover overdraft protection and build a credit rating for my new business. Given the fact that I had been with them for many years and alredy had a Master Card with them, I figured this should be no problem. They told me that bacause I was a new business they could not extend me a credit line but that if I were to deposit Two Thousand dollars of my own money in a secured account, they would issue a secured MasterCard to my business for that amount and cover overdrafts up to that amount. They assured me that if all went well they would extend a credit line to my business after one year. After a year went by I phoned and requested that they extend the credit line as promised. They told me that they no longer did this and refused to stand by their word. Since that time I have been given the run around by them in numerous ways to many to count. After becoming disgusted with them I walked into my local Farmers State Bank and was immediately offered the credit line. I closed my account with Wells Fago and requested that they return the $2000 that I had put up for the secured credit line. I was informed by the bank Manager in Missoula that If I were to come to the branch and fill out the paperwork I would be handed a check for the amount on the spot. When I arrived I was told that they could not give me the money. I filled out a form and was told that I would recieve a check in the mail. This was over thirty days ago and I have still not received my own money back. I have made numerous reqests by phone and I Have been given the run around every time. I am now in the process of filing suit in order to get back my own money from them. Wells Fargo Bank has gotten too large. They have an arrogant attitude and treat their customers like second class citizens. They have lost all credibility with me. I would advise anyone thinking about a bank to go elsewhere. Wells Fargo Bank Wells Fargo Auto loans division ripped off with their gap insurance Internet
I had my car totaled in 2006. I had my GAP insurance through them. When my car got totaled, Wells Fargo tried to continue to have me make my car payments. Gap insurance is suppose to pay off any remaining balance after the insurance pays their payment. ai just found out that in 2008 Wells Fargo charged off the car loan as charged off. This is fraud. They were paid by the insurance and the remaining balance was their responsibilty through the GAP insurance. Why does anyone continue to business with such a fraud company. My new wife's husband in 2010 was dying of cancel in the hospital. During this time my now wife begged Wells Fargo for a short period of time to make a payment under the circumstances. Wells Fargo repossessed the car will her  husband was dying. Left her stranded with no car as he died. What a way to treat a customer, stuck and stranded with no car. They are so COLD. Lets BOYCOTT Wells Fargo !

Jan. 29 2013, a Wells Fargo banker called me on my cell phone and said there was a way to save 5 dollars monthly charge. She wanted me to stop by her branch very next day . I said I was not sure about my schedule so I would give her call. Then she said she would send me some paper works that I could read and make a decision. And I said thanks. That night I was checking my account balance on internet and found out 4 new accounts had been opened. They were very unnecessary accounts I don't even know why I needed them. The next day I called the bank and made complaint about the situation and their answer was oh it was a miscommunication . That evening I found out they already sent 4 different check cards in my mail box. However, when the banker called me, she didn't even verified my info over the phone and we had very simple and short conversation, no Miscommunication! I brought up this matter to the manager of that branch but their response was We thought you gave us permission. Okay the issues are 1. Wells Fargo can open new accounts without verifying customers info over a phone call ( if that was a Miscommunication-I'm trying to be generous here but there is no way I gave her my permission to open up 4 different accounts over the phone. When I received the call I was out having lunch with my friends and I don't make those decision over the phone without a discussion with my husband2. They sent me 4 check cards by mail couple days later without any paper work. After i made a complaint , they sent me some paper works they needed for the 4 new accounts. So that means, they can open new accounts without my permission and paper works and send out account number and check cards. How easy to open up new accounts and use the check cards and Wells Fargo can do that without your permission. And also Wells Fargo can play with customers accounts whenever they wants.So I want to find out if Wells Fargo following all the necessary steps to opening up new accounts. And I want to raise a issue about customer security safety right.

I financed furniture at Bernie and Phyls in Nashua NH. I financed this furniture through a Company they use. Wells Fargo Financial Bank. Here is the problem. I paid one of my payments early. They did not recoginze the payment so put several late charges and reported me to the credit bureau. My credit score went from excellent to fair. I need to warn anyone that is going to finance through Wells Fargo to be ware.  Maureen

