One thing my attorney said is the only thing free is finding evidence.

Well people so far I haven't even begun to search hard and I have found plenty.

Why would a company not even return calls to the Better Business Bureau?

Visions investments llc states that we are in a binding contract for the next 4 years (one year has passed so far). They won't release Stephanie or Johnny from this so called binding contract.

Why is it visions investments llc keep breaching the contract every month since June, 2007?

If you read on page 1- #3.1 of the residential real estate agreement, it states clearly LATE FEES: In the event payment is not made within five (5) days after due date, Lessee agrees to pay a late charge of $25.00 plus interest at 18% per annum on the delinquent amount.

This means visions investments llc: that you owe us $25.00 plus an additional 18% interest on all late payments after 5 days. It is in the contract, that so far visions investments llc has breached for many months now. Lots of money if you add up how many times visions investment llc have failed to pay 2 separate mortgages on time. Interest only mortgages I see. HMMM.

Johnny and Stephanie had a credit rating well in the 800's until Visions Investment LLC ruined it. RUINED IT. By July 2007, Johnny's credit was in the low 600's DUE TO THE LACK OF CARING and PROFESSIONALISM from visions investment llc.

Why were we promised by the vice president himself that he would stay on top of the mortgages with Danny in accounting, yet the ball is dropped every month.

Why was Stephanie lied (LIED) to and never responded back to numerous phone calls..... We have dates, times, LIES and all the screw up's documented.

I have noticed a little company you are all affiliated with Prosperity Properties llc (Which is visions investment) have been in some law suits. I will investigate them more at a later time.

I also find it odd that a stranger emailed me a few months ago regarding a house fire in Atlanta Georgia. I just confirmed it was true from Danny in accounting yesterday. Pretty weird how nobody from your llc even contacted Stephanie or myself regarding a fire. No police reports, no insurance reports.

I like how I have left 4 messages without any response. That appears to be Visions MODUS OPERANDI . Oops did I forget about the faxes too. Nobody responds. The only person(s) who show any caring are the admin assistants working there.

Pretty interesting that you cannot get a Comp for 741 Erin Avenue in Atlanta Georgia. Find it real funny that the State Tax Assessors value shows the home is worth a mear $143,300 for the house on 741 Erin Avenue, Atlanta Georgia... Yet you paid $245,243.00... Why would a credit investment llc pay $100,000 more than a home is worth? Why would they just pay interest only for 5 years and claim they will then Buy the home outright from us on Nov 1st 2011?

Why is it a so called credit optimization llc would sucker good hard working people with excellent credit. Let me repeat that for the people in the back, EXCELLENT CREDIT to join them in helping people with bad credit. Is it so that the people with good credit can be ruined by that same llc?

Why do I feel this is a scam and all my investment friends, family, realtors and attorney's agree. Well since you want to keep breaching the contract and not take our names off the house lets just keep digging deeper.

Call your local FBI agent in the state you live in now.

I just got off the phone with the FBI in Arizona, 602-279-5511. They said for anybody whom has been ripped off by VISIONS INVESTMENT GROUP, Prosperity properties or any company affiliated with VISIONS, to call your local STATE FBI OFFICE. File a report now. They are opening a full investigation on these jerks. We need everybody to file for your state. This is a state and federal crime they are committing.

Do a Google search for the FBI in your state and call now. Ask for an agent and file a full complaint. Don't be embarassed that you are caught in a ponzi scheme. Do something about it. Calling the FBI doesn't cost you any money but can end Visions for good.

Visions Investment and Prosperity Properties ALL LIARS AND THEIVES

After reading other responses, I feel so sorry for the others like me. We signed up as Credit Optimizers (Meaning suppose to help your credit). Instead we will all have to foreclose on homes and file chapter 11 if possible.

I emailed Visions one last time. The house we purchased with them on contract was for 5 years. It is a lease to own contract. They failed to make two payments in 2007. The house was also burnt down in 2007. They failed to make 3 payments this year so far. The home is located in a Ghetto. (GHETTO) in Atlanta Georgia. We called the phone number to the original appraiser. Gee it was disconnected.

What our the odds. No home could of ever been worth the $249,000 they sold it to us for. No doubt the appraiser was in on this. Visions also had an employee buy it months before they flipped it on us. I am sure they did the same to all the other people. Wouldn't suprise me if they started the fire too. This way they could collect the insurance money and run.

Believe me they tried. I made sure they couldn't collect that money. Now we had to rebuild a house that has been broken into twice during its rebuild. The bank has been harassing me daily for money we cannot give them. Yet with all this and others going through the same thing, nobody will help. The crooks, LIARS, Cheats, Theives, JOHN LOWRY, ALLISON MOON, TROY DOLLAR and ERIC FOSTER and many others.

they just sleep well every night and continue on there illegal rampage. Well keep dreaming at night guys. We will see who wins in the end. Just because the law won't help us, God is watching and you will reap what you sew. They can afford real good lawyers but cannot afford to keep up with there own contracts that are breached.

