 My family and I moved to the Creekside Mobile Home park on September 1, 2008.  Our rent was 725.00 a month.  Shortly after we moved the Yes communties bought the Park and made what we thought would be improvments.  However the rent on our lots keep going up and the constraints keep us closed in.  We keep getting letters or citations for our lot that realy have no stance. 

Example #1 Wednesday we are pressure washing the house and cutting the grass, and while we are in the process the code inforcer was driving around on his golfcart and stoped to chat.  He clearly saw that we were doing our yearly pressure washing and cutting, and cleaning our yard.  The fallowing day we recieved a citation to cut our grass.  When I called I was told to cut it again because it was not done well enough.  What is the standard for cutting grass?  The lawn mower blades were as low as they would go inorder to get the shortest cut.  We had to cut it again anyway and the Yes Community code enforcer drove by a few times laughing.  Is this realy nessasary. 

Example #2 I had to get rid of my childrens basketball hoop that was in my back yard as they stated that it was a liability and if other children got hurt the Yes Communities would be held liable.  This is what homeowners insurance is for.  They then rebutted in a citation that if the violation was not removed then we will face eviction.  The trampoline was the nest thing to go, and then their swingset.  All was in violation of some agreement that we "signed" I, nor anyone signed an agreement with the Yes Communities.  We signed with Darby. 

 

Example: #3 Now curently we pay 365.00 a month up from 225.00 from september 1, 2008 and we have continued to have to get rid of things that make living in a community great.  The children now have nothing to play with and we are cotsantly getting citations for their other yard toys being in view.  It is beginning to get rediculous in all that they will fine you for. 

Example: #4 I have a gazebo and have replaced the top material three times.  I have removed it for the hurricane season as the storms that come through tore the others that I had to replace.  Now the Yes Communities tell me that I have to take the entire thing down because it is in violation of their rules.  It has been up sense I moved in when did the rules change and why are they just telling me now.  It is bolted three feet into the ground so the metel frame is not going to go anywhere.  I have talked to various neighbors that also have one and they have not gotten a notice.  I regret that now I feel as if I am being targeted. 

Example # 5  The yes communities are to keep tree limbs from hanging onto the roofs of our houses and the code enforcer or maintence man that is to so this refused to get on out roof to cut them down because he said that if he were to fall through then we would be able to sue them.  He stood while on the clock in my yard and had my husband go up on the roof to cut them down.  Does this sound right to you? 

I have never been late on my rent or not paid any bills on time.  My children do not get into trouble, I have never been put into rehab or been to jail.  I have no criminal record and do not believe that Yes Communities are out to get anyone in particular only that they are misleading in their slogan that Yes Communities is a great place to live.  They want your money ONLY and do not give you the sense that you belong to a community at all.  They want no part of children and do not even care to have reminders of them in the community. 

They have taken away all reasons that I moved into the community in the first place.  I want my children to be able to go into the back yard and play now there is nothing to play with.  The responce that I got from the yes communities office personel is that their will be a play ground for the children to play on.  It is realy just a place for teenagers to hang out and pick on little kids. 

Least to say I am currently looking for another place to move our mobile home and would not recomend this park to anyone.  This is not a report that says that they have done something malacious or againts the law and where I have been in violation, I have did all with in my power to correct the situation.  They do continue to raise the rent and as long as they give thirty days notice they are allowed by law.  BUT they continue to take everything away that means to live in a community away from the people that want to live here and raise children.  The children have nothing to do anymore.  If you have children do not live in this community.

We at YES! Communities pride ourselves on providing excellent customer service and great value for our residents. We would like to address each of the examples left by this resident:

#1- The staff that monitors the community from golf carts, is unaware of the notices that go out to individual homes in regards to lawn care, etc. Therefore the staff member that held the conversation with this resident while they were in the process of cutting their grass would not have been the same staff member to leave a notice and would never drive by laughing in in the manner this resident depicts. The Creekside team is a happy bunch,  but never mean or malicious laughter. 

#2- Basketball hoop removal is a company policy and because all Darby leases expired by 2013 anyway current lease would have been signed under YES! Communities and the leasee would have had to agree to our Community Living Guidelines. Creekside does not issue 30 day notices until there is no other way to get the residents to comply with the rules and regulations. This particular resident was not issued a notice of 30 day to vacate. While YES! Communities does not allow personal basketball hoops, trampoiines, etc because we would be held liable for any injury incurred on our lot we do attempt to provide each community with amenities children of all ages can enjoy. Creekside in particulare is in the process of resurfacing asphalt behind the community and putting in a basketball hoop for the entire community to enjoy. Creekside also offers an outdoor swimming pool and unique YES! Community activities.

#3- The increase rent is a reflection of the increased cost of living seen across the board in today's economy. However, since aquiring Creekside from Darby, YES! Communities has worked to improve the community in many ways including repaving some of the roads, adding a new playground, and resurfacing the pool area. All of these improvements were in an effort to increase resident enjoyment.

#4- While doing property inspections the community manager noted that it was just a frame in the yard, the community manager then called the resident and told them to remove it. The resident called back and informed the community manager that the cover had ripped due to high winds, but that he planned on replacing it within the week, with this additional information the community manager let the resident know that gazebo was fine to stay.

#5- YES! Communities maintenance is not permitted to remove tree limbs if it means they have to climb onto the homeowners roof. If the homeowner is completely unable to remove the tree limbs themselves and maintenance staff can remove them without having to get on the homeowners roof, then the community will take care of the tree limbs.

We are sorry to hear this resident had concerns with their community and did not bring it to the attention of our community management or the home office through our customer service email YESICanHelp@yescommunities.com. We encourage residents to bring any issues to our attention so that we may address and work to resolve them. If this resident has any further issues we encourage them to reach out us directly at YESICanHelp@yescommunities.com rather than post anonymously making it very difficult for us to work with them to improve their experience with YES!