Wells Fargo Bank Wells Fargo is a Fruad!!! They Steal your Money!!! Beware!!!! Yonkers New York
To whom it may concern,I have been a loyal customer at Wells Fargo since 1999. On January 27, 2016 I deposited a personal check from my wife's account in the amount of 1270.00. The receipt provided stated that 400.00 would be released immediately and the remainder on the 28th. With that information in mind I proceeded to write out checks. When I checked my account on the 28th not only was the money not available, my account was negative which is a first for me. Instead of contacting me, the Yonkers, NY branch withdrew the funds which put us in a panic. I contacted the customer service department who told me that there was a signature irregularity. Being that my wife was a branch manager for 10 years I immediately contacted her. She in turn contacted her Credit Union which informed her that they were never contacted regarding a signature verification. With that in mind we called customer service back and asked to speak to a supervisor. The representative connected us to Jennifer Kho whom I believe works out of the Minnesota call center. She did not see any notes about a signature discrepancy and could not understand why there was a hard hold on this check. She then connected us to the corporate office and we spoke to Michelle. Unfortunately I do not recall her last name. She assured me that this issue would be taken care of immediately and that she would get back to me first thing in the morning which would have been today. I never heard back from her and when trying to reach her I was unable. In the meantime my wife logged into her online banking account and noticed that the check in the amount of 1270.00 already cleared her account. While thinking about placing a stop payment on this check she was now unable to. Knowing the check cleared her account we decided to go into the Yonkers, NY branch which is located on Yonkers Ave (zip 10704) which is where we deposited the check to begin with. We talked to the branch manager Richie. He also could not understand why the check wasn't released. We showed him a copy of the check clearing my wife's account. He called several individuals one being the deposit operations department and the other being his district manager. None of these parties were willing to assist us. He then spoke to a Paul L. who stated he was in the executive office. He talked down to me and when I asked why my check was being held his answer was I'm sorry I can't help you this was said to me several times. Thank you,

I applied to refinance with my mortgage company Wells Fargo. I wanted to refinish my basement so I applied for the 4.5 interest rate, and wanted to borrow $20,000. My principal at the time was about $110,000 which is less than half the value of the house. The agent told me my credit report came back excellent. My income was also good. She said there would be no problem processing my loan, and it would take a few months. I paid $356 for an appraisal. I called them for the next 5 months. They would only reply a few times to tell me my loan had expired, and I needed to resubmit my paperwork. I complied everytime. In the meantime I had to obtain a seperate loan to finish my basement. They finally contacted me 5 months later to notify me my loan was rejected. I would have never paid any money if I thought there was any chance my loan would be denied. I also would have not bothered to borrow money from them if I knew it would take 5 months. They sent me a counter offer for half the amount. I told them I no longer need the loan, but would like to refinance for the lower interest rate. They said this would not be a problem, but then told me I would have to pay 4-5 thousand dollars. I explained that I'm not a new customer. I'm not taking any money out, and Wells Fargo messed up the loan in the first place. I cancelled the loan, and asked for a refund of the $356. I work hard for my money, and Wells Fargo has no concern for its consumers. They promise you everything, and once they get their money they could care less about you.

We had Five accounts set up by wells fargo on our equity line .Very confusing, with,different intrest rates.We had to file chapter 13,halfway through cap 13 we were sent a letter from WF stating we had 20 days to make arrangements to catch-up on the payment. The letter did not contain any account numbers and the dollar figures did not match any of the payments we were aware of.My spouse contacted a wf rep and tried to make sense of wich account it was and make a payment. The rep had no idea of what account was past due and told my spouse they will apply our payment to the MOST past due.My spouse checked on line the next day and found none of the accounts have had anything applied to them. Near as I can figure the rep applied it to one of the past due accounts that were being paid by the trustee.So next thing we get another letter with the pays us this amount or we will forclose on your property.Our lawer suggested some stupid idea of paying the past due as payments added to our normal payment .Now that would make over 1000.00 dollar payments on a house I originally bought for17,500 with the equity payments we were already paying 800 a month.Oh well I could go on&on.None the less if the payments would have been applied properly by the WF rep we wouldnt have had the problem in the first place.They will not help you or refinance or modify the loan to make repayment possible. I WILL NEVER GET A LOAN FROM WELLS FARGO AGAIN And now I have to move from my home of twenty years because some moron could not read his computer screen.Bottom line AVOID WELLS FARGO HOME EQUITY .

