SELLING or BUYING a home? If your seller or buyer is Rickey Benns/Citywide Financial Group, WAIT!!! READ MY STORY FIRST!!! In January, 2007, I contacted Rickey Benns regarding a house he had on the market. He provided the code for me to view the property. Instantly, I fell in love with it. Rickey and I scheduled a meeting where he provided such information as the cost of the house, information regarding the leasing with the option to purchase, as well as the total deposit, when the total deposit was due, the monthly lease amount and more. I left our meeting very excited about becoming a homeowner and also thought Rickey was fair and honest.

So, I decided to lease this house with the option to purchase. I paid Rickey part of the hefty deposit and finalized the leasing portion of the deal. In February, 2007, I moved in. From February to November, 2007, I paid Rickey on time EVERY MONTH. In Dec, 2007, I paid the balance of the deposit and officially became a homeowner. Once again, everything was finalized with Rickey. From this point, I paid Rickey a little bit more than what was required and I paid on time. In January, 2008, I lost my job and wondered, HOW IN THE HELL WILL I PAY THIS HOUSE NOTE. In February, 2008, I paid the house note for February and March, just to buy me some time until I receive a paycheck from the new job. Later, I paid the house note for April. KEEP IN MIND, I NEVER MISSED A PAYMENT, NEVER WAS LATE AND CONTINUED TO PAY A LITTLE BIT MORE. On April 4, 2008, I came home tired and ready for a nap. My doorbell rang and this guy gives me a business card and tells me to call the person on the card. I asked him why, he told me it was regarding a foreclosure. I said yeah, right. Not 20 minutes later another guy rang my doorbell. He told me that he was a broker and my house had been foreclosed. WOW!!!! It appears that Rickey continued to take my money but did not pay the notes on the house. Also, the people who sold Rickey the house do not know that the foreclosure is in their name. Immediately, I contacted Rickey and guess what. HE DIDNT RETURN MY CALL.

I continued to call and send emails with no response. After doing some researching, I found out that Mr. Rickey Benns is a SEX OFFENDER and because he was registered, I was able to obtain his address from the internet. Since he did not contact me, I went to see him several times but was unsuccessful. He finally decided to come see me because he thought that I had sent him anonymous emails about him being a sex offender. No, that wasnt me. He told me that I will not lose my house and he would handle everything. He also agreed to give me my money back. I never received any money from Rickey nor has he contacted me. On May 8, 2008, I had to attend a hearing regarding the foreclosure. I was later given 5 days to move. Currently, I am separated from my animals.

Not paying the underlying mortgage on a property that has been sold, or resold as it were, is a crime. You should contact local authorities.

WE'VE COME TO AN AGREEMENT

My name is Valda L Ridgley and I am the person who originally submitted this report about Rickey Benns and Citywide Financial Group.

On Friday, 07/25/2008, Rickey and I met at a local starbucks to discuss his actions which caused me to be evicted from the the property at 1006 Brook Canyon Drive, Arlington, Texas 76018 and how I can be compensated. As one could guess, it was a very emotional meeting for me as barely healed wounds were reopened. However, the meeting turned out to be a very positive meeting. Rickey and I came to a monetary agreement which will be paid out over a period of time, with me receiving the very first payment today.

I would simply like to say, it takes a BIG person to come forward, admit they were wrong and offer to refund me my money. I'm sure it was not an easy meeting for him as he had to sit there and listen to everything mean and hateful thing I had to say. Because Rickey displayed professionalism, empathy, sympathy, he was very simpathetic and showed that he can do the right thing, I am retracting the negative comments I have made in my original Rip Off Report, as well as the other negative comments I made in my responses to others who have commented on this situation.

This will be the last time anyone hear me discuss this ordeal on the Rip Off Report. However, if for any reason Rickey Benn does not fulfill his agreement, everyone will hear from me again.

What kind of Rebuttal is that?!

No unnecessary offense to anyone; however, isn't an effective rebuttal one that addresses the issue at hand?

Perhaps this further illustrates why no consumer should do business with this man. Rather than addressing a VERY serious concern, he makes a piffy little philosophical comment and links to people that are "happy." Well, isn't that just grand? How's about rebutting specifics found within the original report or-- better yet-- making things right with the consumer.

It would appear, based on Mr. Benns' response to the customer he ripped off is, "I can't REALLY rebut what I did to you, but here's some people who haven't figured out how shady I am-- listen to them instead!!!" In a situation such as this, words such as "cruel, heartless" or just outright "ignorant" come to mind. I am awestruck by the insolence of the so-called rebuttal.

Perhaps the most sage response is Mr. Benns' rebuttal in which he states, "...there are many other people that you can choose to do business with." Considering his lack of response to the consumer he caused to be homeless, his nonchalant attitude, lack of remorse or repentance, and poor customer service (not addressing consumers' concerns or returning phone calls), I'd imagine that taking the last line of his "rebuttal" would be the best advice that could be given to anyone reading this post.

I can appreciate listening to happy customers because I was one of them before I found out about the foreclosure on the house I supposedly purchased from you. In fact, I was overjoyed. Owning a home was a dream that had become a reality in which YOU destroyed. Now Rickey, I may not be savvy in real estate but I do know that a foreclosure does not happen overnight; it is a long process. During the time when I was leasing the house (from 2/07 to 11/07), was the house in jeopardy of foreclosing? I think it was and here is the reason why I believe it. Because you would not respond to my voicemail message and emails, I contact you companion, Jacqueline Keil. She informed me that she asked you why did you sell the house knowing the house is in jeopardy of foreclosure (paraphrasing). She said you told her that you thought you could 'catch up the payments'. How dare you continue to take money and not pay the note on the house? How dare you be so careless to cause me to be homeless? Because of you, I am separated from my animals and 90% of my belongings. To this day, you have not shown any remorse or regret. For someone who has been evicted before, you should be sympathetic to what I am going through.

I am extremely disappointed in you Rickey. I trusted you; I actually told my friends about you. Fortunately for them and me, they did not purchase from you.

It's sad that I have to submit this report to get some sort of response from you. This is the first time I have heard from you, via this report, since I asked you about returning my money. In one of my emails, I asked you if you were going to attend the foreclosure hearing....no response. I also asked if the Mitchells knew the foreclosure was in their name...no response. So, not only have you cause me to be homeless but you also ruined the Mitchell's credit. I am sure they are not aware of the foreclosure, unless you informed them.... I doubt it.

Now, since it appears that you are reading this report, let's talk about you fulfilling your obligation and paying me my money back.

Remember happy customer can also become jaded as I did, when they are wronged by the same people who initially made them happy. Take a look my blog, msv1966.blogspot.com and read the comments from those who are NOT HAPPY because of what you have done to me.
