I contracted Statewide Modular to build me a home in Tuckerton New Jersey. Once we signed the contract it was 6 months before they even ordered the house. They said that they lost the paperwork. They also said that the basement that was being built by a company called Superior Walls had a problem with lining up the basement windows with the windows in the house. I called every Superior Walls company in PA. and I found the company doing my basement. They were very professional and answered al l my questions. The story about the windows lining up was not true. They told me that the walls were already built and Statewide never paid them the $14,000 that they owed them. From the time we signed the contract to the time we actually moved in it took three years, three rental properties, 3 years of storage and five lawyers before we were able to get into my house. Some of the lawyers were not helpful at all it was like they were on the builders side. We found out later on the Statewide had such a good contract that the lawyers were not willing to work hard for us but were willing to take our money.  Statewide never seemed to return any phone calls. I kept a log of all the transactions that took place. I ended up with a 73 page documents which only served to help me remember what we did and what they did not do. As part of the modular inspection they needed to attach the straps from the first floor to the second floor every two feet. They failed the modular inspection SEVEN times before they got it right. The problem was every time they called for an inspection they never came down to do the work.  We also had a problem with them putting up the double drywall in the garage. Again they never showed up to do the work. My lawyer said to me to do it myself if you want to move into your house. I said to him youre my lawyer and I want you to make them do it. My lawyer called them on the phone telling them that if they did not show up and finish the work we were not going to give them the remaining $20,000.00. They showed up for three days and never returned. I called my lawyer to ask him to copy me on the letter they sent Statewide Modular. When I did not get that letter I told my lawyer he was not doing his job so he said he no longer wanted to represent me. The Plumbing and Heating crew were about to pull everything out of my house because Statewide Modular owed them $55,000 from SIX previous jobs.  We held back $20,000 and we were not giving that up until they completed our 1 year inspection. They showed up and took all the items down that needed to be repaired. They also wanted us to sign another contract so that they could get their remaining $20,000. They showed up two more times and never returned. Since they never came back we stopped paying them the remaining $20,000.00.Statewide Modular ended up putting a lien on the house.  It was ironic to hear from my lawyer that they did this. I always wondered how they were able to do that and as a homeowner I could not do anything to them. The siding on the house was so wavy that it looked like it was warped so I opened up a claim with the company that produced the siding to see if the siding was defective. It turned out that the siding was improperly installed according to the manufacture. I finally called the modular home builder Crest homes to ask them if they would come back to repair the siding. They did just that and I watched them repair everything that Statewide messed up on.  Statewide Modular failed to add the 24 inches of plywood to the bottom of the house prior to installing the vinyl siding, they overlapped the plywood on the back of the house after they installed two windows and stuck card board on the back of the siding to try and level it out.  This caused the siding to become warped. During the construction process several people stopped by to ask me questions about Statewide because they were in the same boat as I was and of course the stories were all the same. How does a company like this stay in business?  Could it be that the people that regulate this type of business are really not doing their jobs? Beware of this company, RUN if you hear their name. They opened a small office in Tuckerton N.J. Do Not Even Think About using this company. Save your money because anything you have left will be spent on lawyers that will not do anything for you. Beware of the following first names like Martin, Bruce and Dave. If I can at least save one person from this horrible company I will feel that I have done a good deed.

I've been there!

AUTHOR: plp - (United States of America)

