We are writing you in regard to the ongoing nightmare we are having with our home builder Ryan Homes. Ryan Homes is one of the larger building companies and is listed under NASDAQ as NVR. Ryan Homes once had a reputation for building quality homes. Today that is no longer the case as you will find after reading this letter.


Poor plumbing floods house, majority of house gutted. Water shown leaking from the inside to out.

We purchased our house new in September of 2001. The house has gone through major reconstruction due to poor workmanship and code violations on many occasions. There have been three floods from broken or loose pipes, bathrooms gutted 2 to three times due to code violations and major mold remediation. During the mold remediation we had to be out of out house for six weeks. In addition we also have a bad well that has gone through numerous modifications including redevelopment and still does not pass code.


Brand new kitchen gutted due to water damage

In addition Ryan's production manager (Greg Duriez) does not appear to be well informed on building codes and has made erroneous statements on numerous occasions. Mr. Duriez had made the statement it is normal to have sand in your well water and it is not a violation when in fact it is a code violation. Ryan's only defense is to blame their subcontractors.

We found it in our best behalf to hire an attorney. Once our attorney was involved Ryan Homes appeared to be willing to correct their mistakes and code violations. Up to a point they were even paying our attorney fees. We found it odd for Ryan Homes to pay for someone to sue them. A meeting was held in which we and our attorney met with three Ryan representatives and their mold expert to determine a course of action to remediate the code violations and mold issues. At that time an acceptable plan of action and schedule was agreed upon.

Unfortunately due to the poor workmanship and on going code violations many jobs had to be reworked. Our master bedroom shower was gutted 4 times in this process. Due to the extended work performed the scheduled completion time took more than twice as long. One code violation we found was that Ryan was installing materials not to manufacturers' recommendations. They were placing drywall between two impervious barriers (between a vapor barrier and bathroom tiles). Any moisture caught in between these barriers would be trapped and would lead to serious mold issues (which in fact it did).

We have serious problems with our well. There is a high level of sand in our water. We feel it when we brush our teeth and we see it in the bathtub and washer and dryer. We do not drink this well water we must buy bottled water for cooking and drinking. We made Ryan aware of the water quality early after we moved in. As mentioned earlier the production manager (Greg Duriez) made the statement it is normal to have sand in your well water and it is not a violation. Ryan has taken no serious action until our attorney was involved.

In Ryan's first attempt at correction they had their well driller subcontractor (Tiger Well) install a backwash neutralizer. This was installed without the proper permits by the well driller (a plumber was required). Just after installation there was a flood in the basement as an outcome of poor plumbing workmanship. We found out later that Ryan submitted a request for a building permit in which they stated they had a licensed plumber but in fact they did not. The Jackson township code officials fined Ryan for submitting misleading information on their permit request. Unfortunately the backwash neutralizer did not remove the sand.

Tiger Well in at a second attempt to correct the well tried re-development. This is where the submersed pump is removed and the well reworked. Shortly after we noticed a strong chlorine smell for about a month and the sand was still present.

At a later date a second flood occurred from the backwash neutralizer. This time a licensed plumber identified that incorrect pipe/tubing was used in the previous installations.

Five homes in our development (one of which is ours) have been documented by the Ocean County Board of Health (Fred McGee) as having well violations (in regard to sand) sent to the well driller. The main reason for the poor water quality is believed to be the depth at which the wells are drilled. The wells in our development are down to only the minimum depth of 60 feet. All of the well drillers we have researched all agree that this is too shallow in our area.

Currently Ryan's plan is to add a sand screen to our well while their plan for our neighbor three doors down is to drill them a deeper well down 400 feet. We find this to be unacceptable for our case.

In closing I would like to state that we have a well documented history (with many pictures and correspondence) that details the issues discussed in this letter and many others with Ryan's poor workmanship and customer service. We have written on numerous occasions to Ryan Homes corporate customer service (Ms. Merna Prins) in Virginia with out any satisfaction. Can you please help us and expose this builder.

We tried to sue, and the attorney let statutes expire on Ryan Homes while losing our case files repeatedly and becoming unresponsive just after settling a similar suit to ours prior to filing a useless suit on our behalf. We were able to get a bar hearing to prosecute and disbar the attorney for this, but the attorney hired another attorney and lied his way out of the hearing. This ended all legal options we know of.

