Loan modification? Principal reduction? Sure, you bet!

At least, this is what the sales staff at Sixon / Property Trust Group told me. Of course, I hadn't sent my check in at that time. As soon as I did, as you can imagine, my case began to lose momentum

Lost file? That must be it! Sure Jazz, we misplaced your file, but we're on it now (three weeks after they cashed the certified funds!)

Okay, I can deal with that. So, why did it take another two weeks for the professional mitigator to tell me that the deal I made with my lender [Wells Fargo] months earlier was the best deal I could get? Great job Joe Shuck! A phone call to my lender and Property Trust earns the equivalent of a month's mortgage! What a deal!

This is the question I asked when I requested a refund. A refund guaranteed if the company was unable to procure a deal for me.

So, after a few letters, a conference call with the supposed top tier of the company's hierarchy, and many, many follow up calls, I have yet to receive any satisfaction.

Bottom line, long story short Sixon / Property Trust Group IS the ripoff. Lots of promises, plenty of excuses and a plethora of downright untruths; but NO results.

If any part of this experience was worse than the ripoff itself, it was my subsequent dealings with the con men in charge of this fly-by-night organization. Located in Maryland with loan mitigators in Florida, these artists of deception are pretty well insulated by the respective state laws. This did not stop me from forwarding a detailed portfolio to my state's attorney general.

Certainly, there are many bottom-feeders just like Brookes Bruno and Pablo Troncoso out there in this economic climate. I have come to believe that all of these valueless, immoral men truly get a thrill from taking the hard-earned money from those truly in need of help, all the while making promises they never intend to keep.

Scam artists never give up

I guess that's why these guys (like Bernie Badoff) made so much money off the unsuspecting public. Hey folks, you can see for yourself in these rebuttals just how desperate wrongdoers are to lash out at those who take a stand for themselves. In reading the erroneous replies to me, you can judge for yourselves the low moral fiber this company has to offer. I'm just one in thousands who was taken advantage of by a fraudulent loan modification company -- all I wanted to say is: don't make the same mistake I did, lending institutions are happy to work with you to save your home.  Just check out any of the latest headlines; companies who offer to do more than what you can do on your own are making some very serious claims, and should be approached with scepticism. 

Now please leave me alone Brookes Bruno -- you continue to give new meaning to the phrase "insult to injury."

Property Trust Group LLC would like to first let everyone know that this is the ONLY complaint of it's kind after performing 100's of Loan Modifications.

This complaint was also filed with the BBB. The BBB took sides with Property Trust Group LLC after seeing work performed.

Jason Geil is involved in Real Estate in Arizona.

Jason Geil was hired by a marketing firm to sell loan modifications provided by Property Trust Group LLC.

Shortly after being hired and trained, he submitted his own property that had two mortgages for modification on November 18,2008, although his paperwork is dated as being completed two weeks prior.

The file was not misplaced; it was not received by PTG until this date. It may have been received prior by the marketing company for which Mr. Geil worked.

Upon first review of the file submitted by Mr. Geil, it was found to be incomplete. Additional documentation was requested of the marketing company to be remitted by Mr. Geil.

Mr. Geil did not provide the necessary documentation to negotiate with his lender until November 26, 2008.

Mr. Geil performed a modification he established on his own with the first lender, Wells Fargo, on October 10, 2008. He hired PTG in an attempt to modify the second loan with Countrywide.

There is no guarantee of outcome in PTG customer contracts, so the statement that Mr. Geil included in his complaint referencing a promise of a modification is unfounded.

As to the statement made by Mr. Geil that the deal I made was the best deal I could get, PTG was unable to work on the deal made by Mr. Geil on his own with Wells Fargo because he already ratified it with the lender.

In negotiations with the Countrywide, PTG modified the interest rate by lowering the existing 7.5% to 4%, and wiped out the 4% margin for the term of the loan and presented this proposal to Mr. Geil.

Mr. Geil did not accept this modification proposal because he said he wanted a principal reduction.

A principal rate reduction is uncommon in loan modification negotiations, and PTG has never promised, guaranteed, or otherwise indicated a principal rate reduction is probable on any property unless the lender has already granted us the possibility in writing.

The lender provided no such possibility and Mr. Geil was aware of this. Instead of allowing PTG to continue negotiations with the second lender, Mr. Geil breached the modification on the first mortgage by not making the payments as confirmed with Wells Fargo on December 3, 2008.

When PTG indicated that it would be impossible for PTG to continue to negotiate the second loan if the first was in foreclosure, Mr. Geil said he called the bank and asked them to give him something in writing stating that they will accept the payment past the original due date and that he could pay it before the end of December 2008 to keep the mod in good standing.

PTG spoke with the bank on December 15, 2008 and confirmed that Mr. Geil would not receive such a letter and payment needed to be posted before the end of December. Three more calls and left message attempts were made to speak with Mr. Geil regarding the payments necessary to the lenders in order to keep his home, twice on December 15, 2008 and once on December 22, 2008 with no response.

It is the companys opinion that Mr. Geil decided to let the bank foreclose on the property, as he indicated to PTG that was one of his options and he made no attempts to satisfy payments to either lender in acceptance of his proposed modifications.

Even with this opinion, work was still done as late as December 31, 2008 to continue to extend the sale date on the property. Mr. Geil did not speak with us again until a conference call on January 16, 2008 when PTG reviewed with Mr. Geil the modification work that was completed on the account.

At this time, he informed us he was going to have his dad buy the property as a short sale and then buy it back from his father.

However, we could not assist with Mr. Geils wishes for the execution of the aforementioned short sale because it is illegal to short sell a property to a family member.

After Mr. Geil requested a refund, a review of his case determined Property Trust Group LLC had performed all of its obligations under contract with Mr. Geil and no refund is warranted.

Mr. Geil was notified of the outcome of this review.

I am very disappointed that you would point out a mitigators name in this fiasco. The mitigator is not involved in any exchange of money as they work the file they receive. Joe Schuck was being honest with you when he told you the solution you received from the bank was your own. I dont see how honesty is a bad thing. You need to admit your issue which was you wanted a principal reduction and you were told several times at the beginning of the process it was not likely. I even remember you saying you would have your father buy the property as a short sale and then you would purchase from him, this is illegal and the bank would never let an arms length shortsale go through. You are the typical client who over extended himself and is now paying for it. You racked up a $100k 2nd mortgage and liquidated the whole thing and now you expect a bank to refund you this money. Your issues are with Brookes and Foreclosure Alternative Services which is the company I NO LONGER WORK FOR BECAUSE OF THEIR UNETHICAL BEHAVIOR.

Insult to Injury

Thank you ripoffreport, for helping me get a response from the individuals who have wronged me.

Unfortunately, one response was less than favorable.

Owning up to the ripoff, the only rejoinder from one CEO Brookes Bruno was the threat of identity theft:
