This company supposedly under the president of Steve Scharf, is rude and condescending to people.

I requested Down Payment Assistance from Partners In Charity and recieved a response from the "president" of Smart Solutions. I had filed bankruptcy on 06/24/05 and just needed help to be able to get a home. I am copying all the email that was traded back and forth minus my email address.

NO you dont know what decisions to make. You made the wrong ones. I could have helped you. Its your loss.

IF you file that BK on 9-24. Then your FHA loan will be toast. What I recommend...is that you use our services to clean up your credit. Instead of filing a BK. 90% of all BK's in the U.S. should never have been filed. P.S. It is critically important that both the Realtor and Loan Officer understand how to use Partners In Charity (PIC) and Down Payment Assistance (DPA). They need to know what they are doing UP FRONT..so they know how to explain the process to the seller. The Realtor is usually the one who ends up explaining PIC and DPA to the seller.

The seller must participate to utilize DPA. The seller usually participates as long as it is explained correctly. That is the key. That is why we like to use our own preferred realtors and loan officers...because they are already familiar with the whole process. I would like to see you get an FHA loan with DPA. The DPA program works best with an FHA loan. It can also be used with other loans as well, but you must make sure the Loan Officer AND the lender they choose accepts PIC and DPA. We can refer you to Allied Home Mortgage for a great mortgage loan, they already understand DPA and PIC and the lenders they use accept PIC and DPA.

For your Realtor needs, we can use the SRNN to locate a Realtor for you. The Realtors in the Smart Realtor Nationwide Network already understand how DPA & PIC works. If you are already using a loan officer or a realtor then you need to make sure that they understand PIC and DPA and that the lender accepts DPA & PIC, otherwise you could be facing a nightmare process during your home buying process, which usually results in that particular deal not closing. Then they will want you to look for another property without using DPA, which doesn't help you at all.

The individual that posted the e-mail conversation is incorrect regarding everything he has said. First, never having paid, how then could he have posted the e-mail onto RipOffReport.com? This is NONSENSE - completely and utterly.

Steve Scharf is a very kind, understanding and knows his stuff - especially with regard to mortgage lending. He was an officer for over 7 years. He is patient and explains things well enough so that consumers are not confused or baffled by his communication style. He deals fairly and honestly - more so than most business people.

As far as getting a down payment assistance grant through Partners In Charity, a person MUST, MUST, MUST, MUST qualify to recieve a loan and the credit MUST, MUST MUST, MUST be good enough so that the borrower can receive financing. The grant also requires seller acceptance (which is included in a residential sale contract). If a person has bad credit and or a BANKRUPTCY - chances for loan qualification are slim to nearly mission impossible. Credit repair and re-establishment are critically important with regard to getting credit repaired and in order just to qualify for home financing.

If a person has filed bankruptcy, the bankruptcy (at least on a chapter 7) may need to have discharged 2 years or more. If the bankruptcy is a chapter 13, a current payment history will need to made and after discharge, the person can qualify for the loan.

Please understand that if a person does file a libelous, false complaint on this website or any other, a lawsuit can and WILL be filed to defend and this firm will exact actual and punitive damages, court costs and attorney fees from the complainant making the claim.
