I have lived in Village Oaks for over 2 years. I was fold that trees are trimmed twice yearly.  I have yet to see it done once. When I call to inquire about it they tell me they are waitkng for more bids. I own my home so trimmed trees plays a crucial factor in preserving my roof. My rent has gone up twice and is scheduled for increase again on january 1, 2014. It is my undunderstanding that ghey are not allowed to raise ones rent until the lease comes around. I pay nearly $300 a month for a tiny lot, rutted roads, constant change of management and tree branches constantly falling. There are far too many issues with this ckmmucommunity so I will stop there. I have legal assistance in this matter. W ed shall see what hapoens.

 Yes Communities is the most unprofessional business I have ever dealt with. They lie, cheat, and steal LITERALLY!!! They should be put out of business. My Mother had a mobile home in one of their communities in Sherman Texas. They raised my Moms lot rent every 6 months even though she had a lease stating what rent would be. They also charged her late fees continually even though her rent was never late. The manager was not in her office for days at a time. So if she didn't come in until after the 5th she charged a fee even though the check was in the drop box well before the first.  

When my Moms lease was up she moved out and told the community she was selling the home. They offered to buy it. The house was vacant but still had the appliances and a few miscellaneous furniture items inside. For months they drug their feet on the paperwork (all while still charging her lot rent). They said they would return it on the purchase of the home. Then several months later they decided not to buy the mobile home. They still had the key and they entered her home and stole items from the home.

She then sold the home to a private buyer who moved the home. There was a 30 day notice to vacate provided before hand and the lease was up. She was told for several months the deposit was being sent back, but now they are claiming she is not getting the deposit and have made up several bogus excuses as to why. The even better part is that while the home was vacant the water was turned off at the main, but she kept getting a high water bill. We questioned it several times. We even turned them into the water company for fradulant billing. The water company said the agreement they have is to charge the mobile home water fees for every lot they have whether vacant or not.

Since they have this agreement the water company could not handle complaints. I found this odd and kept questioning this.  The manager of the mobile home park finally admitted what was going on and reversed the water charges on my Moms account to keep me quiet. She said that they lose money on the vacant lots so they tack on extra charges on other tenants water bills a little at a time to make up for the loss. THIS SHOULD BE ILLEGAL. There are so many more complaints. I really hope people read this and get the complaints into the Better Business Burea. That is the proper place to start.
