We moved into Union Place in Franklin, MA, 02038 after sellers on a house we were in the process of buying were not fixing inspection issues. We had conveyed to Ms. Lana Faring the assistant manager at this rental complex that we required short term leasing because we were looking at other houses and were in the process of negotiations again. 
We do have a close date now of 2/26 and sellers can close sooner, but unfortunately for us we are trapped in this contemptible complex and lease at 1777 a month for an apartment that has been NOTHING but PROBLEMS since we moved in, in November of 2014. Ms. Lana Faring was not in my opinion, very cordial when showing us the complex (that should have been our first red flag in regards to how she operates) - it was raining, so showing us an apartment that was supposedly open that would "mimic the layout" of the one we were renting appeared to put her off. There were bikes, shoes and other miscellaneous objects that made the hallways look like a storage unit. It was asked of her if that's tolerated, because it looked a mess. She said, “no” but she also informed us she hadn't checked "that building in a while." That is the problem with her and her the property manager Sean O’Brien. They don't seemingly like to check up on genuine issues. If they did, they would undoubtedly observe numerous issues that have been brought to their attention.

Parking: Lana and Sean are good for putting memos on your door informing you, that you need a sticker or you'll be towed, which we abide to, but when you as a paying resident have to park in visiting parking and walk up a hill to your apartment, evidently they don't care. They are here later than many complexes I hear, but it gets worse on late nights when people have visitors over and weekends. Noise: This is a HUGE problem as the walls are paper thin. You can complain. You can complain to the neighbors themselves, you can complain to the office, like we did weeks ago. Letters are sent out, but it falls on deaf ears. So we continue to endure it, can't sleep due to banging and yelling and when you report these neighbors or speak with them directly, they retaliate back and report you. The office managers could easily during the day with the 2 we have complained about, go to their doors and hear the TV blaring and yelling and banging but evidently that would require them leaving the comforts of their office to see the reality of what's going on.
In our case we've lost sleep so many times at night, that a doctor and lawyer are now involved. 

We were given an apartment where we took pics of what the ceiling in the bathroom looked like prior to us unpacking. It looked patched in an area. *Please remember we are paying roughly 1800 for a one bed one bath. No sooner do we move in during the holidays we had a leak where our ceiling buckled and then fell apart. They stuck a hole in it gave us a bucket and not unless I followed up with Ms. Lana Faring did she offer any statuses. It took me asking her what the status was. That to me, is very unprofessional. Her bathroom wasn't the one that was a mess during holidays. Took over a week to get a general contractor out, then when they got it fixed it took 3 visits inside the apartment where there were lost wages on our part. We gave them a time as we have a dog that needed to be pulled and their maintenance team verified the time, then came 2 hours after time was taken off from work. When I wrote the office (Lana again) says “sorry for the inconvenience.” She's quite good at saying that once as it seems forced for her to even put herself out, but we know they definitely knew they had roof issues before we moved in. We bought our own plastic so they would not make a mess of our 1 bath and they take all the plastic where we had to buy more. They are in my opinion ridiculous. See pictures below:

If you're living in a one bed and one bath for almost 1800 a month and you're dealing with this all within a few weeks of moving in - it's safe to say this is a rip-off and with the bathroom the way the ceiling looked prior to the leaking- very deceptive practices charging us that much when they knew the roof was a problem in the past.

As aforementioned above, walls are thin, you seem to get noise all around you. Two neighbors are too noisy. 
The neighbor that bangs and yells constantly seems to be allowed to snake her own drains at any hour. You can't tell her to be quiet as she retaliates. We then wake up to water in our tub see picture/link below, where that is what you're dealing with unless you call a plumber and have them fix it correctly.

We know the roof seems to be a common issue that wasn't fixed right the first time as we have pictures to prove it. Pretty sad when these two managers seemingly are out for your money, you get no REAL apologies unless things are called to their attention over and over and then it's that robotic “sorry for the inconvenience” statement with zero follow up. They care, in my opinion, about the money not what's going on at the complex. Buyer beware. For the price, we believe they definitely don't help you at all or care for that matter.
