We long dreamed of building a log home that overlooked the rolling hills of TN and living out our retirement with family and friends. We found the perfect property right behind our daughter’s house providing us the ability to watch our grandsons grow up and aid when our son in-law deploys.

 

After months of analyzing layouts and attending a multitude of log home shows, we finally felt like we were ready. We purchased a kit from Southland Log Homes and hired one of their preferred builders to construct what was to be our dream home. We received the name of the preferred builder from Southland Log Homes who claimed this builder had constructed over 40 Southland Log Homes. Also as indicated on Southlands website, we were told that this preferred builder was licensed, insured and bonded.

 

However once we noticed multiple issues with the construction of our home we hired an inspector to aid us. The inspector indicated more issues than we had ever imagined and upon requesting those repairs to be addressed, our preferred builder no long showed up to the worksite. We made Southland aware of these issues. A multitude of messages left with no responses, and emails. We began the pain-staking process of searching for a new builder. It was in this period we were told that the house could not be repaired. A structural engineer found 25 pages worth of issues that turned out to be the tipping point. We also learned that our preferred builder, which Southland Log Homes referred to us, was not even licensed, bonded or insured.  We had no choice but to pursue legal action against Southland Log Homes.

 

Southland claims all preferred builders are verified and capable of building a log home. So imagine our surprise when they were unwilling to take responsibility for their deception. So now we are attempting to figure out how many more thousands of dollars we will have to go into debt attempting to receive some sort of compensation so we can actually retire and have a home.

 

We are still living in our daughter's home, all of our dreams and savings are now gone. We have a loan on a home that we must be torn down and a multimillion dollar company that will not take responsibility. So the next time you think of a log home, make sure Southland, or  any of their subsidiaries, have nothing to do with it. Or you could have your dreams crushed, all your life’s savings stolen and possibly be homeless.

This is for the original person filing the complaint against SL.                                     

     Hello, my wife and I are going through something very simaler. I'm curious as to what your outcome of the settelment was! And what steps or legal actions you took to hopefully recieve most of your deposit. Our understanding was that SL would refund our deposit minus $3,500., acording to the salesman. But not so... when my wife contacted the manager overseeing our project. So she's again contactedthe the salesman and has told him of our situation, he claims that he will inquire about a refund with someone above!! Hope he's not just giving us a run around!!! But corporate has the last decision, and it's always about the MONEY !!! Southland continues the SCAM

 We are holding you responsible for the Scam that is your “preferred builders program”. The issue is in exactly what you stated “ a third party warranty company to qualify them” however our builder was not licensed boned or insured. We were told that your “preferred builder” had done over 40 plus Southland Log Home builds. However we are personally familiar with at least one that was scammed by Southland and the same “preferred builder”. Southland is providing the names of people that are not verified, at least not by a reputable source. Additionally I do not particular care how many cabins you have sold. I care about ours and the situation your practices have left us in. Until you are willing to take responsibility for your business practices, I will continue to post our story anywhere and to anyone that I can. When researching “southland Log Homes complaints” it is clear we are not alone. 

Below are some of the quotes that Southland is using on their website proclaiming their builders are experienced, trustworthy, licensed, insured and bonded. Proclaiming they offer special warranty packages with using there “preferred builder”. ALL A SCAM.

We can appreciate the frustration that comes with building a new home. Working with a builder is sometimes strenuous even when things go right.

In this instance, there is some confusion as to Southland's role in this transaction. Southland Log Homes is a manufacturer of log home packages. The packages consist of logs that we mill at our location, design services for the creation of the plans and material list, and materials that we provide from other manufacturers. Southland is not a builder nor do we hire any builders to build the log home packages.

Southland provides a quality package that the customer can either build themselves or they can hire a contractor to build the house for them using our material package.

If the customer does not have a builder, we can provide a list of builders that have built for our past customers. We do not vet these builders but rely on a third party warranty company to qualify them. For a builder to be included on this list, they must be able to provide a 2-10 Home Owner Warranty. Once the builder is approved by the warranty company and is added to the list of their preferred builders, then we add them to the list of builders that have built for our customers. That list also has disclaimers written at the top that emphasize that these builders do not work for Southland. In this disclaimer, we also inform and encourage the customer to check out the builder's references, get a written estimate, and use a written contract to hire these builders.

This customer made the selection of their builder after their first builder fell through. Their bank even suggested another builder which they chose not to use.  Once they had selected a new builder and started construction, they experienced some problems with the builder. We received an email from the customer stating "I realize the construction is not your affair however, because our contractor is Southland preferred builder, I am asking for help with this matter." "All we are trying to do is build the quality home that this Southland log home kit has the potential to be.  The plans are above average and the engineering is superb, if the directions are followed....Yes we have distrust with our builder."

If there is a builder on the above mentioned list that is not doing good work, we will remove them as soon as we hear any complaint from our customers. Unfortunately, we can't predict the future. Sometimes a good builder suffers some misfortune that changes the quality of the way they build, such as health problems, financial problems caused by a customer not paying them, economic recession, to name a few. A builder may also neglect to renew his license after having been licensed previously.

Lastly, we do not have field representatives that visit and inspect each of the houses that we sell. We sell packages in every state in the US and even shipped packages as far as China, Mexico, and Lebanon this year. It would be literally impossible to visit every customer's home. We have sold over 25,000 homes in 38 years of business and have an excellent track record with our customers.
