 My advice to anyone thinking about working for this property maintenance company is DO NOT! If you are approached by anyone from this company, turn and run the other way. We are a small business relying on clients that are dependable and devoted to their contractors. This company has no morals, and no ethics. They send work that is already late from other vendors, and then charge you back when it is not done within 3 days. They do not pay for trips to bid, but send only orders that specifically request a bid only, and then they refuse to pay for it when you send the invoice. They constantly slash our bids in half, and then charge us 25% of any amount we bill.

They cut your invoice after the work has already been done per bid approval, claiming that the approved amount was unreasonable, so they adjust the charges to what they want them to be after the fact. Since we began working for them a year ago, they have essentially drained our business account to almost zero, where at this time last year, we were a flourishing small business. I'm sure they are doing this to everyone. They constantly keep our order queue full with late work from other vendors, so that you have to focus your attention on that, and meanwhile your regular orders become late and they charge you back the second the due date passes.

We are bombarded with emails stating that we are being charged for work that we never even received. They fail to send notification of new work, and then expect you to root around in their outdated system to sort out new orders. They are totally unprofessional, unfair, and they are robbing the government blind right under their noses. Do not work for this company! They need to be put in their place once and for all, and if anyone ever decides to put them there, I want to be present to watch them go down the way they have brought so many other small businesses down. I absolutely hate them, and I am discontinuing service to them as soon as I am able to recover from the mess they have put me in.

HI,I have info about safegaurd and their way of doing business. I know of a person that has their own lawn care business. And works for a property mgnt. company that has a contract with safe guard. This person has been doing work for this company for about 6mo.s and as of SEPTEMBER 15TH they sent him a email stating they were going to assess charges against the work already done in the several months before and they are calling it an audit and they said they will charge back a whole months worth the work after the fact ON OCT.30DAY NET WHICH MEANS THEY WILL KEEP A WHOLE OCT. MONTH OF PAY!

This company wants as many as 60 pictures per job and as often as 2 times per month and we are talking about 40 jobs per month times 60 = 4800 pictures. This person was asked to do only lawn mowing,weed wacking,edging,weed spraying,raking of leaves and clippings and this can include up to a acre of land for $25.00 per job,the most he can make per job is $70.00 if you do tall grass cut, & a shrub trim. After that the grass cut is only $25.00 no matter the size of the lot or yard. And every few months the 2 companies will change or more requirements with no extra pay rates.

If SafeGuard didn't pay for labor or materials on real property, file a Lien. If they pay you and do not list which work order the payment was for, file a lien on all properties without documented payment.

You can buy a Mechanics Lien form in an office supply store and file it with the County Recorder in the county where the property is located. When it is recorded, the Mortgage company will receive a copy. They have services that monitor all their properties.

You can bet their contract with SafeGuard has "no Lien" clauses. If SafeGuard is systematically ripping off their contractors and the morgage company receives a flood of Lien notices, they might just cancel SafeGuard's contract. Even if they don't, the lien is typically good for a year with no further action on your part. Within that year, the property cannot sell unless you are paid for the Labor, Material and Recording costs.

It is a hassle for you but a bigger one for the Mortgage company and particularly Safeguard.

Companies like these target small contractors and rip them off knowing they don't have the time or expertise to use the legal system.

Finally, remember it only takes 3 ripped off contractors to make a class. There are class action lawyers out ther just looking for rich companies to sue. SafeGuard appears to be begging for it.
