Any individual considering renting property owned by Sun Communities would be well advised to consider every and any alternative prior to making the mistake of becoming associated with these undesireables.
FINANCIAL FACTS: Your lot rent will increase EVERY year without reason or justification. Each time the lot rent is increased the resale value of your property declines. Tenants who eventually realize their predictament must then move their property to another park (or private property) or fall prey to ridiculous rent increases every year. The only other option is to sell your property at a give away price.
POOR MANAGEMENT: Corporate and local. Although Sun Communities doesn't hesitate to boast about on-site management there are many parks plagued by frequent turnover and unqualified staff. Some parks DO NOT require management reside on the property. The incompetent stooges they frequently hire for park managers (and maintenance) don't have any similar experience,and are frequently fired within 4 to 8 months. The repeating cycle.
It is not uncommon for some communities to be without on site management for several months every year. In the event they happen to find someone with an average IQ, who exhibits a small degree of common sense, they will soon be corrupted by superiors at corporate who only have an interest in maximizing profits and ignoring complaints. You can be certain if there is a nuisance neighbor creating problems your rights to peace and quiet mean nothing. Sun Community policy is to ignore those who expect the rules to be enforced while acting like they care.
Park managers are PROHIBITED from responding to resident complaints in writing. They may issue a few meaningless "violation notices". Compliance is essentially voluntary. You will not find a ANY instance of a tenant being evicted for any reason other than failing to pay rent. Sun Communities is not going to engage in a costly legal process to evict a paying tenant for any reason, despite the problems they may be creating within the community. However, you can be certain the small minded managers (and maintenance personnel) will pester any resident who insists they do their job by issuing bogus infraction notices.
In other words: shut up and pay your rent. If you assert your rights as tenant, by complaining about rule violators and/or their incompetence YOU WILL BE HARASSED.
DO NOT rent any property from this organization unless you visit the location and speak with (at least) a dozen tenants. Determine how many managers they have had in the past two or three years. Examine the condition of the roads and properties. Do you hear any noisy cars or barking dogs? How many properties are not maintained. Every empty lot (and 4-sale sign) indicates a resident who came to their senses.
DO NOT allow yourself to become a hostage of Sun Communities.
