I speant less than 1 year dealing with these rude people, but it was more than enough for me. Here is just a small list of what all problems I had:

Low/No water pressure in my bathroom for about 2 weeks.

Fuse box shorting out twice. One of those times I was without power for the whole day. The electrician said the whole house was done very poorly and needed redone, but that they would never pay for that.

Little or no air conditioning for at least a week during 90 plus degree weather. They didn't want to allow the HVAC guy to fix what all he said was jacked up. Never mind I have 2 slamm children, a stay at home wife, and I paid 650.00 a month for this place, and 1200 for the deopsit and first months rent. (still unresolved problem)

Frozen water pipes in utility roomduring winter, for which they said "put cardboard on it!" No lie.

The whole house leans to one side. You just have to experience it. water drops on the table run off of it like i poured it on a hill.

No heat during the winter for a week. and this time they say "bad air filter."
Try, shoddy duct work and an HVAC person who didnt even have a license!

Should I go on? yea. Will I? nah. Just please avoid these people. Please contact me with any questions or comments. If you are with BRAC when you come to lawton, ok, GO ELSEWHERE!

I own Professional Cleaning Services, Inc and we have been cleaning rental homes (Move out, Move in & Carpet Cleaning) for Scoggins for several years. We have never run into a dissatisfied tenant. Sorry you had a unfortunate experience. If you would have hired PCS, Inc for your move out cleaning, you would have received your deposit back. Maybe not 100% to cover any damages, but you would have not lost your deposit for leaving your home dirty. We guarantee in writing that you will pass your move out cleaning inspection or your cleaning if Free.

And for anyone that is thinking of renting from Scoggins...they are a great company and they do care for their tenants.

Scoggins is a ripoff

I FULLY agree with the original poster. I moved into a home with Scoggins realty last year when I got stationed at this craphole. When I first saw the home it was nice and spacious and close to the schools, so I took it. Right off the bat I noticed that the screens where wrecked and the windows in the back bedroom were cracked. I was told that they would be handled PRIOR to my moving in. Well, I was there for about a month PRIOR to the windows being put in when I was told that this was a rental property so wait!! Recently, I was told that I had to pay for my water not heating up. Do not got with this company.

for the first guy, while alot of what you said may be true, they still all sound like excuses and cop-outs.

for the second person....thats great if they worked out for you. i severely doubt you had a hard time finding a place in lawton for a decent price. I dont doubt you, but then again, i kinda do.

If my first update gets posted, you'll see what I mean. all in all, there is too much competition for anyone to need to use these guys.

all in all, i have learned alot.
bring a camera
be a butthole until things are fixed
be forewarned..let the buyer beware.

p.s. alll thing dont lean in OK. That is seriously a lame excuse. come on, guy. if your a consumer, do your homework. If you have a great experiance, good for you. If you read this, just know you have been told.

I wouldnt go to all the trouble writing this if i didnt believe in it.

Here is what they decided to charge us

now, I know we left a few boxes, but they didnt do the inspection until 10 days after they said they were going to.

here is what you will end up paying if you rent with these people:

interior cleaning 75, carpet cleaning 100, a/c filters 12, bulbs2, drip pans 22, light fixture 12.50, extermination 55, minis blinds 72.50, haul items off 50, smoke batteries 3, mowing 55, pictures of move out 25, remove cords which was the phone cord we ran 5...

also:

charged us for the screen door that had a hole in it, was there when we moved in.
laundry room floor scratched up, was there when we moved in.
they charged us to fix the carpt by the bathroom that was fraying, the carpet is older than christmas!
listen to this.......to rub stain in the scratches from the dog on the door of the utility room to install 2-door stops and 1 wall plate $25
p.s. WE DON'T HAVE A DOG!

get this 55 dollars for extermination.. we tried to have them do that!

all in all, read your lease, bring a camera, and dont be nieve.
these people will try to stick it to you.
I hope you have a lawyer.

Greetings each and all,

First of all, I am sorry that our Lawton Father has had a negative experience...so much so that he had the time report it here.. We always remember the negative and don't hear about the positive...so I am here to post a rebuttal to his posting.

Secondly, I am not minimizing our Lawton Father's feelings, perspective or the right to feel that way, what so ever...that is not my reason for being here. I am not here to attack his opinion... but to post the other side of this awesome, supportive, real estate company that has been a great deal of help to me.

I moved into the area on April 28th...and my selections from other real estate companies were slim and I was running out of time..since I had to be out of my temporary housing on May 15th.

Scoggins had listed my property in The American Classifies had an ad for the current place that I am leasing...it was a dream come true...and the Scoggins Team made it all happen for me in the matter of a few hours.. they really saved me, got me into a place that is awesome for the right price...and had made my dream of having horses on my property come true! And the people who I work with there are fair, friendly and provide great service!!!!

NOTHING BUT POSITIVES ABOUT THEM! GOOD JOB SCOGGINS TEAM and KEEP UP THE GOOD WORK!

In defense of Management Companies

I am so tired of renters always whining about the bad service they get from property management companies. I think what a lot of times people fail to realize is that the company does NOT own the home. And most of the time their hands are tied when it comes to doing repairs. The management company does not have absolute power over the owner of the home, it is still their home and you cannot send someone out to install new water lines because you have low pressure. Would you appreciate it if you were the homeowner and you got a bill for 5000.00 for new water lines because the pressure wasnt good enough for the tenant. I bet you wouldnt be happy, and i bet you wouldnt want to pay it.

Advice for renters- Look at the home carefully that you are renting. You know you are going to have to sign a lease, in most cases a year. Real Estate company leases are often lawyered prepared so they know that they can hold you to the terms of the lease, so for a year you are going to be living there. Ask yourself, does the home look like it is leaning? Chances are they are not going to come jack up the foundation because a home in Oklahoma leans.. News Flash -- all homes in oklahoma do, and if they dont right now, one day they will.

Also- It is always a tenants responsibility to ensure that the pipes dont freeze in the winter..not the management companies.

Also- just because you paid a security deposit, does not mean you are entitled to get it back. Your opinion of the home has nothing to do with their claim to the deposit. Did you clean before you left, did you clean the carpet, did you exterminate, did you let your dog pee on the carpet, kids color on the wall? And dont say the house was cleaner when you moved out than when you moved in...if i had a dollar for everytime i heard that.....


Also-- I dont work at scoggins or do i know anyone who does...Honest engine.
