On saturday July 18 we arrived at are condo on 129 Granit St in Frisco (MCJS) for a 2  week stay rented from Rocky Mountain Resort. We stayed at same condo laster summer with no proublms at all. When we arrived here this year we could see alot of water damage that happened recently the car port is under the condos there was a big hole in the ceiling of the car port which is directly under the condo we were staying at. And it still was curently leaking from the holes in the cealing. The first day there (5 Children and 2 adults ) got a shower in this regular shower Downstairs. It looks pretty  nice it has a place inside steam room that you can sit down close your eyes and relax.

On Sunday One of the adults staying at the condo desided to take a steam bath it was her first time useing it she turned onl the shower heads and all the steam and then she sat down and closed her eyes and enjoyed a very nice steam shower. after aprox 10 15 min she decieded to get out. when exiting the steam room she noticed the water had backed up and it overflowed over the 2 - 3 inch threshold and it was an upstairs bathroom it leeked threw 2nd floor to the 1st floor then down to car port this was at 6:30 am sunday we took towels and tryed to cleen as best as possible. We then called Rocky mountain resorts they sent out sombody to take pictures  and all he showed up is this little fan that you would use on a warm day thats all they did that day.

On monday they he called ace Drain and septic. The plumber uncloged drain and he told us that he was suprised that anything could get thru the drains because of the large amount of stuff he pulled out of the drain then. At 3:30 on monday (30 hrs after contacting Rocky mountai management about the flood) they finaly had a carpet person come over with very Large industrial fans to try to dry up the water. these were very loud and it heated up the whole room to where it was impossable to even use the entire bedroom on the first level. The master bedroom that is along side with the steem room and it smelt like sewer but we still had no choice to use it anyway because we lost the main level bedroom We had 8 people staying in this 3 bedroom condo with one bed room not useable and 1 smelling terable and 1 that was not affected. We asked rocky mountain management if they would move us temporely but they told us it would be at are expense.

Rocky Mountain Management made this Colorado trip that we put a lot of time and money planning for this trip. And made this a trip from HELL. We were mostly dealing With Jeffery T DePaola (Presedent or owner of Rocky Mountain Management) And we also was dealing with sombody by the name of Clint. (who seemed to be just a puppet For Jeffery he could not make any desisions with out first talking to clint)

Clint told us we lost are secuirty deposite and blamed ther cloged drains on us He also informend us that it could go well up and beond the $500 securty deposit we spent are whole 2 weeks fight with them over the expenses. The owner ended up useing his insurance company that we were told that it cost aprox $3000.

Not only I do not believe we should not be the blame for there poor maintence I really think they owe us a appolegy for the very poor cond they left us in. they left 8 of us in this 3 bedroom condo with 1 livable bedroom  and 1 sewer smelling room. and I believe we should get a FULL refund on the entire stay. For all the abuses that they put us thru

The Drains were cloged when we got there the first time the shower was used it cloged and over flowed.  when we first told Rocky Mountain Management about the proublm thaey acted like they were going to be nice and take care of the proublm they even sent sombody over to try and unclog the drain them selves But they could not do it. They had to send out a plumber. I think they were trying to cover up the fact that ther poor maintence  caused such a mess.  After leaving the condo at the end of are stay they put 2 charges for $500 total of $1000. We were considering on taking Legal action to recover the money we got all are paper work that proved that it was due to there poor maintence and were very confedente that we could easely win in any court. We had plenty of Doucments showing of the current and the preveious water proublms in that building.  We did send them and e-mail after returning home and demanded a full refund. A few hrs after we sent the e-mail they agreeded to refund all the money and threatned us that if we do accecpt the money the owners insureance would come after us but so far up to this point we have heard nothing and if they do we will deal with them too.

But after that we thought we were done with them then almost 2 weeks after leaving the condo we recieved another e-mail From Rocky Mountain Management Informing us that they had put another $500 charge on are card telling us that the owner of the condo was there the day before we arrived  and they also told us that they staded there after we left and now they accused of us or stealing a Towle Rack and a faucet Now what a joke a $20 towel rack and a $5 faucet handle why in the world if we were going to steel something it sure would not be that! Jeffery accused of sombody in are party being a theif. We are not in the type of people who go renting condos that go in and trash them we took very good care of the condo we stayed in we left it very clean and in just as good as cond as when arrived there. other than The flood that was caused by poor maintence of the OWNER and ROCKY MOUNTAIN MANAGEMENT.  After contacting Jeffery again about the 500 charge he was very unproffecional he called are party a bunch of theives He said he was having a bad day and hung up on us.

The next day he emailed us again and  this is a copy of his e-mail:

" This issues were caused by someone in your party, but i am tiered of fighting with you. I will return the damage deposite but know that you have screwed us for the last time. We do not want you back in any of are properties next year. we can afford to have you stay with us. Thank You

Well They sure dont have to worry about us going to any of rocky mountains propertys not next year or ever they destroyed 1 of are vacations and they will never get a chance to destroy another one.

If you are considering on staying in a condo in the FRISCO VAIL COPPER BREAKENRIDG area I would defently recommend NOT to use Rocky Mount Resort  Management. there are plenty of other good reantal companys out there. If you do choose to stay with Be very careful expecialy of the condo that they named (MCJS) I dont trust the owner (after accuse us of steeling a towel rack and a shower fawect handle) I think he was trying to find a way to recover his deductable so he decided to make up a story.

Customer I am very glad you had a great experence with Rocky Mountain Management condo. As you can see from are review we did not have such a great time. I placed that review to warn others about how are vacation was ruined by rocky mountain resort management. And maybe because of are poor review he is thinking twice of makeing the same mistake. Maybe he is now starting to treat custermers correctly.I know I would never trust him again but hopfully this site will force him to be more honest in the future.

