I paid my $300 fee with my Visa card in November 2006 thinking I would have a dynamic ad placed on their website. It was to include RENT and SALE price for my timeshare unit.....for 1 full year.

I was told my fee would not go through until my contract was signed. NOT! They charged my card right away.

I checked recently to see how the website was doing and how many properties they had at my resort. Oh my gosh! The ad was horrible....AND...it was only for RENT.....

In order to get it into the SALE category....they wanted an additional $400.
But, I explained to the sales agent, I was promised in November that it would show FOR RENT or FOR SALE....not 2 separate charges.

There are so many on their site that you can't even begin to find your own ad unless you have a number. Someone looking to rent or buy has so many properties that pop up....how can anyone ever get rid of the one they are advertising.

This is a Rip Off.....I recommend NOT advertising with these people. Run as fast as you can....

I have found a different broker that only charges $299 and has no other fees involved when he finds a renter or buyer....This group says there are additional closing costs that the buyer pays.....I don't see any of that in the paperwork I signed.

I want my money back!

We understand that it can be very frustrating when trying to rent or sell any timeshare property. We never guarantee a time of sale or rental, but diligently work hard to line our customers up with a renter or a buyer. The comment about charging your card as soon as you purchased the service is true. We start advertising right away.

As soon as you place an advertisement with our company you will get a call within 5 minutes from our verification department. The purpose of verification is to make sure all information will be advertised correctly.

During verification we state the fact that your credit card will be charged in the amount of $300.00 to place the ad. Now our website is one of most comprehensive websites for timeshares in the business. We provide all customers with information that will help them make an educated decision when purchasing a timeshare property.

In regards to your individual ad, I can assure you we are still trying to rent your property. It's just like if you were to advertise in a local newspaper to sell your car and it didn't sell. The newspaper wouldn't refund your money because you car didn't sell.

On a one year rental we advertise your property for one year or until rented. We currently advertise very aggressively to find potential buyers/renters. If you do your research you will see that we are on top of all major search engines including Google, Yahoo, Aol, Msn. We direct millions of people world wide to your advertisement.

We pride ourselves on customer service. At anytime you can feel free to call our toll free number and any secretary will be able and happy to help you with any needs. We don't have your name in this report so I can't show the specifics of your ad, but we would be happy to do everything possible to get your timeshare rented. We continuously implement new processes to help find buyers/renters. Please contact us and we will change your comments or your asking price to drive more traffic to your advertisement.

Also, to address the comment about having so many ads on our website. You have to remember timeshares aren't met to be monetary investment, but rather an investment in lifestyle. The resorts don't offer you a solution to help sell or rent because it's more profitable to sell/rent their own units.

So the majority of the time you have to go through either a timeshare broker or a for sale by owner company such as a company like us. We currently have an extensive inventory of timeshare units. This benefits anyone that is looking to buy/rent a timeshare property. You stated you signed up with a broker and are currently happy with their services.

The question I have is where are they advertising. It takes exposure to sell/rent any timeshare. Are they as aggressive as us? If you're advertising your timeshare for sale through us we do have a refund policy that states if you or any other company in the world can sell the property before us within 15% of your original asking price we will fully refund your money upon proof of sale.

So if this new broker sells the property before us we will be happy to refund your money, we just need to see proof of sale.