The cellulose damaged and contaminated the HVAC system, causing it to become corroded by boric acid. Worse, the contamination and malfunctions made it become filled with large mold colonies, that spread throughout the whole house. We had to abandon the home and live in an apartment because of severe illnesses from mold exposure. With little recourse left, I built a web site about our nightmare home experience.

A Ryan Homes customer service rep warned me "for my own good" to take down the site, stating NVR in would "destroy me" if I didn't stop complaining. After that conversation, I wasn't sure if this was the mafia, or a home builder I was talking to. IMO, they share the same values toward people and money.

Ryan Homes has made good on their threats. We are likely going chapter 7, losing our income, home, retirement, and health (with little access to needed health care from afflictions caused by the defective home). We are wiped and exhausted from years of trying to do the right thing in a place where the right thing doesn't matter. We look like a victim of the economy but our fall was entirely by the hands of Ryan Homes negligence.

We have the same name apparently (Ronald). You seem pretty on top of things. Just don't underestimate how low things can go if you're dealing with Ryan. Gasoline and a match can be the best fix for many Ryan Homes built homes. You can hang with it year after year like we did, thinking it has to get better, and lose all. It is NOT worth it.

This may not be the case, but don't think it can't happen. I believe this company would step over the bodies of their victims to save a buck in construction or repair cost. I suggest anyone who is having issues deal with this company with this fair warning.

We looked at Ryan Homes when we were looking for a house in Ocean County. You could not get a cheaper price on a similar size home, period. That threw up a red flag. We drove through the neighborhood where they were building and saw how the houses were being built. Then we got a construction loan, bought property and built our own house. Moral is: 1) Buyer Beware. Do a little research before shelling out $300 grand for anything. 2) Use your head when you see what looks like a $400k house for $325k.

Nightmare Still going on after 4 years

We have recently been informed that we have a manditory order to hook into the public township water line. This is expected to cost in excess of $5000.

At a Jackson Township meeting we were informed that it is a manditory Township ordinance for homeowners to hook into the water main at their own expense if water is brought in and drylines were previously present. They even went on to say that all builders and developers knew this in order to obtain the permits to build and it was their responsibility to inform.

Ryan was therefor responsible for informing they had installed dry lines. They informed only a few in our development. These homeowners were informed of the dry lines in their purchase agreement and agreed to attach at their own expense if required by Jackson Township.

There is no mention of these dry lines in the majority of the homewoners purchase agreements nor any mention or agreement to do so. The Township is forcing us to connect over the next 120 days or we will be subject to violations.

How can Ryan get away with this?

Ryan Blasted on Channel 9 News - Jackson NJ Beware New Ryan Homes

Channel 9 News (WWOR) recently ran a 5 minute segment bashing Ryan Homes. Mentioned major law suites in NY, NJ, OH and a few others. Appears to be a high incidence of poor workmanship and code violations that result in major law suites.

The story that aired was reported by Brenda Flanagan. She has informed me that she has been contacted by a former Ryan Homes employee who quit because she could not stand the ethics there. The former employee had called to commend the news story.

Ryan is currently starting additional developments in Jackson NJ. I warn all potential homebuyers to bring qualified building inspectors to your walk through prior to closing. Take the time to interview inspectors and find a good one that will document all issues and prepare a report which can be used in court. This will cost you additional expenses but is well worth it when dealing with Ryan Homes. Take pictures of all the major stages of the building process (especially before the drywall goes up). Document everything and start a paper trail. Do not sign off on the house until all work is completed properly (have your inspector certify the final work). Ryan Homes tactic is to presure you into settling as soon as possible and will not work with you. This tactic makes it difficult especially if you are financing through their mortgage company (which by the way is not very competative). Be prepared to exceed the mortgage lock period.

Be prepared to extend your current residency, for Ryan Homes will make this trying time even more difficult for you. Jackson Township will not let you enroll your children in their schools unless you live in the township. Be prepared to deal with this situation and do not let it force you into settlement until work is completed properly.

In summary:

1. IF AT ALL POSSIBLE DO NOT BUY A NEW RYAN HOME.

2. RYAN HAS A TRACK HISTORY OF POOR WORKMANSHIP AND POOR CUSTOMER RELATIONS.

3. IF YOU DO PLAN ON BUYING, BRING A QUALIFIED INSPECTOR TO YOUR FINAL WALK THROUGH AND DO NOT SIGN OFF UNTIL ALL WORK HAS BEEN COMPLETED PROPERLY.