You see this whole entire thing should have never happened and it would have not have happened if Rocky Mountain resort Management would have done one of two things

1st Repaired drain drain before it caused a proublm

But since they chose not to or just did not know about it. After the flood occured and after the plumber came over and repaired the cloged drain and told them that it was caused by a very large hair clog. They new we checked in on saturday and then reported to them the next morning on sunday after the steam shower was used for the first time about the cloged drain and the flood that occured because of it. they should have told us dont worry about it and we will take care of it and also told us right up front it was not are fault.

But instead they decied to go the other way and blame us. they tryed to forget about the plumber that repaired it and said it was a larg hair ball that caused it. Just look at the response they put on there rebutal "ROCKY MOUNTAIN MANAGEMENT PROTECTS OWNERS" He states on there that a drain company was called out and found that there was no clog. He also states that an insurance contractor says that he thought that we cloged the drain with a cloth and left it running a half day. But what he did not know is that we do are home work. when the plumber was there we got a copy of the reciept stating that there was a very lrage hair clog. And now we also find out that not only did they lie on this sight about the clog they also lied to the insurance company and never told them about the clog.

If only they handled this corectly from the start this would have never gotten here. Jeffery gaind nothing with this whole sherade. He never was able to keep are deposite. But he did try and then refunded it... then he tryed again switching things up and 10 days after we left he tryed charging us 500.. for steeling a towel rack and a faucett handel but that did not hold either. This whole thing happened because of a cloged drain that should have been repaired. ANd then the very poor custmer service on the way it was handled.

Now Jeffery DePaola has to devote so much of his time and trying to respond to many reports "not just us". and he also has to waist his time paying his employees to write good things about his coumpany. If you have to use your own employees do write your reviews that just says alot about them..

Rocky Mountain Resort Manangement Customer

I'm sorry to hear about this individuals bad experience.  I've used Rocky Mountain Resort Management to stay in Keystone Village a couple of times with my family (dealt with Jeff) and was extremely happy with the accomodations and the price.  Clogged drains are a common problem...caused by customers...not management companies.  If they were reported on a timely basis before damage occurs...it would not be a problem.  Anyone who doesn't notice 3 inches of water accumulating and then overflowing the threshold of a steam shower...isn't paying attention in my opinion.  Calling to report a problem on a Sunday morning...says it all.  I stand by Rocky mountain Resorts Management, and I would use them again!

#4 Consumer Suggestion

Thanks for the warning!

I was planning on booking a ski trip for a large group this year as I do every year. In the past I have learned the hard way just like these people on dealing with people who don't practice their business in a respectable manner. So I decided to do a search on this company and this was the first report that came up with another long list of other people complaining.

Sometimes I give companies the benefit of the doubt but when I saw how many different people throughout the months had an issue with the owner of this company, it is obvious to me this is not someone I would ever do business with.

I suggest that the owner of Rocky Mountain Resort Management learn to deal with customers and a professional manner and maybe they wouldn't have the many issues they have had with people in the past.

I would also like to thank the people who posted this because at least I know not to ever deal with this company in the future and will warn others since I am in the travel industry. If all of us stick together we could all help each other to eliminate businesses like this created only to take advantage of other people.

PS. And thank you to the 1st ammendment that we are allowed to get this information freely and clearly. God bless America!

#1 REBUTTAL Owner of company

Rocky Mountain Resort Management Protects its OWNERS!!

AUTHOR: Rocky Mountain Resort Management - (USA)

POSTED: Sunday, October 04, 2009

Rocky Mountain Resort Management ROCKY MOUNTAIN RESORT MANAGEMENT PROTECTS IT OWNERS AND WILL NOT ALLOW TENANTS TO DESTROY A PROPERTY. RMRM WILL PURSUE ALL TENTANTS TO MAKE SURE ITS OWNERS PROPERTIES ARE LEFT IN PERFECT CONDITION Internet ROCKY MOUNTAIN RESORT MANAGEMENT

If you are an owner know that this is proof that we do so. There is a report out on this site about Rocky Mountain Resort Management - This report was not substantiated in any way. We were never contacted or asked in any way for feed back or to rebut any of the claims so we are doing so here.

This report admits that the tenant created the problem in the property but sates that in the shower that has a 2-3 inch threshold that they took a 10 to 15 minute shower and created over $5,000 worth of water damage. This is impossible. Having admitted this fact we will not dispute that they caused the damage. I drain company was called out and he determined that there was not clog, the drain was flowing fine and even after he roto rootered the pipe he was not finding a stoppage. He also confirmed the in order to create the amount of water in the walls and floor, given the draining of the pipes, something would have had to have been placed on the drain to stop it and the water left running for a long period of time.

A local contractor and the insurance company were called in to inspect the issue. This contractor and the insurance company both agreed after running the water that the drain would have to have been stopped with a towel or something and the water left on for at least a half a day if not a full day to create the amount of water this guest created.

None of what this guest claims makes any sense. They admit to the overflow in there statement, and admit that the insurance company claim was for at least $3000 and yet they want to say that it was overflowing for 10 to 15 minutes. This is just not realistic. The facts they admit to, we agree with; you can discern for yourself that the rest does not add up.

Initially we held the security deposit to make sure the owners deductible was covered, however the insurance company is pursuing this guest as they determined it was malicious damage and were not charging the owner his deductible so we released it.

IF YOU ARE A MANAGEMENT COMPANY WE ARE HAPPY TO PROVIDE YOU WITH THE NAME OF THIS GUEST AND RECOMMEND THAT YOU NEVER RENT TO THEM AS IT WAS, IS, AND CONTINUES TO BE THE WORST GUEST WE HAVE EVER RENTED TO!!! YOU DO NOT WANT THEM IN YOUR PROPERTY!!
