Waterford private homes & condos Waterford llc, Raptor properties , Substancia MGMT properties. Outrageous dues, no repairs , favoritism, lies, corruption, too many to list! NW 63rd and Penn Oklahoma
For about the last 3 yrs. I've lived at the Waterford condos. Our monthly dues are over $700 month. Multiply that by 113 units; granted, some are higher, some a little lower. That's the monthly amount they take in . Besides 2 saunas, 1 hot tub not working , after doing nothing but talking about repairing the roads for 3 + yrs., they have finally done part of the complex only to have a water leak that has been continuing down the new road for over 2 months now. The president, Connie Ellison, has been reported to kick out of meetings owners who ask questions (such as repairs and when they will happen) as well as yelling at some of these elderly residents to the point of intimidation. While she remodels her own condo these issues are not of concern: including a patch of the new road that had a water main break and was an eye sore for over 2 months.
Now keep in mind this costs only $4000 approximately to repair (as I asked the construction guy who I saw during the repair). So why over 2 months to fix with at this time over $ 400,000 in homeowners' dues sitting in accts for such repairs? Her #1 priority is parking...which only applies to people who don't kiss her butt!! There have been robberies swept under the rug . The security which they push as a big benefit to living here has all cameras, with the exception of 2 on the North gate and at guard gate, aimed across the street at the business park!! If we are paying for that in our dues then why are we paying for it across the street where NO residents live? A non-profit organization is suppose to mean just that, correct? I have hundreds of pictures of her friends or board members parking wherever, whenever, including fire lanes. We get harrassed constantly! My vehicle had a sticker placed on it and my winshield was damaged due to mu trying to remove it. Connie's response?? I should not have scraped so hard?!?!
Once when we were traveling out of state, the board, after granting permission for us to park in a certain area, threatened to have our car towed within the hour! Blatant harassment! The walls around here have been cracking and loosened up due to earth movement and the fact NOTHING has been done since 1984, when this place was built. They have been talking about repairing a leaning wall between the hotel and association property. In the meeting minutes it's been discussed about how much it cost. It was decided the hotel management shares the responsibility in negotiating with contractors to fix it. However, according to a surveyor, who was hired by the HOA, the responsibility of repairing the wall falls on the H.O.A.! Mysteriously, on July 1st a small car ran through a brick wall in this particular section of the property. How convenient!
The story I heard was so ridiculous, considering the location and the self admitted greed of the management company's head honcho Chris Bolding. I'm just not one to believe in coincidences considering their lack of repairs, amount of $ the board members have at their control , and the fact that most residents are elderly, on the board or in their little clique! This place is the most crooked , thieving and deceiving place EVER! The president Connie asked me if I ever considered moving. Why? Because I'm making valid points? At one time, we had access dog park here, but there is a lock on the entry gate. The excuse? No one picked up after their dogs. No one does now (including Connie, I'm sure!). I have past info on some of these crooks...it's the same gang folks! It's all public knowledge. BUYER BEWARE...anyone can paint a picture , but these liars make you think it's Disney World when in fact it's Jurassic Park!! I've left out way too much for the sake of the reader. I'm not stopping here though, because when board members use foul language to a 12 yr old, continue to harass a family who bothers to follow the all of the rules (while others in the clique do whatever they want), be assured it's kind of nice to have a family member in the I.R.S. Since homeowners associations can do what they want once they reel you in , the only option for justice is reporting it.
