Stay away from this company - far far away. All Robyn Thompson and her crew are are professional thieves. I requested a refund in writing 4 weeks ago and have heard nothing back from anyone there. I went to her "Junkers to Millions" Bootcamp in November, 2006 in Bristol, CT. She conducts this mult-level marketing scam disguised as a real estate rehab boot camp a few times a year in various locations. It costs $1,995.00. Take your money and use it towards a piece of property or take a legitimate college course.

This is a 5 day event where you learn a little bit about rehabbing and alot about multi level marketing. When she is actually speaking, Robyn has no organization to her program and she is now a full time professional speaker and horse owner. On her website, Robyn holds herself out as "the nation's leading expert" on rehabbing properties after having done allegedly only 250 houses during the last ten years when real estate was appreciating every year. She hires 5-6 other people to come in and sell you their programs which range in price from non-refundable $699.00 to $3,200.00.

When she first presents this boot camp, she tells you she will teach you everything you need to know to start rehabbing and how to protect your assets. You pay months in advance. Then you show up and learn practically nothing about any of it. You simply spend your time istening to many salespeople sell you their programs on marketing, wholesaling, land trusts, asset protection, and oh yes, how to mend your screwed up life.

Her attitude toward what she refers to as her "students" is one of arrogance and "I'm so much better than you." At times, she insults people and acts as though everyone in the audience is in first grade. She spends more time telling you about her personal life and how she went from being a waitress to a millionaire by being the "Queen of Rehab" than she does about real estate. You also get the displeasure of listening to the "King of Cashflow" and the "Goddess of Marketing."

I am stil waiting for someone from the company to contact me regarding my letter of November 8, 2006 wherein I requested a refund. I do not intend to allow them to take my money as they absolutely positively do not even come close to delivering what they say they will.

Wow, a disgruntled person who I bet never opend, or listened to any of her CDs or even tried to implement one of the things she says you need to do to make it as a fix & flipper or wholesaler. There is always a handfull of these people that say they were ripped off, when it reality, they ripped off themselves. I'll go through his comments, even though I have a lot of other things to do, like implement some more of the great things she told me to do, and follow up to my first reply to a mass mailer.

Actually, I can say Robyn is one of the most down to earth real estate educators out there. She charges a whopping $1000 for her boot camp, and $500 for tons of audio and videos on what to do and lays it out all in a well thought out method. If you compared to the $20,000 Dan Clark charges, or $40,000 the Yantzies charge, its a super smoking bargin. You go to see her for a week, and she lays it out soup to nuts on how to make it and do it full time as a business, not part time as a crying loser.

She is up to 400 homes as of end of 2016, and shows us the types of properties to avoid, the ones that will get you in trouble and not make it. She shows you how to market to motivated home owners that have to get rid of their homes with great letters that get her 10% returns. I'll see how good mine do. A lot of it is told by other gurus, though she is not out to impress anyone.

And I love hearing all her stories and experiences. Most of us like the horse part and how she ties it into her mailers. Don't be jealous of it, let it inspire you. She talks bout how she got into horses, and how through real estate she owns a 75 acre ranch and breeds thorobreds. 

And she talks nothing about multi level marketing. She might have not been as organized in 2006 when this person complained, now she also goes over the millionair mindset and how to rise up to make it in fixing & flipping. She spends a whole afternoon on how to structure your books as she was audited for years and she documents everything and shows you how to do it too. 

And the full day viewing 5 different rehabs in various stages is a great way to see hands on what each home takes. She starts with a light rehab, then a little worse, than a medium rehab, then a full rehab junker, and all four she and her team, we went in 3 buses, show you what they do to come with the repair numbes. Then she finds a total basket case and lets you go in and do it yourself. Its a great, hands on experience. At the end, you can come up with repair values on any number of properties.

She shows you how to make 3 offers on homes that are owed full & clear, and one of her students who has done 50 flips shows how to do a subject to the right way, using a trust so you don't raise the eyebrows of the current lender when you take it over.

This person must have been sleeping or texting all day, as so much info was given my head almost exploded. And yes, she brought in a few people, one for asset protection, which i don't need now, though might in the future. Then she brings in Lima Capital, which has great programs for hard money that is pretty soft money and not hit you with fee after fee. Cam Dunlap came in, who has a great program also for findig homes, and offers FREE double closing money for a couple days if you join his very low priced program also. These people are not out to rape you like most of the gurus, one deal will pay for both Cam's and Robyns education. And no one is forcing you to buy any of it, but if you care about what you are doing, its like paying for any education and a lot cheaper than a 4 year degree.

And she does call us students as that is what we are. She laid out everthing she knows in 5 days and she wraps it up with an hour showing you what you need to do to make $250,000 or more doing this. She had nothing left and gave it everything. The people who feel she is insulting them are the ones that did not bother to listen to her audio cds that are included in your package and ask questions that would have been aswered if they were serious about what they are doing. I am sure this crybaby is one of them. Those people piss me off wasting so much time asking questions that if they would have listend to the CD's, as she told you, you won't have to ask those questions. They would know it. That's my only complaint, people asking too many questions that they would have the answers to if they cared about what they were doing.

All in all, well worth every penny I spent and the 5 days out of my life. Real estate investing is NOT easy and if you want something easy, go work for someone. Its obvious this person complaiing is one of those people.

Erin,

I too, attended a Robyn Thompson bootcamp. I take away some slightly different opinions.

First of all, I take no offense towards the "supplemental gurus" because during my bootcamp these speakers were usually first thing or last thing during the day's events and I could have chosen to leave when they got up in front of the room! - I must confess I spent more money on two of the gurus.

As to the horses, the cars, the big house, the horse farm. Yes, those conversations may not have been of direct interest to the audience. (I personally did not want to hear about the horses. - I think its one of those "you had to be there" type of experiences!) These topics were there to prove a point I guess. Also, I am doing the math. I can see where doing 200+ houses would give you money - but not to live her lifestyle. There were either more houses she didn't fess up to, wholesaling, speaking engagements or other windfalls of money! It doesn't matter. I view her stories about people locking up their brakes on the interstate so she will slam her new Mercedes into the back of a dilapidated truck for insurance money reason enough not to call attention to your vast wealth by driving a black mercedes.

All in All, I came away from her bootcamp with a greater sense of self confidence for doing a rehab. During my bootcamp, we went on a bus tour of several properties at various stages of rehab. The "experts" explained what they were doing with each property. This was virtually an a all-day event ending with a property that we had to assess and prepare a repair cost sheet which was discussed the next morning. Over night, I was the expert! My answers were cast in stone on my sheet and without correction I was right for at least 10 hours! Everyone on the tour saw different priorities. The exercise tought me: 1. I want to delegate rather than getting my hands dirty! 2. Gave me the "eye" of what to look for. 3. Gave me the self confidence that my way of approaching a rehab is no less correct than someone else's way - maybe even better!

So, maybe Robyn Thompson isn't the best at formal classroom teaching. Maybe the subject of home renovation isn't tought in the classroom and Robyn is more effective than other "guru's" by knowing this, and giving us the "hand's on" experience along with the inuendo of the horses, cars and mansions!
