This Letter is to advise everyone that we are dissatisfied with our Bainbridge Ryan Home. We are very unhappy with the way it was built and the lack of quality of workmanship in which the contractors built it.

When we were searching for a new home we looked at several builders and we heard some negative things about all of them. We ended up choosing Ryan Homes because we liked the floor plan of the Bainbridge. Even though we heard some things about Ryan Homes we thought if we kept a close eye on the contractors we could get a decent home built.

We brought up several concerns to our project manager in which he would keep saying Don't worry, if something is wrong we will come back and fix it. In which we would respond We don't want you to come back we want you to do it right the first time. After we closed on our house April 23rd of this year we kept track of how many days Ryan contractors were back in our home to fix/repair things that should have been done right in the beginning. Suffice for us to say it amounted to almost every day for the first month and even into the second month.

There is a major problem we have in the deflection or bounce in our floors. The NVR Mortgage (parent company) engineers were contacted by the local Ryan Office in West Seneca as to how to go about fixing the bounce. We should also tell you that the project manager tried playing off our bounce in the floors by telling us there is nothing that can be done and that there is a flaw in the design. He went even as far as to call us and leave a voicemail stating that ALL Ryan Homes floors bounce. After those comments we bypassed project mngr and we called his boss and told him what was going on and also told him something can and will be done. The Supervisor came to our home and couldn't believe the amount of bounce in our floors and why that was. NVR engineers came up with a plan to attach 2x4's to the joists as they said it should decrease the bounce by 37%. We only had them do it in the bonus room and the dinning room which had the greatest amount of bounce. It didn't help at all. The contractors picked up their things and left. We still have the deflection in all our rooms and I don't want to live with it anymore. We are concerned with the structural stability over a long term period.

You can't walk into a room without everything moving and shaking on the dressers, buffet table, desk, bookshelf, the center island, and the counters in the kitchen. It's so bad in our house that when my daughter, who is 7 years old and weighs 45lbs walks around in her bedroom which is directly over the dinning room the windows rattle. We can't keep pictures straight on our walls. If you close any one of the three doors to the outside the walls move.

This is not the house we thought we were buying. We thought we would be able to move into our brand new home and enjoy it for years to come. That hasn't been the case. We are so dissatisfied with our home and all its fault's we have seeked legal counsel. He has asked us to contact a private home builder and a private engineer to come into our home and assess it.

Here is a list of problems in our home:
Deflection/bounce in floors
Drywall, you can see most of the seams
Condensation inside/outside of windows
Doors, when you close them the walls move/shake
Gas line to fireplace when lit floor in family room is warm
Center Island in kitchen not attached properly
Walls and Floors leaking in basement causing mold and mildew
Air conditioning coils vibrate the floor in family room
Inconvenienced due to all the repair work
Project Manager inappropriate comments & lack of quality management
Wood used to build our house was 1 1/2 x 9 and stretching it to 16 feetno wonder why our floors bounce.
Poor workmanship throughout and poor quality of materials used
Painters showed up high and were asked to leave
Rough grade was of poor quality and full of debris (Rusty pipes, cinderblocks, glass, bricks, pottery, wires, broken bottles, tree roots and more) Hazardous.

Ryan Homes should stop building homes in three months or less and start taking the time to build a quality home for the families purchasing them. It cost more money to go back into a home, why not do it right the first time. We only wish that Mike DiFillpio was our project manager from the start. He truly cares about the home owner, building them a quality home, and making their experience a pleasurable one. Our experience has been so bad that we will never recommend a Ryan Home to anyone.


I am sending a copy of this letter to the NY State Attorney General's office who are already aware of Ryan Homes building practices in mid New York State.

Since I started writing this letter we had an Architect come into our home and evaluate it. We got the buiding plans for our home from the Town and we now know the house was not built to spec. Thank god we took digital pictures throughout the building and construction of our home. The unfortuniate thing is that we will either have to sell our home back to Ryan or they will have to move us and all our belongings out of the house and gut it to make all the necessary repairs.

PLEASE DO NOT BUY A RYAN HOME.
