GREG ALEXANDER a Realtor with Re/Max of Oakdale California lied to us in order to steal our house and property. We have a 3 bedroom 2 bath house on 1/2 acre in Oakdale. Our extremely high mortgage payments were killing us and we started to get behind.


GREG ALEXANDER, Realtor with Re/Max of Oakdale now Vintage Realty - lies, manipulates, commits fraud and slips in Transfer of Title to steal our home. ALMOST 2 YEARS LATER HIS NAME IS STILL ON THE DEED AND THE MORTGAGE is STILL IN OUR NAMES.

My husband has a small Plumbing and Handy Man Service business and one of his customers NATE JACKSON,(also a Re/Max of Oakdale realtor),new we were having trouble and said he had a friend who could help us out. He had GREG ALEXANDER contact us. We told him we wanted to split our 1/2 acre lot into two 1/4 acre lots and sell the 1/4 acre that is next to our house. We just needed someone to put up the money to split the lot and then when we sold the new lot we would pay back the the original investment + a percentage of the what we sold it for.

Greg said okay, but he had to go down to the city and find out for sure that we could split it. He told us that the city said it was about 3 feet to short to split but that he knew we had to do something so he would buy our house so that we wouldn't go into foreclosure. We didn't have much of a choice buy that time and he knew it!

He said we could rent the house from him and that he wouldn't sell it for several months at the least. A few days later I find our house for sale on the internet and the next day another realtor comes and show's the house to some potential buyers. And he listed the house for $30,000.00 more than what he gave us for it.

We became very suspicious at this point and my husband went down to the city and found out that GREG ALEXANDER had lied to us! Our property could be split! When confronted about this he insisted that is what they told him, however since he was misinformed he could put up the money to split it and then when we sold the lot pay him back his investment from the beginning and a percentage of the sale price. He said he get back to us later.

We called and called he wouldn't return our calls and yesterday we were served with a 30 day notice! So much for the Realtor's Code of Ethics! I don't know what we are going to do. He took everything we had away from us and he still hasn't given us all the money from the sale.

Now the realtor will have to serve your friend and cannot do anything with your house until he serves your friend. the more friends that change mailing addresses the better.

Its a scam I do not approve of but in your case highly recommended.

Don't think that God is going to literally show up in mid air and kick this guy in the shin to show him a lesson. God uses everybody on this earth for tasks he needs to have taken care of. Some people just deserve to be shot, and in this case, let's just say that God needs Lisa to do something about it. This jerk will get it, but she needs to gather as much energy as possible and go after him.

Lisa, don't let ANYONE step on you or your family, because they will keep on doing it until you show them a lesson not to mess w/ you. From all the stealing this guy has done, he'll end up in jail for it (hopefully) with a girlfriend named Bubba. Don't get mad, get even. It's time to put on your thinking cap and run over this sucker. Good luck to you, my prayers are definitely with you and your whole family. I'm so angry just reading this stuff of what this guy has done to you. Go get 'em, and God bless.

This is one of the grosses responces I have ever read on ripoffreports.

I, too, am a REALTOR and I suggest first of all turn off your CAPS, and second of all, take your christian coalition attitude to http://www.whitehouse.gov where it is more welcomed and needed.

My advice is sued the heck out of this idiot, that is why they are required to have E&O insurance and secondly, if they were to get sued enough maybe they would change their ways.

They need to be brought into check.

In our area, ReMax is the lowest educated, most looked down upon, bottom of the bucket, I will do any sell any where at anytime for 3.75%.

They are the worst of the worst.

All they have to do is somehow get a license and, BOOM!! They are out on the street selling houses.

Ethics? Ha Ha Ha!!!

I personallydo not care if it century 21 or another realtor saying "Remax suck" but the bottom line is they really do suck and need to go out of business. Try calling one of them up and asking to see if you can view a house and see how they treat you like your a inconvenience or to much trouble for them as if we as consumers owe them or something. I agree it was not smart for that person to sign any paper work without a lawyer present even I as a 1st time home buyer would of never done that. You shoudl take this realto to 'Judge Juddy" I bet she will award you some money back but she'd probably lam blast you for signing over your place like that too.