Funny how Troy Dollars own wife admitted that he quit with Visions. If so Troy why hide? Why not come out and help those who have been ruined by your ex company???

Hi,
I just found this report as I was planning to submit a report of my own. To make a long story short, I've been ripped off by Visions Investment Group/ Prosperity Properties as well. I would like to do anything I can to help and I'm also interested in possibly joining a class action suit against them. I saw a number that Johnny posted in an update above for his lawyer and I will call them.

I got involved with Vision Investment Group in the summer of 2006 when I attended one of their seminars. At the time my wife and I were struggling financially and were looking for some way to make some extra income and become more financially independent. I listened to Jonathan Lowry and Troy Dollar pitch their system and thought that it was something that I could try. Not having the money to buy their entire system, I decided to buy into the "Credit Optimizer" portion of their system as my credit at the time was still good. I went through several "training sessions" with my coach who tried to explain the system and the credit optimizer process to me. Every time I had concerns about the risk he would reassure me that the risk was extremely low and that Visions had "managed" the risk to near zero.

They ended up finding a house in Arizona for me to be the credit optimizer on and, in November of 2006, I completed the mortgage process, closed on the house, and signed the lease agreement with Visions. Everything went fairly smooth until the summer of 2007 when Visions/Prosperity Properties began to miss some of the monthly 1% lease payments to me. They were still making the mortgage payments (two loans) at the time so I wasn't too concerned. Then in December 2007 they were late with the mortgage payments that went over 30 days and my credit was hit. They caught the payments up in January but were again late in February, March, April, and May (2008). The February and March payments were eventually made but late fees were attached. As of right now, payments for April or May have not been made and the June payments are also due. The mortgage company is going to accelerate the loans and call them due on June 25th if not caught up.

I have done everything I can to be patient and work with Visions, including going to their office to make a conference call to the mortgage company (I live in Utah). They will not respond to phone calls and very rarely return my emails. They have made promise after promise to me and to the mortgage company and every one has been a lie. Needless to say I'm now in a huge mess. I can't just take over and lease the house to someone else. The monthly payments are way more than anyone would pay. I can't afford to hire a real estate agent to try to do a short sale on the house. The most likely outcome will be that the house goes to foreclosure. My once good credit is now ruined. I will likely be responsible for any taxes on the shortage that the mortgage company writes off after the house is sold at auction.

I feel like Visions Investment Group/ Prosperity Properties sold me a product (their system), made claims and promises that they haven't kept, and signed a lease agreement that they have violated. My credit has been ruined and my financial future is in peril. Visions/ Prosperity Properties have been deceitful and dishonest with me while I was trying to work with them and trust them. They need to be held accountable.

If you are considering getting involved with Visions/Prosperity Properties, or Strategic Wealth and Capital Group, which name they are also doing business under, hold onto your wallet and run away very fast. I wish I had.

I want to be part of the class action suit

We feel like suckers. Our credit will be ruined.. We can't afford to make the ridiculous mortgage payments on a property in Florida and just want out. What happened to the guaranteed end buyer for the property?? No one has ever lived in ours. How can I contact anyone to band together??

I just found out the person who owned the house before I purchased it works for Visions. This is now a federal crime and the attorney general will be contacted in Arizona and Utah.

Lets band together

I read your report and since you have an attorney would they be willilng to do a class action suit against Visions? I have found some hidden evidence against this company that I think your attorney would like to have. I would love to become a part of a class action suit since once one is started anyone in the country can become apart of it no matter where they live. One thread alone is weak no matter how right they are, but with many strands that thread becomes a rope with great strength. Companies like this one think they can by pass the law and get away with it because they have lots of money. That is why a class action suit would hold a great deal of weight and with many standing together we can see justice done.

Please ask rip off to forward a contact number for you to me. Or list an update with your attorneys name or firm with thier number so anyone reading it can know where to make contact to join the suit if we can start one.

In lawsuit with them as we speak. Please contact ripoff report if have been ripped off by Jon Lowry or anybody at Visions Investment LLC, Prosperity Properties, Vision investment LLC, Strategic Wealth & Capital Group, Inc. I know of another person already in suit too. We need to band together and WIN. The only way to win against these criminals is for us to reach out to one another. I need all the information possible to give my lawyers. Please contact Ripoff report. I authorize the owner of ripoff report to give my email address to anybody with information regarding illegal activities with Visions. I will also forward all information to the FBI for full investigation.

I have had enough of there sick games. If you have a lawyer, please have them contact rip off report to get my information. They can contact my lawyers too.

Please help. The house purchased by Visions/Prosperity properties was burnt 90% with our names on the house. We are repairing now but won't be able to sell nearly close to the price Visions had us buy it for. Over $100,000.00 will be lost.

All I want is my life back. These people own us on a contract they have breached many times and won't abide by there own written rules.