I got involved becuase wells missed 3000.00 in escrow payments and blamed it on my taxes going up. They did not, but anyway i had to pay so i applied at there suggestion for a loan mod.also my current int. is over 6%, So the process takes over 9 months all the while theyre telling me not to pay monthly note while in program??? the temp. pymnts are 600.00 less a month than my reg. mortg. nice right, but at the end of process i receive a call from the loss mitigation dept. informing me idonot show enough income to be considered, 9 months later??. So being hourly paid i received o.t. 8 hrs. in 2 wks. sent the paystub in and 3 days later received my denial letter based in my new income... So while in the program i was paying only mod. pymnts. which added up to now being delin quent 6500.00 dollars, which of course they now want there money immediately,meanwhile they report you to credit beureus ruining me so i cant refi. somewhere else. they did offer me an inhouse mod. for 175.00 less a month than current pymnt. but add 15 yrs. to mortg. [ i said NO] the worst part here is ive been to pa. atty. general, treasury, my congressman, senator the o.c.c., h.u.d, and have had the same response. They do not have the authority to act against this co. i have to hire an atty.????? the atty. general needs multiple complaints before acting.They all tell you they only write policy they donot enforce them..  so i encourage everyone reading this to refi. A.S.A.P with someone else. not wachovia because wellsfargo bought them with gov`t bailout money...

I was shocked when Wells Fargo Bank, my mortgagor, demanded a tenfold increase in my flood insurance premium from around $300 per annum to over $3000.  They claimed the flood zones had been revised when even the flood insurance company, American Banker's (Florida) admitted a mistake.  When I complained of this to the usual faceless Wells Fargo customer service rep, their statement was, The flood zone is what we say it is.I then realized something funny was going on, as with an education in science and some experience with the US Geological Survey's Water Quality Division, I knew full well the flood risk is almost nonexistent where my house is sited.  In fact, to my knowledge, the bay I live on has never flooded (local rivers do not have enough volume even when they spill over their banks).  The entire huge bay would have to rise by TEN FEET over the high tide to flood my home! Thanks to a report on Ripoffreport, I am now informed of the nature of this scam.One comment is that flood risk is determined by scientific information (stream, bay and ocean hydraulics) not the fiat of a bank.  Premiums in insurance are supposed to be set to balance possible losses.  A third comment is, The banks have not stopped stealing, folks, and we have to get organized to stop them.I am very interested in a class action lawsuit.

Wells Fargo Bank - Wells Fargo Home Mortgage Loan Modification Ripoff Internet
Hello,My wife and I purchased a home in February of  2007 with Market Street Mortgage as our lender. About six months later we were sent a letter in the mail notifying us that Market Street Mortgage was going out of business and that our loan would be transferred to Wells Fargo Home Mortgage. In January of 2008 my wife was laid off from her job and we started to get behind on our mortgage payments. We contacted Wells Fargo Home Mortgage for assistance and they told us we were eligible for a loan modification program. The modification program required us to make four consecutive payments at an escalated rate from that of our normal monthly payments, to show that we were able to make adjusted payments on time. We were told that once the fourth payment was made that we were to stop all payments on the account and wait for the account to be sent to a Wells Fargo  negotiator who would then draft a modified loan. This modification would consist of adding the past due amount of the current loan to the back of the new modified loan, and require us to begin making payments on a new modified loan. It took four months for Wells Fargo to reach a decision on our loan modification. This means four months of not making a payment at the instruction of our lender. We were told by Wells Fargo four months later that we were denied a loan modification because we did not make the last payment in a timely fashion. We were told to reapply for a loan modification and to start the process over from square one. The reason they provided to us for denying our loan was a flat out lie, and a sign of things to come from this fraudulent lender. So we applied for another modification plan and this time agreed to pay an even higher escalated rate of four consecutive payments because our past due amount had risen. Remember we were told by Wells Fargo to stop payments for four months. So we begin paying another four consecutive payments and fulfill this agreement on time. We called and spoke to a Wells Fargo associate who informed us that they had received our final payment on time and that we should be hearing back from them within three weeks on what the terms of the new modified load would entail. They instructed us to stop payments once again until the new loan was drafted and agreed to. Two months had passed and we hadnt heard anything from Wells Fargo so we contacted them. We were told that our loan modification was denied agian. This time we were told that the reason we were denied was because we never called them back to set up a modified loan. This was an outrageous claim rendered by Wells Fargo because all along we were told that they would contact us once the terms of the modification were complete. At no time were we told to contact Wells Fargo and request our file to be sent to a negotiator. We disputed this claim with several Wells Fargo associates but were simply told that we had to reapply for another loan modification. We agreed to try the process one more time in hopes of simply gaining a modified loan so we could start making payments on our home. By this time our home was  $15,000 past due mainly because Wells Fargo had instructed us to stop making payments for eight out of the twenty months we were living in the house. We started the four consecutive payments process once again and reached the end fulfilling all obligations. We called Wells Fargo every week to confirm a decision on our modification but no answer was given. We were simply told to not make any more payments and that our file was being reviewed by a negotiator. Finally, after two months we were told by a Wells Fargo representative that we were APPROVED for a loan modification and that we should be receiving the new terms of the modified loan in the mail within 7-10 business days. After a month of not receiving the new loan agreement we contacted Wells Fargo and were told that the loan modification was denied because we allegedly had a second/junior lien on our home. This is another false accusation conjured up by Wells Fargo to prolong our loan modification process and increase the amount due on our loan. I am ready to take legal action against them because enough is enough. Please avoid Wells Fargo as a Home mortgage lender at all costs. They will make it seem like they are willing and able to help you when you need assistance, but do everything in their power to throw road blocks in your way.

