 To date: I was contacted on June 6 by Rick stating an electrician would come to the home on the 6th. To no avail. No one showed and nor contacted me; but when I mentinoed this to Rick in July; he text and stated the electrician told him that he cancelled on the six and he has rescheduled with me three time to no show. This statement was a bald face lie. No one has contacted me via telephone since June 6. When I was contacted on June 6th, it was via a text message asking me to call Rick. He has not picked up the phone to personally call me nor has he replied to he many letters, memos and notes which have been dropped off at this office. On 6/20th two workers came to view the yard and sun porch without an appointment. They informed me that Rick told them that they did not need an appointment; they could just stop over because my son would be at the home. What Rick did not know, was that my son was out-of-town for the month of June. Anyway, a professional Property Manager would schedule appointments with his tenants. The workers returned the next day (June 21st) started work on the yard; but did not finish nor did they return. The yard looks worse now than ever. If I could only post pictures. I have a granddaughter and other young/old family members who cannot access my back yard. It's so bad you can't use a lawnmower, you have to use a weed wacker. On July 5, 2013, I received another text from Rick stating he wanted to come to the home on July 6, what time would be best for me. Less than 24 hours notice and July 6th was the 4th of July weekend which I had plans. Via text, I discussed my concerns with the Electrician where he told told me the electrician rescheduled with me and I have no showed for 3 appointments. Again, I had to remind him that I last spoke with him on the 6th and I have not been contacted by the electrician nor him since 6/6/13. My saga continues. I contacted the City o f Detroit yesterday requesting a copy of the home inspection. Oh oh, oh oh; the inspection cannot be found.. LOL.. seems like someone might have paid off someone from the CITY. Well, we will see tomorrow because it has been brought to the attention of management. As listed later, my initial contact with the City of Detroti informed me that the home was not listed as rental property, nor was it listed as Occupied. Again, it seems as though someone is trying to beat the entire system to work in their favor. REP has several properties located in the city of Detroit/Dearborn and other surrounding areas. Beware.. Since, REP and I could not come to an agreement as to what appropriate repairs are (trained repair people who have a skilled person inspecting their repairs). To date, work has been completed by Jack Leg Repair People and only one representative from REP has stopped by to check on the repairs. Even after the repair was checked on, the City states the repair was not completed appropriately. I contact the City of Detroit for a housing inspection; in which you will receive a list of necessary repairs. The items mentioned in my previous letters, emails, text messages, etc were legitimate concerns. From what I know from the inspection; the following items are still a major concern: OH YEAH, did you know the home is still listed as VACANT with the City of DETROIT. MAJOR PROBLEM FOR TENANT. As I mentioned before, it seems as though REP has purchased a lot of properties in which they want people to occupy and pay without feeling that they deserve to live in a home which is up to code. I was told verbally and by a check list that all items within the home were good. As mentioned before, I was only given the impression that the yard was the problem. Even with the yard, I was told that landscaping would be done not just picking up the Debris. I have a grandchild who cannot play in the front yard due to glass and metal and definitely not the back yard due to uneven surface and as of today’s date, we still have unnecessary debris, weeds, metal, glass, a lump of litter, so on and so on which has not been removed. Since move in: Electrical problems, water problems, heating problems, hot water heater problems, carpet problems, floor problems, etc, etc., etc. I’m not suppose to pay rent so you can pay for repairs. I was told the home was HABITABLE. The housing’s:Electrical Problems continue. DTE has also been contacted for a Home Evaluation. The City Inspector pointed out several spots within the home in which the electrical problem was not up to code. The venting of furnace in the basement is in violation. (carbon monoxide hazard) The Van in the garage has not been removed, and the door covering the garage is broken and has exposed nails sticking out. Trash/Debris in yard: when I moved in; I was informed that the yard would be landscaped. The lawn service people started work on Friday (I have pictures), stated they would return Saturday. Yes, they returned; but only to pick up something they left to not return until Monday when their first priority was to pick up scrap metal and leave. They did return that day, and they removed a lot of debris; but several items were placed behind the garage instead of being removed. The surface of the yard is hazardous and dangerous. I became highly upset also when the so called lawn men came and informed my son that either he or I needed to do the front yard (per Rick). This was not part of our verbal agreement; especially since I had to break ice and shovel snow just to get into the home. After the snow was gone, the home had several large stacks of debris in the front yard which included Metal, debris, branches, glass, etc. since April 2, 2013 was bulk pick up and I had informed all REP representatives of this, and I was informed that they would have someone come over to place items out for pick up. To no avail this did not happen, and I had to place these items at the curb myself so the home would not appear to be a vacant property. I also notified REP that due to the home looking like a vacant property we were experiencing people coming into the yard looking for salvage materials. The front porch to the home cracked and damaged. I have had several people visit who have slipped or tripped on the porch and the first sidewalk slab entering the home. Light fixture in rear room is full of plaster. I have mentioned this to each and every repair man who said they would fix it; but to date it is still full of plaster. Paint on basement floor – I can’t describe what happened to the paint, but when water hit it; it vanished and left the floor speckled. Since I was never provided with a city garbage can, as I was told several times that Rick would take care of it; I went to purchase a can from the City in the amount of $40. This also required me to take off work early as they close at 4:00 p.m. Since I can go on and on with the repairs needed in this home, and the work which has been performed this home; but please note that I have obtained a City Inspection and you and your company will receive a list of all items needed to bring the house up to code. Also, I feel as though I was (Retaliated Against) once I mentioned I was placing my rent in ESCROW. The next day, I received a Demand for Possession for non-payment of rent. I can prove at any given time to a Judge that the rent was readily available; but the housing circumstances gave me just cause to place the rent in ESCROW. The Demand Possession request also stated that I owed $700 for the month of March and $700 for the month of April with (2) late fees of $50 a piece. Please review the letter dropped off at your office on April 15, 2013, and the many list and request for repairs given to the 5-12 repair men who have started the job to never complete. Each repair person has also supplied the information that they can only do what they are approved to do and that Rick is not giving approval. At any given time, you can contact me to resolve this issue. Please rrespond in writting, because your verbal conversation are full of hot air. I have a lease from March 1, 2013 – February 28, 2014. As stated in the letter dropped off 4/15/2013; I requested that the rent for the month of March be abated. Rick said he thought I would possible owe $150 for March, and I further went on to explain how I have had a repair person almost living in the home (till late hours at night) during the month of March to just get the water running. I also explained the cost of the water used while trying to get the system up-and-running was being charged to me; and I thought it was unfair. At this time, I felt we came to agreement that March’s rent was abated. I thought we were in agreement until I received the Demand for Possession. All good, at any given time in which this case is in front of a liaison or judge; I will show proof that the rent is ready and available for payment, but at this time; REP seems as though my concerns are not valid and their request for rent is the only thing in which they show up on time for. THE ELECTRICAL is still a major issue in this home. In less than two month’s time; I have incurred a DTE bill in the amount of $700. The work which was done by Tony was also cited by the City of Detroit as to not being up to code. They also mentioned something about possible deadlines in the home which is causing the excessive light bill; but this will not be discovered until a licensed/professional repair man can work on the entire job and not just spot check the job.