4. BE PREPARED TO DEAL WITH RYAN HOMES TACTICS! THE RYAN EMPLOYEES IN THIS PROCESS ARE NOT PLEASANT TO DEAL WITH.

5. DOCUMENT EVERYTHING YOU POSSIBLE CAN IMAGINE.

6. HIRE AN ATTORNEY THAT KNOWS THE BUILDING TRADE (NOT ONE THAT JUST DOES CLOSINGS) IN THE EARLY STAGES OF THE CONTRACT.

Ain't it the truth

I agree...there is almost no news coverage about anything anymore that is not about the war. There are far more things in this country that will damage us that are being ignored, like corporate fraud for example, which home builder fraud is an example of. There are far too many in our gov't and corporate world who seem to be taking full advantage of the war to build a smoke screen for their misdeeds right now. It's become politically incorrect to talk about any problem except...the war...anymore. People can be financially and emotionally damaged by a severely defective house and the ensuing legal battle. The money the builders associations put into politics and the media keeps it a "sorry not interested" issue.

Our experience has shown that it is often advantageous to write letters to the local/state/national media to express our legitimate problems with the homebuilder. Following is a letter we have distributed.



We wrote to you and others in regard to the problems we were having with our builder, Ryan Homes, in reference to our house, specifically our well. As an outcome, The Asbury Park Press had published an article (12 December 02) Sandy well water grates, by Joseph Sapia.



The problem is still not resolved for many homeowners, there is still sand in the water and due to the Ryan modification (sand screens added) there is now poor water pressure. In addition we have found that the builder has been fined numerous times for falsifying permits. In Ryan's first attempt at correcting our well they had their well driller subcontractor (Tiger Well) install a backwash neutralizer. This was installed without the proper permits by the well driller (a plumber was required). Just after installation there was a flood in our basement as an outcome of poor plumbing workmanship. We found out later that Ryan submitted a request for a building permit in which they stated they had a licensed plumber but in fact they did not. The Jackson township code officials fined Ryan for submitting misleading information on their permit request. Unfortunately the backwash neutralizer did not remove the sand.



We have now found that our 5 bedroom house is zoned as a 4 bedroom and is not to code for it does not have an adequate septic system for its size. Permit application reveal plans for a 4 bedroom home that require a smaller septic field and tank. The front lawn now has to be torn up for this to be corrected.



Additionally Ryan has skipped inspection steps resulting in the Jackson township inspectors' office failing the final inspection of Ryan's corrective measures. All drywall must now be removed in order for inspection to pass. This requires the removal of a significant amount of drywall all through out the house. Most of the basement, family room, second floor bathrooms and bedroom must have the drywall removed and replaced. The tile must be removed in the bathroom areas. This will be the fourth time our upstairs bathrooms will be gutted. They were previously gutted due to mold and water damage due to Ryan installing materials not per manufacturer's recommendations.



Ryan has also been sited for misleading the inspectors' office by signing off on the house as if it was their own. We have found this true on two occasions. Ryan (or their subcontractors) had applied for a well permit without our permission. We found this to be the case when our own well driller (we have decided that we will have a proper well drilled and pay for it out of our own pocket) applied for the permit. We had to pay an additional $75 to the Ocean County Board of Health for a change of driller (a new well will cost us approximately $10,000).



This house has been a nightmare since we have moved in. We have over 240 pages of documentation on our problems. A summary report may be viewed at

Our own inspectors have revealed even more issues (floor beams may have to be replaced and others). We have frequently placed signs on our automobiles and parked them in front of the model home in Presidential Estates in order to warn potential buyers. More Ryan Violations Verified

We have now received confirmation that our 5 bedroom "home" has been zoned as a 4 bedroom and does not have an adequate septic system for its size.



It's now in the hands of our attorney.



Anybody thinking of purchasing a Ryan home beware.

After putting up with Ryan's lack of responsibility and poor judgement we have decided to hire our own well driller to provide us with a proper well.



Ryan has had numerous failed attemps at correcting the well problem:



1. Backwash neutralizer installed - did not remove sand in water.

2. Re-development of well - did not remove sand from in water.

3. Screens installed - did not remove sand from water and now there are water pressure problems.



All of these attemps were investigated prior to execution and were all considered bogus by experienced well drillers. Drillers were suprized that wells were drilled to such a shallow depth of 60 feet.



We recently had our house inspected (1 year waranty is close to exparation). The inspector has informed us of some serious code violations in addition to what we have already mentioned in our previous ripoffreport comments. Upon written confirmation of the violations we will update this report again. These violations are too serious to list at this time without having a signed formal report.