I have had some issues that are closely related to what I have read on this site.  We bought our home in April 2008 and our first payment was due in June 08.  As of July 08 my fiance found out that he was going to be laid off for an indefinate period of time.  We made a couple of payments ok but by Oct 08 we were starting to fall behind.  In Dec 08 we were 2 payments behind and I was very concerned that we were going to lose our home so I called to make payment arragements to try to catch up.  At that time I was told to pay roughly $250.00 extra a month (which was hard since we were having trouble making the normal payment)  but I started sending a little over 300 extra a month.  I was told in January to make the regular payment and start the overpayments in Feb 09 with my last payment to be due in Oct 09.  At the time of this my payments were $1097.59 but I was sending an even amount of $1400.  Which for anyone that has ever gone to school you know this is 302.41 over my payment.  I then received a Escrow Disclosure Statement which stated that I had a surplus of $923.12 to which they had deducted 87.80 in late fees from this to leave a balance of $835.32 and if my loan was current they would send me a separate check for this amount and that my payment was going to go down effective 04/01.  I continued to make the $1400.00 a month payment for 6 months which gave me an extra $1800+ that I thought would go toward my overdue payments.  I then sent a payment of $1360 in Aug 09 which was returned to me with a letter that said I did not have a written agreement with them and they would not accept my Aug payment.  In Sept 09 I called an spoke with someone in the loss mitigation dept and he said I had been removed from the repayment plan and he would set me up on another plan.  I then asked him why I had paid all of that extra money but my overdue payments NEVER lowered to which I never did receive any kind of explination. He did proceed to tell me that I had $712.00 in a suspence account and he would connect me to the CS dept after we were done.  I then gave him all of our information and made a payment by phone for $1200.00 to come out the end of Sept 09.  He asked me to pay $1600.00 a month starting in Oct 09 and ending Dec 09 and that would make me current.  I was then connected to the CS dept and spoke with a man named Richard who told me that after my Sept payment went though I would have appox $827.00 in my unapplied fund account and I could just add enough money to it to make my payment.  In Oct 09 I called CS again and was told that I did indeed have $827 in my suspense account and I made a payment of $800 with a check by phone.  I received a confirmation number and as far as I was concerned I had just made a $1627.00 payment as I had agreed to do.  A week later we received a call from Wells Fargo to inform us that we had been removed from the repayment plan due to we were late on our payment.  I then called CS again and explained what I had been told by another CS rep and was then told that I could not use this Suspense or Unapplied money to make my payment and that I had only made a partial payment.  I then was sent back to the Loss mitigation dept to discuss how to make my account current.  I then spent hours on the phone trying to get someone to explain to me where my extra payments had gone and the Loss Mitigation Dept told me they did not have access to view my payment history and that I would have to call CS to discuss this with them, but once I get on the phone with CS they say I need to discuss this with the Loss mitigation dept and they tell me to request an Audit on my account and for me to figure it out and call them back.  I have talked to at least 20 different people and still NO ONE can tell me where the extra payments are.  Why my overdue payments never go down. Why when I call in Sept 09 I have $712.00 in my Suspense account, and in Oct 09 I have $827 and in Jan 10 I only have $500.  So where is all of my money?  Is it in someones pocket?  Why do I have a Escrow Surplus of $900.00 but I can't use it to help catch up on my payment?  Why am I being told by one CS rep I can do one thing butI am being told something totally different by someone else in the same dept?  There is no way to contact just one person.  I was told the other day by the CS dept that I can call Loss Mitigation and ask to talk to a Sup and that they can get a copy of my payment history and they have a direct line, so while I was talking to the Supervisior I asked him this and he said No I could not talk to any one person.  he did tell me that he would look into it and call me back.  That was 3 days ago and guess what?!?!?  No return call.  I am at a loss as to what to do now.  If anyone has any suggestions I am in desperate need of some advise.