POSTED: Wednesday, June 30, 2010

I just happened to run into this report while I was searching for something else and even though I have also been in my house for over 5 years, I must comment.  First, let me say this...I have seen some gorgeous, high quality work completed by Statewide.  I have heard some great stories about houses going up in a timely manner.  I did my research before we bought our house from them, and I couldn't find anything negative about this company; yes, they have a good reputation and still do.  That being said, this was not the case with my house.  My situation was nowhere near as intense as this situation, but I had a lot of similiar problems.  My perception is that my house was simply not on the top of their priority list. It took us a year to get into our house and we were told it would take 3-4 months.  The house looked beautiful when it arrived from the factory (the factory does excellent work) but it was all the stuff Statewide had to complete that went wrong. I too ended up getting a lawyer, but it didn't take long to figure out that the laws in NJ do not favor the consumer and that most builder contracts don't mean much. I just wanted to describe my experience so others know that they are not alone. When I moved in to my house, I had been paying rent for a year besides a mortgage on the land where the house was being built (we already owned the land, and originally had a trailer on the property which was demolished to build the house). There were plenty of issues, with the house, but we just gave up because we couldn't afford any more delays.  We gave up on our lawyer too, and ended up paying to have the remaining work done ourselves. Statewide presented a lot of "facts" about our situation as well that were blatant lies.  I think its the luck of the draw with them...if they choose to, they can build a great house. I just don't know how you go about getting on their VIP list.  This is my first house and they ruined the experience for us, but we learned a lot of valuable lessons.

Here Are the Facts..."Mr. and Mrs. C" in Tuckerton NJ

AUTHOR: House - (U.S.A.)

POSTED: Monday, February 15, 2010

Dear Friend,

Please take the time to read for yourself, thats all I can ask   Thank you.

Fact: Mr. and Mrs. C are living in their home for nearly 5 years   What is the motive behind this malicious attack 5 years later

Fact: Statewide sued Mr. and Mrs.C for Breach of Contract, and we won!!!

Fact: Statewide Custom Modular Homes is an Accredited Member of the Better Business Bureau.

Fact: Statewide was voted Best Modular Home Builder in 2009 by the Asbury Park Press

Fact: Statewide received recognition from Senator Andrew Ciesla , Assemblyman David Wolfe and Assemblyman James Holzapfel as the best Modular Home Builder in OceanCounty

Fact:  It is the usual course of business to sign a contract so that the buyer may apply and obtain a construction mortgage.

Fact: Construction loans are among the most difficult loans to obtain due to the potential high risk for loss by the bank   Please call any bank and ask.  Statewide is a preferred builder for many banks, so all the customer needs to do is qualify on their own finances.

Fact: Statewide did NOT receive a deposit at the time the contract was signed that deposit was forwarded (9) NINE months later after they Mr. and Mrs. C were approved by their chosen mortgage company.

Fact:  After the construction loan was approved and closed, the following had to happen:

  1. Zoning approval
  2. Septic and well approval
  3. Building permit
  4. Factory construction of the building and delivery to the site.

Fact: Statewide has revolving business lines of credit up to $500,000 and more with any particular vendor.

Fact: If Statewide has 5 jobs open with any given vendor it is possible to owe open balances on these jobs, however all vendors are paid in accordance with the satisfactory completion of the job and the credit terms established with the vendor.

Fact: Superior walls are paid only when they are delivered to the site and there would be an open balance due until the setting of the walls. Please call any Superior Wall distributor to verify.(866)-699-2557.

Fact: The siding on this job was bad and Statewide responded with a Warrantee claim.  The siding was fixed pursuant to the warrantee claim that is given to all Statewide Customers.

Fact: Mr. C modified his garage plans with his architect creating a Storage Attic, the contractual agreement did not include a storage attic or the code driven aspect to install 2 layers of 5/8 fire rated sheetrock to the ceiling of the garage. This was outside of the contract agreement and not an obligation for Statewide to complete.

Fact: Mr. and Mrs. C. by their own admission went to 5 lawyers and no-one would take their case.  WHY???  Because they were trying not to pay the builder for a completed product!!!

Fact: This customer is living in there house for approximately 5 years.  We have not been contacted by them since we satisfactorily completed the warrantee work on their siding.  This would suggest that they have been enjoying their home since then.

Fact: Statewide does all of its business with 100% transparency.  Stop by the office and review the file for yourself.

Fact: If we were such bad people, why has Statewide continued to grow with many happy customers and referrals?  Its simple we deliver and in most cases, over deliver what we sell.  Please stop by our "State of the Art Model Home Center" at 1905 Route 37 East, Toms River, New Jersey and see for yourself....Just ask for us by name: Bruce, Martin or Dave
