The prospect of a brand new home entices tens of thousands of people each year. As a new buyer, you have total control. You make all the choices - flooring plans to fixtures, ceramic, hardwood, or carpeting. Most of us revel in the opportunity to make our home exactly the way we want it. No need to buy the older home and put in countless hours to fix-up or customize it. Or deal with the worries normally associated with purchasing an older home. You've made the decision to start fresh. It's one of the most exciting times of your life. After all, it's a new home. What could go wrong? Normally small issues arise, unless that new home happens to be built by Ryan Homes, a.k.a. NVR, Inc.

This is just part of the personal horror story with our new Ryan Home. Sad to say, we're not the only people with these issues. Our particular Ryan built community, as well as many others, share the same strikingly similar horror stories:

Roofs, windows, doors, and foundations that leak when it rains

Bowed walls and doors that are hung improperly

Cracking ceramic tile and hardwood floors

Walls, ceilings, and attic spaces that weren't insulated

Leaking plumbing and bad electrical systems

Caulk, drywall mud, and ceiling texture used in excess to hide holes, gaps, and just flat-out poor craftsmanship

Floors and stairwells that constantly creak when walked upon

The worst drywall and painting work imaginable

Holes in the exterior brick and siding that allow pests and the weather to enter

Heating & cooling systems that struggle to maintain an even temperature

"What Ryan Homes Doesn't Want You to Know"
A sample of actual problems experienced by Ryan Townhouse Owners in the Perry Hall Farms Development:

New roofs and windows that leak during rain.

Brick fronts that have been replaced 2, even 3 times.

Bowed, out-of-square walls and floors that are not level.

Water entering through cracks in the solid concrete foundation walls.

Reversed hot and cold running water spigots.

Standing water in the yards & endless amounts of mud even after light rain.

Complete master bathrooms that have been replaced 2 times.
Improperly framed interior and exterior doors.

Sump pumps that weren't installed during the construction process.

Siding and shutters that were installed mismatched.
Exterior stairs and sidewalks that continue to crack and change color.

Overuse of ceiling texture to hide holes and water damage.
Numerous windows that were improperly installed allowing air to penetrate.

Siding and shutters that won't stay attached to the house.
Cigarette burned carpeting.

Leaking pipes.

Finished walls and ceilings that weren't insulated.
Large holes in the exterior cladding that allow air, water and pests to enter.

Improperly framed staircases and floors that constantly creak.

Expensive Jacuzzi tubs that weren't installed properly.

Leaking gas meters.

Defective electrical and cable service.

Kitchen cabinets and counter tops installed broken or with cracks and scratches.

In one house alone, hundreds of drywall defects.
Cracking ceramic and hardwood floors.

Sinking yards, streets, sidewalks and curbs.

Your experience may vary.

Many of the owners in the development would be happy to share their "total" Ryan experience with you, just knock on any door.

The photographs lincluded in this story highlight some of the other adventures with our Ryan Home. The overall response from Ryan has been minimal at best. The time invested in attending to the necessary repairs has been excessive. Various issues in the house will go unattended, simply because major reconstruction would be necessary in order to correct the problems. What about compensation from the builder for the damage and time invested in REPAIRING OUR NEW HOME???? The builder offered an amount that is not even worth mentioning.

Our advice is this. If you, or anyone you know, are interested in purchasing a new Ryan Home we urge anyone to seriously reconsider the decision. Skeptical or need more information?
