Commonwealth Title Services, Inc Not giving HUD 1 before closing. Disorganized closing. Not having the courtesy to inform me the check was bounced. Alexandria, Virginia

Commonwealth Title did not send a HUD 1 statement to me (the seller) before closing.  The title company of course denied their wrongdoing but they couldn't produce evidence, i.e. time stamp of the email that they said the HUD was sent by.  The buyer confirmed that she did not get a HUD 1 statement before closing either.    They did not check that the address on buyer's loan document was incorrect.  I got a phone call from them the day after closing saying that we didn't actually close on the house because of this issue.  

We didn't close on the house until several days after we went to the closing table.  It caused us extra money as sellers.  We had to pay extra insurance, taxes, etc.

Wet Settlement Act says,

Duty of settlement agent.

The settlement agent shall cause recordation of the deed, the deed of trust, or mortgage, or other documents required to be recorded and shall cause disbursement of settlement proceeds within two business days of settlement. A settlement agent may not disburse any or all loan funds or other funds coming into its possession prior to the recordation of any instrument, except (i) funds received which are overpayments to be returned to the provider of such funds, (ii) funds necessary to effect the recordation of instruments, or (iii) funds which the provider has by separate written instrument directed to be disbursed prior to recordation of any instrument. Additionally, in any transaction involving the purchase or sale of an interest in residential real property, the settlement agent shall provide notification to the purchaser of the availability of owner's title insurance as required under � 38.2-4616.

The closing itself was very disorganized.  Compare to many closings I have been before, this is by far the worst.

After I deposited the check for the proceed from the sale, the check was bounced.  When I called title company to ask about details, the manager was very rude.  He said, "this is not our problem.  I got a call from your bank last week.  Both of you should sign the check!"  That was 5 days ago.  For a check over $100,000 dollars, don't you people have the courtesy to let me know that it bounced?  As I thanked him for letting me know this, he abruptly hung up the phone.  

I will not recommend this company or have any future businesses with them.
