I have had the same nightmare with these people that everyone else has. The person I have been talking to is Angel. No, this isn't a joke, that is who I am dealing with at VBM.... Angel.

My wife lost her Management job because they closed the store she was working at and I am not able to work the hours that I used to due to health problems. (I used to work about 60 hours per week, now I work only 40). So, we fell a few months behind and I'm not sure how we will get caught up.

We are doing a telephone transfer of one month's payment on Monday and from what I have read, that may be a mistake because now they have our account numbers and could possibly do that again without my knowledge or approval. Luckily I live in a small town and know the bank personnel well and hopefully a phone call to the bank will stop all further withdrawls from VBM without my consent.

And the insurance thing. I questioned why my payment which was regularly $615.71 went up to $699.76. It was because they didn't have proof of my insurance. So we faxed them a copy of the declarations page on Wednesday and from what I have read from other posters, I am sure that is going to be a battle trying to get that money back from them.

I am afraid that our home is going to end up repossessed. I am curious if anyone else has gone through a repo with VBM and what their experience was. I have searched for hours on end on the internet but I have yet to be able to find anything that deals with the legal aspect of Mobile Home reposession. I am really curious as to what my legal rights are, what the process is (I am pretty sure that I have received all the appropriate notices) and how long I have to move out once it is decided that they come and get it. If I could afford an attorney, I would hire one.

We know what you are going through

We know what you are going through. We are going through a similar situation. We have been harrassed by VBM since the day they took over our contract. We keep a log of every time they call and who they call. They have called everyone in the book with our last name asking if they are related. We finally got hold of them and they denied ever calling. They call my mother-in-law everyday. She is 79 years old. They even said they had never heard of Greg Allen when we called the first time. Then they finally put us through when we gave them our phone number. They said they will send a rep out to the house. We told them fine. Write us a letter-- we are no longer accepting phone calls from you.

Good luck and hang in there. It is only a house. You still have your health and family and keep God first and things will work out.

I got the final letter (registered mail) on the 10th stating that I had till the 14th to come up with the whole amount of the loan. The letter was typed on the 4th of March and wasn't sent out till the 9th of March. (Per postal cancellation on the envelope)

Well, my lawyer had called Milo and told him to not contact me or my wife. And that if they had questions or concerns, they were to contact him. Well, today, I got home from work at 6:30 pm and found a message on my machine from somebody that I had never talked to before.... Brittney. I was to call their office by 5 p.m. When Brittney got my answering machine, she called my wife's cell phone. And somehow, there was no record that they were to contact my lawyer and not us. Hmmmmm..... Imagine that! Sounds like 2 harassing phone calls to me!

Vanderbilt Update!

Well, like I said, Angel told us that we had to have $700 in the bank on the 28th so they could do a transfer. I got a call from Milo on the 29th. The message on my answering machine said that he would be in the office till 8 p.m.. I called at 7:50 p.m. and guess what.... he was GONE! Imagine that! So I talked to this Ms. Watson. I was informed that they didn't take out the money because I didn't call them on Monday to have them take it out. I was never told to call them! I was told to have the money there and they would automatically take it out. Ms. Watson told me that I would have to talk to Milo. (which according to Angel, He was no longer in charge of the account)

So, today (02MAY05) I called Milo. He told me that if they took the money today that I would still owe $2,700 by the 19th. I told him that I may have someone interested in buying the place and wanted to know what the payoff was so I could tell them. He said that I couldn't get the payoff amount because I was behind on payments. Talk about a double talk professional! So, I finally said, "Just come get the d**n house!" and I asked him how long I have to get my stuff out. He told me to have it out this weekend. (06MAR05) WHAT???? I can't get it out in that time frame. So, if I give you the $700, I would have till the 19th then? He said,"Wait, do you want to keep the house or not?"

So finally, after about an hour on the phone with him, I insisted that he put me in contact with someone that knew the timeline that I had when I told them to come and get it. So, this gal comes on the phone in a conference all and basically says I have 48 hours and hangs up on me. I called around and found a lawyer to take my case. He called Milo and Milo tried giving him the same double talk runaround.

I wanted Vanderbilt to let me stay here till 15April. That is when the house that I am renting becomes available. My lawyer told me that if they want to evict me, they would have to go through the courts and by the time it was said and done, it would be a little better than a month anyway. The lawyer suggested that it would be much easier on everyone if they just let me stay till mid April. Milo wouldn't hear of it so now my lawyer is going to make the jump throu every hoop that they are required to by law.

Sorry to hear of your problem. I've been down that road too and have recovered.

Now, here's a plan. First, go to and learn about the honest and free counseling available in your area. This isn't the kind of counseling advertised on TV and the internet.

Your church may also offer free counseling through Crown Ministries.

If the home is reposessed, you may have a deficiency judgment assessed for the difference between what you owe and what the home brings at auction.

If the home's not your only problem and repayment seems unlikely, your advisor may recommend Chapter 7 bankruptcy.