"RE/MAX" Sucks? Whoa I am really impressed with your articulate comments! It's Realtors like you who bag other agents/companies and throw them under the bus to get business! It isn't your company C-21 that stands out...it is your narrow minded, judgmental comments that make you look so ridiculous. Is that what you say to your clients when you go on an interview and they ask about your company as opposed to RE/MAX?

It is so apparent that this guy is a scumbag/crook/idiot and slimeball and he shouldn't be hanging a license any where including C-21, RE/MAX, Coldwell Banker etc...He is that one jerk who makes the rest of us Realtors "yes, you heard right" I am a Realtor!
I am educated, put my clients first and try my best to offer great service; however, I deal with sub standard people in "business" all the time and sorry to say those people are also in my same line of work!

Holding a Real Estate license is an honor and it should bring out the best in people, but because so many irresponsible, illiterate and greedy agents have passed the test gives them some sort of power that they think they are invincible, egotistical and holier than thou! My suggestion is to find as many people that you can to file a complaint to the Department of Real Estate and put this guy out of business!!! He shouldn't have the privilege of having a license!

Check who the notary was for the deed transfer

You stated "title witnessed by a notary in front of her.". Check to see if the notary is now one of his employees. If so, the deed transfer could be nul & void. A notary can not notarize real property if they stand to gain in any way by doing so. If the notary is now his employee, that could be concidered a gain and be a non-lawfull notarization. I'm a CA Notary

I definitly agree with all of the comments that have been made, that this Realtor is scum.
The point that I'm going to try to make right now is, NOT ALL REALTORS ARE THE SAME. I work for Century 21, and this company has pages and pages of rules and ethics on how to treat customers.
I do believe that you, Lisa are not very smart for signing over the property over to your Realtor but I do also believe that this Realtor is a scum bag for lying to you. On a personal level, that was very wrong. I don't agree with the comment that was made earlier about all Realtors being the same. We are not all liars with only money on our mind. I love my clients and I'd stay in the office until 7-8 p.m. at night making sure I followed up with all of them and stayed into close contact with each and every one of them which. Those are the rules with every Century 21 Real Estate office. I'm not advertising the office I'm just telling you what we do. We make sure all of our customers sign a paper stating we will be completely honest with you through the whole transaction. BLAH! The point of my post is, you can't judge all Realtors just because of one's poor judgement. Remax sucks! I hope everything works out for the better though Lisa, and I hope this is a learning experience for all of us.

Can You Believe This....

Well we were almost completely moved out of the house with only one small load of boxes to take to storage, but when I returned to get those boxes they were gone. There was a trailer sitting in the drive and at first I thought that someone had broken into the house and stolen the boxes. We learned later though that someone claiming to be "Real Estate People" had taken it supposedly to store for us. Alexander probably, although I don't quite understand why he would do that considering the fact that he hasn't been paying the mortgage payment and the mortgage company is in the process of forclosing on the property.

I can't imagine what he thinks he is doing by letting this happen. After losing the first two attempts to evict us, we were somehow not notified of the hearing date for the third one and since we didn't show up to court we were found in default and therefore he won. So why would he let the mortgage co. forclose on the property now. He must know that by allowing the property to be forclosed on he would be guilty of Equity Skimming. He could go to jail for that. I just don't understand his purpose.

Our next court date for the law suit isn't until April, 2005. I probably wont update again until then unless something else happens before then that is worth telling. For now I would like to end this update by saying thank you to Sandy, Larry, Jesse and Holly for all that you are doing for us and our children. I can't even begin to put into words how much we appreciate your stepping in and giving our children a loving and stable home to live in during this extremly unstable and stressful time in our lives. I don't even want to think of what it would be like right now for the kids without grandparents like all of you.

I would also like to thank my niece for giving me a place to stay when I had no where else to go.

Will our lives ever return to normal again? ..Sheriff will come once again

One of the last paragraphs in my last update:



**So now we wait for tomorrow when we know the Sheriff will come once again and post on our door for all to see the "5 DAY NOTICE TO VACATE" in big red letters. I thought I would be a little better prepared this time and have everything we need already out of the house, just in case.**



So much for the "5 Day Notice to Vacate", Alexander really pulled a good one this round. Without any warning at all on the morning of Sept. 3rd 11:00am a Sheriff came to the door and told me that I and anyone else in the house had 20 min. to get what we needed together and vacate the property. My 6 yr. old daughter and I were at home by ourselves. As we stood at the front door listening to what the Sheriff was saying I focused on two men peeking from behind a dark colored SUV parked and partially hidden behind the bushes in front of my house. I was trying very hard to listen closely to what the Sheriff was saying, but was finding it difficult with a million thoughts running through my mind, it took a second but I realized that the two men behind the SUV were Greg Alexander and his brother Gary Alexander. What weasels, hiding like that. I guess they were afraid of my reaction to what the Sheriff was telling me.

