Whitetail properties changing prices hays, Kansas Internet

Found a peice of property we would like to build on. Made an offer. They came back with a counter, but with different acerage(said they had more acres than they had). The real estate guy was 'well they're just confused'. Then made a different counter, again they came back with a non-sensical offer. So made a full price offer on the per acre basis but for less acres, still over 100 acres. They came back with a counter of more than the orignal asking price. The whole time the real estate guy is like "well for more acers it's worth more per acre". I went and got an appraisel and it turns out I was willing to pay more than appraisel value. The real estate agent either can't communicate with his clients and thinks that it's an ok practice to just change asking prices, even when I was willing to pay for the survey. Agent has no idea how to communicate or how to get his clients to repsond with actual counters.  Basically that raising of the asking price is why I filed this. While it's not illegal, it is unethical.
