If you take their 2-3 night Hotel stay offer (thousands do) at Alexandria VA or other locations, be aware of extremely brutal sales presentation and in my opinion untruthful salespersons. If you do not buy into their time-share resort deals, expect them to milk you for whatever they can get (relative sales leads etc). We paid about $70 for two nights stay at local Holiday Inn (found a roach in the room) and they gave us $50 in cash. This sales process takes place under high security and highly controlled atmosphere (example elevators are keyed and drowning music so you do not hear other sales meetings 5 feet away).

They start by offering you 3 deals (not sure of the exact details): 500,000, 300,000 and 210,000 points. These points allow you to stay at their 150+ resorts + RCI resorts (international) for about a week or more, depending on season, demand, number of bedrooms etc. I figured cost is approx 5 points to $1. The 210,000 points would cost $43,000. The longer you are there, one would be offered smaller deals; the last was 168,000 points for $1200 down and $168 per month. Financing is at 17% interest for 10 years. Maintenance is usually $1300 for each year, even if you pay the $43,000 in cash.

The company controls Property Management and each resort is worth approximately 10 million points. DeJun, our salesman mentioned Chicago Title will take control in case Wyndham is out of business. He also mentioned in the 2 months he has worked, he made $36,000 in commissions selling to 36 people. He was known as the golden boy.

They claim you could apply the points towards airfare and hotels. I calculated that 210,000 point was worth at most $1300 in resort stays, so if one applies points towards airfare one would not be able to stay at the resort. The catch is, you could stay at these beautiful resorts but you would have to pay for airfare to get there, food and local transportation. If you wanted to stay in Paris for example, you would have to apply your points towards a hotel there.

In my opinion the best deal is to buy these points and deed from an existing user at minimum 20 points to $1. The 210,000 points should be worth less than $10,000.

I have realized by other RipOff Reports that Wyndham will offer to buy back your points at 56 points to $1. Now I realize that one should not pay under 40 points to $1. So 210,000 points should be worth about $5,000. This is in light of not being able to make reservations at select resorts.
