Called to get help on fixing my credit report. Told them that I was wanting to work on fixing up my report starting now so in 2 years I can get a loan on a owner finaced property. Told them I wanted information to stay between lender and myself. She did not know that we where going to have a large down payment or have VA backing. I just want to fix my credit report. Next day lender told the person who we signed a contract with that she said it would be three years before we could finance. because of that comment we lost the house owner backed out of contract did not ask our side. We wanted a better credit rating cheaper interest rate. We could have been approved by another lender but the interest rate was higher. Owner did not bother to ask for our side of the story. The lender went out and told the owner confidental information to a 3rd party. All a lender can say to an outside party is no or yes they were approved. No any details even as small as it would be at least 3 years before I would aprove them. When we did not ask for a loan just help with our credit score.

I am the owner's daughter selling the home. United Capital Mortgage is not at fault at all. They are a wonderful company to work with. The loan officer, whom my husband and I are working with now to buy our new home, simply informed me that this person would not be able to get financing for 3 years. She did not say why. This buyer had told me she could get financed within 1 year but gave us no proof in writing. We need to sell my mom's home as soon as possible as she is moving to assisted living. This buyer had asked us not to pull her credit just yet as she was trying to work on it so we agreed verbally not to pull it then. However, we were going to pull the credit anyway before we went through with the contract for deed and allowing her to move in.

The application that was signed by this person clearly stated that "applicants give permission for anyone contacted to release the credit or personal information to management or authorized agents." The only "contract" we had with this person was an earnest money receipt agreement, which she was refunded in full, and an application fo lease purchase to allow us to check references, credit, etc. We approved her application based on the fact she would have at least $25000 down and a credit check and be able to get financing within 1 to 2 years but there was no proof that she would have the money down or the financing within that time frame. For the $1500 earnest money she paid $300 in cash and 3 checks that were postdated for every other week. (It was all returned to her). We were giving her the benefit of a doubt but we would be taking way too much of a risk to go through with this sale.

United Capital Mortgage did not disregard any privacy information. They were strictly doing their job.
