This company was a mortgage company back in 2007, That is why they have a Better buisness rating , they are scammers. they took my money and left me to die. my house was sold at aution and me and my family are in a hotel. now. thanks i have notifyed the attorny general and they alread have 22 complaints agaist this company.

This company is such a scam! The address & phone number the "so called" owner wrote in his rebuttal is fake. Why can't the Attorney General find you? Why do you feel you can continue to steal money from people that ask for your help? How will God punish you? Don't you care that you were an instrument in me losing my home?

PARROTSVILLE (WATE) - Two Cocke County women called 6 On Your Side recently about a loan modification company they say isn't honoring its contract.
Modifying a loan can be tricky, and loan modification companies have sprung up everywhere.
One thing they don't do is refinance your loan. Instead, they're supposed to help restructure distressed loans with the lender's approval, but the process isn't guaranteed.
Plus, if you have to pay up front fees, be careful.
Karen Sanders is a care giver for special needs adults. She has two full-time jobs to make ends meet.
Karen works for Jureta Gregg, who adopted seven special needs kids some years ago.
Recently, Jureta hit financial hard times. Her big family lives in a spacious home in Parrottsville, about eight miles from Newport.
In December 2009, US Mortgage Funding sent a letter to both women. The company specializes in loan modifications.
"He told us in the contract they get it done in 90 days, and six is the longest they've ever had to do one," Jureta said.
"He was talking about how they could lower the mortgage rate, plus possibly lower the mortgage itself," Karen said. "It would be saving us between $60 to $200 a month."
Karen and her husband are refurbishing a 75-year-old home in Newport, but their financial situation got worse this year.
So Karen and her employer turned to US Mortgage Funding for help, but an up-front fee was required. Karen says she sent her $1,500 on "December 30th."
"They were saying within 90 days of the payment we would have an answer whether it went through," Karen added.
US Mortgage Funding told both women to stop making house payments to their lender while the modification plan was being negotiated.
According to their contracts, if the loan modification was rejected after 90 days, their $1,500 fees would be returned.
The modification plans for Karen and Jureta were turned down in March. "They're to refund our money," Jureta said.
But the women are still asking where their money is. "Since the beginning of June, they will not answer the phone. Their voice mails are full," Karen said.
Brian and Linda Lattimore operate United Capital Lending, which helps homeowners refinance their loans.
"The biggest problem we've seen is the modification company tells the client to stop making the payments," Brian Lattimore said. The couple says families get deeper in trouble with that approach.
"If they don't qualify for the modification at the end of the 90 days, they have to catch those mortgage payments up in one lump sum," Linda Lattimore said.
"You've got to catch all that up and fees, and those fees can be more than you owe in some cases," Brian said.
6 On Your Side contacted US Mortgage Funding, telling the company Karen and Jureta have waited more than four months for their refunds.
A representative with US Mortgage Funding apologized, saying the company would get in touch with Karen. Her plan has now been approved, we were told.
While Jureta's plan was rejected, she would get her money back within a month, we were told.
Karen says she's heard that line before. "Well they said at the end of April, that it would take 30 days to process the refund."
"I think it's pitiful that a company can go on and do people this way," Jureta said. Her mortgage company is working with her so she doesn't lose her home and a place to keep those with special needs.
It turned out that Karen didn't need modification after all. She successfully had her home refinanced through United Capital Lending.
Both women plan to file complaints with the Federal Trade Commission and the Tennessee Consumer Affairs Division

This company will not help you, all they want is your money. I am going to file a claim against this company. They barely return any of your calls. They have several different numbers and they gave me a fake extention! Do not deal with this company at all.

I filed a complaint against US Mortgage to the Attorney General's office. They've been in contact with me and have their Mortgage Fraud task force working on my case. This company took $1800.00 of my money to do a modification on my loan that didn't even have a modification program in place at the time. I found that out on my own. I've been in contact with US Mortgage on many occassions to get my money refunded and I've been told I'm not entitled. I've filed my own complaint on this site, as well and will be filing one with the Better Business Bureau as well.