The inspector has informed us of some serious code violations in addition to what we have already mentioned in our previous ripoffreport comments. The Ryan Homes nightmare continues..

After putting up with Ryan's lack of responsibility and poor judgement we have decided to hire our own well driller to provide us with a proper well.



Ryan has had numerous failed attemps at correcting the well problem:



1. Backwash neutralizer installed - did not remove sand in water.

2. Re-development of well - did not remove sand from in water.

3. Screens installed - did not remove sand from water and now there are water pressure problems.



All of these attemps were investigated prior to execution and were all considered bogus by experienced well drillers. Drillers were suprized that wells were drilled to such a shallow depth of 60 feet.

Problems Continue

Another neighbor (second one) is complaining they still have sand after the well has gone through another Ryan "Fix". As predicted these sand screens are not working. They do not remove sand and some are complaining they have poor water pressure since they have had the screen.



In addition our dish washer has stopped working. Most water faucets work poorly because they are clogged with sand. We are constantly burning ourselves because the sand effects how much hot water flows through the faucet and it changes in a short period of time.



Why is Ryan so slow at fixing something that is obviously a danger to our family and especially our children.



We are also concerned with the existing sand in our pipes and its effect on the life span of all appliances hooked into them.

Our well issue with Ryan Homes has been reported in the Asbury Park Press - was the main story on the front page! The article was in the 12 December 2002 edition. Many more homes in our development are now reporting sand.



Ryan was not available for comment. I wonder why.

Ryan Homes Disaster Update

Ryan Homes, in an attempt to correct the numerous (7 to date of a possible 27) well violations in our development is planning on installing sand screens. As mentioned in our first report this is their third attempt at correcting the violation.



All well drillers we researched, that were not currently performing work with Ryan Homes, would never drill to such a shallow depth (60 feet) and informed us that we most likely would have continuing problems (poor water pressure etc.) if we did.



Even though we are not confident with the Ryan decision we must allow them to continue. This is what we found to be a typical Ryan ploy. In an attempt to correct their code violations they take what appears to be an unthoughtout approach that ends up being less cost effective in the long run and the home owner suffers. In order to have a serious violation fixed you must survive their process which some homeowners find worse than the violation itself.



We have often heard homeowners comment that they would rather pay to correct their violations themselves instead of Ryan coming in and making it worse.



One of our neighbors recently had the correction measure (screen) installed and is already complaining that they still have sand in their water.



Even though we are not drinking the water we are concerned with health issues. If the local inspectors have missed such an obvious code violation what else has slipped through. Experts inform us that we do not have to drink the water to become effected and that we can get just as sick by breathing the steam when showering. We have informed Ryan of this health issue but they continue to drag their feet at our expense.



We have two young children and do not want to expose them to a toxic environment



Prior to purchasing the house we started to research the wells in the area but were informed by the Ryan salesman (Joe Zemaitis) that in two years we would have public water available. We were informed that our the cost would be $4000 to $5000 to have the pipe connected to our house. Informed by this we made a mistake and put our well research on the back burner. In talking with our township we have found that our development was never planned to be on public water and anyone indicating so was lying.



When does the deception stop?

Getting nowhere

A lot of home buyers are getting nowhere with their defective new home complaints. That's why organizations like Homeowners Against Deficient Dwellings arose... out of a need for it. WWW.HADD.COM It takes persistence to fight this, too. Builders have lobbyists at every state capitol to make sure the law won't hold them accountable for their shortcuts, mistakes and outright fraud. People need to complain loudly and officially. If it were not for sites like HADD and the Ripoff Report, many people would never know there's a problem. There are many ways complaints are silenced, even though they may be on file in some gov't agency, a BBB, etc.

Ryan Homes (NVR Inc.) appears to be mentioned negatively quite often

I have reviewed most of the Builders and Contractor complaints at ripoffreport.com. It appears that Ryan Homes (NVR Inc.) is mentioned negatively quite often. Of the larger nationwide homebuilders they appear to lead in complaints.

Keep Us Informed! ...considering legal action to remedy our problems

I too am presently in the midst of some major structual and customer realtions battles with Ryan Homes. I am getting nowhere and we're seriously considering legal action to remedy our problems. I must admit they are not as serious as yours, mostly poor workmanship with no response/care/action from Ryan. We si feel that we have been lied to with regard to what we were to recieve. Please keep us informed as we make our decision to move forward.