It was so unexpected and the one thing that kept running thru my mind was that my little girl was starting to cry and I had to hurry. I completely forgot about the fact that we were supposed to be given a 5 day notice.



To make a long story a little shorter.....there was nothing we could do about his not giving us the 5 day notice because we had already left the property. So, we stayed at a relative's house for a few days. My attorney said he had to let us in the house to move the rest of our belongings out, and that we had 30 days to do so. I became very angry and thought "to hell with him, let me in my own house to get the rest of our belongings! (the mortgage is still in our names). I'll go in when I want." He only changed the locks on two of the doors and there are five doors total. So we went back home and started packing. We have been here ever since, still packing and moving to storage. It is now the 6th day of October 2004.



Our first court hearing for the law suit against Alexander, Jackson, Remax of Oakdale and Marge Imfeld (broker) amounted to setting our next court date for April of 2005. I all of a sudden realized that this could take years.



My husband's parents and their spouses have taken over the care for our children. I'm not even sure how that happened, all I know is that they went to stay for a few days at my father-in-laws and they have been their ever since. We should be completely out of the house by Monday, however we have no where to go. I don't have any family left except my brother who lives in Oregon and a Sister who has a house full. And for various reasons my Husbands parents and relatives aren't an option. Because of this we have been informed that the children will be taken care of by my husbands parents and their spouses, so that they are stable and in a secure environment. And so that we can concentrate on us and getting a place to live while we go thru the law suit. I know it's for the good of the children that they are with their grandparents right now, but I can't even begin to tell you how much it hurts. It feels like they have been taken away from us for something we have done wrong. I know this isn't true, but it just kills me not to have them with me.



Since my last update I was forced to take a leave of absence from work due to missing too many days to go to court over the eviction and bankruptcy (to stay the eviction) and filing court papers, etc. etc. My husband has told me he now wants to get a divorce, I lost my car (so now I have no transportation ) and hospice called to tell me that they have been called in to care for my mother who has less than 3 months to live because her cancer has come out of remission and is throughout her body.

How much more can this man take from me....from us? There isn't anything left to take. Is this a good thing or a bad thing? I guess it's all in how you look at it. But I wonder..........



Will our lives ever return to normal again?



It will never be the way it was, that's for sure.



The good news? Well there is a little. We received a letter finally from the DRE asking us for copies of documents pertaining to our complaint about Alexander. They are investigating and want to know if we have filed a law suit. I can't wait until they take this slime balls license away!



The even better news? Well actually, the "laugh till we cried" news. My husband had nailed a piece of plywood to the top step of the porch at the side entrance to act as a ramp for rolling down furniture etc. on a dolly to load in the truck. Alexander came by the house the other day to see how long before we were completely out. He came in the front door entrance and then he proceeded to leave thru the side door entrance, where the plywood ramp is. You can probably guess what happened, but I'll tell you anyway. He placed one foot at the top section of that ramp and his leg flew out from underneath him as did the other leg and with both arms flinging in the air he went down on his scrawny little butt so hard that we not only heard the loud thud from in side the house, but he broke the sheet of plywood almost in half! The best part though was that he had no idea that we have a surveillance camera that monitors that side of the house and saw the whole thing on TV! Unfortunately we weren't taping at the time, DARN IT! Then I thought, What a bummer, he can't even sue us because even though the mortgage is still in our names, he owns the Deed and the property! It was great!



I don't know when I'll be able to update again since we don't know where we will be, but I will as soon as I can.

You need to contact your realestate board. Its

free and you have nothing to lose. If this guy did this same thing in Virginia he would be in

jail. You have to contact the right people and

explain his dishonest actions. I am a Realtor

here in Virginia please listen to my advice? I

am not on his side at all he is a thief. Make

him accountable for his actions through the state

board of realtors in california.