Man you have got to be crazy everywhere you go be it the FBI, Attorney General, Federal Trade Commision, Consumer affairs agency, HUD, --they all say the SAME THE THING - companies that ask for money up front for the services of loan modification are Bogus. The going knowledge is that these services ARE offered for free so noone has to profit off of your hardship. I want to see this guy file a law suit against hopenow alliance as well which is affiliated with HUD and who also offer the same description of your company---instead of damage control this CEO guy needs to have his fully satisfied clients, who received an astounding modification which saved there home, and made them ever so faithful to your COMPANY---where are all your satisfied customers in SHELTERS for the Homeless? Why is it that your company refuses to send hard copy documentation to your clients so that can see how transparent your operation is????? Why do you offer money back guarantee is it because such a deal implies you guys are 100% sure you can help!!!! Well then let us here as part as your marketing true life clients of yours who not just got a loan modification but one that prevented foreclosure and received favorable rates according to their income!!!!! I personally have filed a complain with the Florida Attorney General, and it was easy to do because although you guys do not a deluge of complaints they are slowly drifting into the hands of the Attorney General of Florida before lying about this do yourself a favor and call yourself I did!!!!! Not only that you guys have complaints filed against you with the Federal Trade Commission. Stop chasing John S. and call any State Senator and see what the think about ALL THE 71 COMPANIES LIKE THIS THAT ARE UNDER INVESTIGATION IN fLORIDA as we speak- whether you intend to rob anyone is less than important as by the structure of your business is akin to having a ski mask and an uzi and saying you are trying to help. Call your government aganecies anonymously and describe your business to them and see what they have to say and then you can have as many lawsuits you want and with an adversary that can handle the legal fees.

Oh yeah I did file a complaint with the Florida Attorney General and so has many others as i was informed by the attorney generals office during my filing, without giving specifics they did note several compalints. Just not enough right now to nail you guys--- if you think you're immuned to complaints check out the federal trade commision who also is interested in what you're doing!!!!! Funny that you guys do not have time to return calls to your clients to fulfill your contractual duties but you have time to create more lies in an effort to diminish the truth about your scam --- as it is described by HUD officials. Hmm anyway God is good and with a lil help from the FBI in this instance he will prove to be JUST!!!!!

I don't believe they are a member of the BBB. I checked the BBB website and confirmed that there are NO complaints against them during the last 36 month. Yet, the BBB gives them a rating of ONLY B+. I suspect that if they WERE a dues paying member, the BBB would give them an A or A+ rating.
I agree with you Laurie that I wouldn't trust the rating system. I've seen other companies with numberous complaints with the Florida BBB get better than B+ as a rating. In fact, some get A or A+ ratings even though complaints are filed.
So what's the difference? IMO, the dues paying and BBB accredited businesses seem to get the better ratings when compared to non-BBB member businesses.
For the owner: Good luck with obtaining records from the ISP. The ISP is based in Ankara, Turkey so I wouldn't expect them to pay much attention to a subpeona from a US District Court over a civil matter. If this is truly a posting from a former employee, by all means seek whatever judicial remedy you can.
Ripoff Report serves a very real useful purpose but bogus reports help NO ONE.

those of us who actually take the time to read the consumer protection info here on ROR and other sites - KNOW THAT BBB RATINGS CANNOT BE TRUSTED.
All your so-called rating means is that you are dues paying member and in order to keep your dues money coming in - BBB deliberately gives you a better rating and does not post MOST of the bad reporst they receive about you.
BBB has not been advocate for the consumer in quite sometime, because they decided receiving dues from bad businesses was more important then protecting the consumer.

To John S, who claims that he has been harmed. US Mortgage Funding DEMANDS that the you come forward with proof and contact information. Our firm has ZERO complaints with the BBB and offers a 100% refund IN WRITING on our retainer agreement. Any client who has ever requested a refund, has received it within 72 hours. This posting is a COMPLETE HOAX and USMF has had no loan modification clients in Boca Raton.
We can only speculate that this posting was the result of a terminated employee attempting to cause us harm. While we respect the immunity of the Ripoff Report, we will be filing a subpeona to obtain the IP address and account information on the author and his fraudulent posting and we intend to prosecute to the fullest extent of the law. There has never been any complaint against our company to the Attorney General and any reference that there has been is malicious.
