Joshua Dibernardis Deadbeat Tenant Damaged House, and left owing several months rent, broke lease San Antonio Texas

Josh was treated with quite a bit of understanding and forgiveness, for several months. The first 6 months was guaranteed by his boss - no problems. The seventh month he began to be late with the rent and we tried to work through his situation. He eventually stopped paying completely using his new wife who had left him as an excuse, saying she was taking off with his money and that he had been helping her get her kids from her ex.
Not only was he delinquent in paying rent, but he left the pool almost black with algae and dirt, he had kicked in doors and damaged doors and the frames, left the house filthy, (I can't imagine what kind of animal would have used the shower in the condition he left it) Even while claiming he had no money he apparently could afford to buy Kilz and paint over a pretty sage color in the dining room and get paint all over the wood floors.
He owes a total of $5650 in delinquent rent and damages to the house, not counting late fees. He continually promised to come and help me fix things and clean, but was always awol. He also kept promising to pay even a little every month, but just suddenly stopped responding to me.