As was expected, Alexander won the unlawful detainer eviction. Eviction's are rarely if ever overturned by the court, They say you will get the chance to plead your case, but in reality the judge doesn't care to hear it and you only get 20 min. for the whole trial, 10 min. for each side to tell their side of it, which in this complicated case was completely impossible.



So now we wait for tomarrow when we know the Sheriff will come once again and post on our door for all to see the "5 DAY NOTICE TO VACATE" in big red letters. I thought I would be a little better prepared this time and have everything we need already out of the house, just in case.



Unfortunatly with all the time I have had to take off work for court dates and time to file papers in Modesto at the county clerks office, not to mention having to prepare my own bankruptcy filling, which is one of the most dificult and confusing task I have ever tackled, I am in danger of loosing my job.



Especialy after I had to leave work again Thursday because the stress of this 1 1/2 yr. long fight with Alexander has taken its tole on my marriage and my husband is not dealing with it well to say the least. So taking any time off work to prepare for this is out of the question. When will it end, we don't have much more for this man to destroy in our lives.



I will update with the latest next week. We can use all of your prayers.

Alexander, once again feeling confident that he had once again cheated us out of our home and that we could do nothing about it didn't even show up for the unlawfull detainer final court date. He then had to start all over again with the unlawfull detainer action.



Our credit by now was worse than bad with several defaults now on our mortgage because of the struggle between Alexander and ourselves as to who was going to pay the payment from one month to the next. Alexander would hold out and force us to pay up the back payments to prevent forclosure and then we would get angry and do the same. So I ended up with no other choice but to file bankruptcy. This also furtunatly place a Stay on the new unlawful detainer action. It didn't however stop Alexander from having the OPD remove us from our home untill I could get the proof of the Stay to the Sheriff in Modesto. We were only locked out of the house for a few hours. But I am sure the experience of throwing our clothes into laundry baskets and back packs along with whatever toy or precious object we couldn't live with out and the police watching while we carted these belongings out to pile in the car and locking the doors to our home to prevent us from getting back in, will certainly give my children nightmares for years to come. My youngest daughter only 5 yrs. and my grand daughter 3 yrs. old were crying and confused to say the least. The 5 yr. old asking, "Mommy, why do we have to leave our house?, where are we going."



We were given back possesion of our property a few hours later and although restless, the children slept in their own beds that night. More determined than ever not to let this monster take our home and get away with his crime, I studied over every detail of the recent events and relized he had been the one to default on our agreement! Not us! So after talking to my attorney we decided enough was enough it was time to quit playing and get serious.



I filed our complaint with the DRE and our attorney prepared and then we filed a Law Suit against, Greg Alexander, Nate Jackson, Marge Imfeld and Re/Max of Oakdale. Continued......

Greg Alexander of Re/Max now owns Vintage Realty in Oakdale California Update

It is now July, 2004. Its been 1 year 6 months since this whole nightmare began. We are still fighting to get our home back from Greg Alexander, the theif who stole it from us.



Alexander filed an unlawfull detainer against us at the end of last year and then tried to claim that we defaulted on the written agreement our attorneys had us both sign, when in reality it was Alexander who had defaulted by purposely not giving our attorney a copy of a cancelled check for a payment he claimed he had made on our mortgage.



He had 5 days to give us all the records for all the payments he made so that we could give it to our lender. The agreement stated that we would pay Alexander back for any payments he had made on the mortgage since this began and he would then sign the deed back over to us.



As a realtor he is well aware that the lender will not and can not write a check for an amount that has not been determined because of lack of information. Alexander never gave us this information untill the day before the deadline according to the agreement.



This cause us to miss the deadline along with the fact that Alexander wouldn't return our calls on the day of the deadline even though we left several messages telling him that we had the check and that we needed to set up a meeting to do the exchange.( he has done this from the begining to create delays ). Here in Virginia the state board could also fine the realator for lying and stealing

I dont know the law in California or Virginia

for that matter. Here in Virginia the state

board could also fine the realator for lying

and stealing and you would get the monnies. We

have a state fund of 400,000 dollars that all

the realators have to pay into its mandatory. I

would contact your state board ASAP and let them

handle this for free. You could get some relief

posibly from your state and if you do the agent

will lose his lisence immediately. This is the

right thing to do I believe get a secound opion

from a lawyer who is in realestate law.

