The information provided in this report below is based on comments made by Kristi Oman during an onsite inspection held by a third-party verification company with no biases towards Space Unlimited.
Space Unlimited is a property management company that specializes in both residential and commercial leases. Their goal is to customize office spaces to enhance their lessee's experience. Kristi Oman stated the following about her company, "we own all of the buildings that we manage, so they are dealing with the owners and not the middle man."
Leads for Space Unlimited are primarily obtained through advertisements and word of mouth. Ms. Oman stated the following about their highly effective advertisements, "most of its online advertisements, Craigslist, social media, different rental sites." Potential clients would reach out to Space Unlimited to schedule a viewing of a property. If interested they would proceed to fill out an application to lease the property. Ms. Oman stated the following about the application process, "we do a criminal background check and an account with CBC to run a credit check to make sure they are qualified. Then they would put down a deposit and we would prepare a lease for them."
CUSTOMER CARE & COMPLAINT RESOLUTION – SPACE UNLIMITED
During the on-site interview, Ms. Oman was asked to describe a situation where a client was not satisfied with the level of service they received. Ms. Oman expressed that their most common complaint arises when there is a miscommunication in regards to tenant responsibility. She provided the example of a tenant requesting that they fix a broken A/C, "they have been in the space for two years as commercial tenants. I would explain to them that under their lease terms the A/C is their responsibility to fix and maintain. Then they would argue with me that it isn’t fair that shouldn’t be the way it is." However, Space Unlimited understands that there can be miscommunication in this type of business, "depending on the circumstances, a lot of times if it’s a new tenant that just went into the space, even though the lease says they are responsible for fixing it, we might still fix it. We take each situation case by case and try to be flexible and reasonable."
When asked to comment on complaints posted on Ripoff Report's website Ms. Oman expressed that the reports were created by an ex-employee. They believe all reports to be false. Ms. Oman stated the following about their credentials, "we have always maintained an A+ rating with the BBB and we’ve always considering the volume of tenants we’ve had over the last 20 years. We’ve only had 2 inquiries where someone wrote in and those have been resolved in a satisfactory manner."
When asked what type of changes they have made to honor their commitment to making things right with the consumer per the request of Ripoff Report, Ms. Oman stated, " to keep communication open and be reasonable and to make the customers understand that they can come to us with any concerns that they have and we are approachable and we put the customer first. A lot of times even if we are right, we will bend over backward to keep them happy as long as it is reasonable."

Space Unlimited does not honor its contract, adds outrageous and highly questionable fees and then refuses to even discuss the matter with former tenants. The company has a well-deserved reputation for hard-ball and will sue current or former tenants at the drop of a hat. Be warned, if you are considering renting from Space Unlimited, add several thousand dollars to the "cheap rent" that they will charge you just to pay for the pleasure of getting sued by your landlord. If you want a good landlord who will treat you fairly, look elsewhere.
