In May, 2004 we visited Royal Sunset hotel where we were introduced to what Sunset Group had to offer. We were presented with an opportunity to trade in our existing timeshare for Sunset weeks as part of an investment opportunity. Our sole reason for doing so was to take advantage of the investment aspect. The package we purchased consists of 1 personal-use week and 3 VIP weeks to be used solely as rental weeks. At the time of purchase we were assured that the purpose of our plan was to expose prospective buyers to the properties via weeks that would be rented out on our behalf from a partner company Vacation Weeks. We were advised of a 6 year break-even period, after which we would be renting for profit. We were assured that Sunset would be willing to repurchase the property if things did not work out.
To date, not a single rental has been made of our VIP weeks. We have contacted both Sunset Group and Vacation Weeks on multiple occasions to try to resolve the issue. Our attempts to get the weeks rented were met with numerous delay tactics. We have been made aware, from Profeco and industry contacts, that these sorts of delay tactics are deliberate in an effort to ensure that the consumer protection window expires. We have also been told, by a sympathetic contact at Vacation Weeks, that Royal Sunset does not intervene on client's behalf and that Vacation Weeks places a much higher priority on the process of adding clients/properties to their pool and less priority/effort managing the process to rent or sell those clients' properties. We were further told us that it was unlikely there would ever be any activity for the rental of our Royal Sunset VIP weeks and rentals are never made at the prices quoted during the sales presentation. Therefore, a six-year return on investment is a deceptive sales tactic, not a realistic investment option.
During the sales presentation at Royal Sunset we were very concerned about using a time share as an investment tool. We spent hours in lengthy discussion with the sales team attempting to close the deal. Our main focus was on the issue of the payback. Mario Amorez, the sales manager, spent a great deal of time with us reassuring us about the rental opportunities and insisted that if Vacation Weeks did not fulfill their commitments, that Sunset Group would assist. They promised that they would repurchase the package, at the current sales value, if things didn't work out as promised. This they refuse to do. Our lawyer has asked us to get as many agencies involved as possible to pressure the group into fulfilling their promises to repurchase the package so we are not left stuck with the worthless VIP weeks.