Well it's been over a year since I last updated this report, can you believe this is still going on? It is now May 1st of 2004! The fight goes on day after day. I will be giving all of you a full update over the next day or so, and then giving you the most recent events as of this weekend.

For now though I would like to know if anyone else out there in the Oakdale, California area has had a simular experience with Greg Alexander (Vintage Realty), Nate Jackson, or Remax of Oakdale. Please post your own Rip-off Report or comment below if you have been ripped off by these jerks, maybe we can help each other.

Fired by Broker but Still going strong!

Greg Alexander was fired by his broker at Re/Max. However if you visit his web site you will him claiming to be the top selling realtor in this area and getting fired didn't even slow him down. He not only opened his own real estate office, Vintage Realty in Riverbank California. He also took Nate Jackson, Shanyn Alexander and Gary Alexander, all three realtors with Re/Max of Oakdale under Margaret Imfeld Broker, with him! Will nothing stop this guy?

HELP! ..Can anyone out there help us or tell us who can. We have five children in this house and no where to go if he gets the eviction.

My husband decided to contact his broker at Re/Max. We told our story and she was completely unaware of the transaction at all. She said she would talk to him and then get back to us. Two days later after several attempts we finally got in with her.



She tells us that as far as she understands every thing is legal and she has a signed transfer of title witnessed by a notary in front of her. A friend explained to us that the transfer of title gave him instant ownership of our house and left us with the mortgage!



We tell the broker about his statement that he would give us back the house and he would agree to the original plan of splitting the lot and how Nate told us that Greg would give us the deed back if we gave him some extra money.



When my husband asked how much more, he said, "oh say, $100,000." She became extremely upset over that statement, but insisted every thing was legal and there was nothing she could do. So my husband told her we were getting an attorney.



The next Morning she called to let us know that she and Greg were going to speak to their attorney and see if they could come up with something fair for all of us. We hired an attorney. The broker tells our attorney that she fired Greg because he refused to sign the deed back over to us immediately, as their attorney had advised he wanted a second opinion.



That afternoon we were served with a 3 day notice.Our attorney said we should offer to give Greg back the $5,000 and the total of the back mort. pymts. he made and ask that in return he rescind the deed.



When he presented our offer to Greg he said he would do it but only if we also signed a legal statement that we would not sue him. We felt that was ridicules and new we had a potential law suit. But our lawyer said that it would cost more than we could afford to bring a law suit against him, and advised us to do as Greg had asked in order to stop the eviction. We had to file a response in 10 days.



We said we would only sign such a statement if we didn't return any money paid to us or on the mort. and he paid our now $2,000 attorney's fee's. Against our lawyers advise he made the counter offer and Greg said I guess you'll have to sue me! By this time we didn't even have the whole $5,000 he had paid us due to the legal fees and paying of a couple of bills the few days between the day at the title co. and the time we found out he had lied to us about the lot split. How could we ever come up with a total of $9,862.88 that he was demanding.



We tried to take a lump sum on my husbands retirement. Our families aren't able to help us. Especially when our lawyer say's we need the whole amount in two days!



We were advised not to file a complaint with the DRE yet because we might need to use that threat to persuade him, now that we have made him angry.He is the predator here, why are we being treated like it we're in the wrong?



Has our attorney advised us correctly, and if not can you help us or tell us who can? Please, we have five children at home, and this man has taken every thing from us. Our only crime is trusting in someone who said they could help us. We are told we have to assure that we will have the money with out a doubt with in a few days or we lose.



Can anyone out there help us or tell us who can. We have five children in this house and no where to go if he gets the eviction.

Hello--



Licensed real estate agents are expected to not engage in what is referred to as "moral torpitude". Lying and ripping you off certainly fit the bill.



Report that agent to the California Department of Real Estate (DRE) immediately. I believe you can do it online, I think it's something like www.dre.gov, but do a search to make sure. The California DRE will do an investigation, and will pursue the matter and he will lose his real estate license if he is found to be scamming.



If he's an agent, his broker is also responsible for his conduct. The broker will lose his license also. You might want to get in touch with a real estate attorney as soon as possible, to freeze any liens or other things he might be doing without your knowledge, and have the attorney review any documents you have signed.
