Due to the trash and personal property left behind by the homeowner, I was unable to move into a rental unit from "Bev Roberts Rentals, Inc."on the committed move in date of 8/4/2021.

I was informed upon the key exchange around 9 am that they had been removing unit debris since the homeowner vacating the property. Per the inspection notes by "Bev Roberts Rentals, Inc.", the property was “Dirty”, “greasy”, “soap scum”, and “needed deeper cleaning throughout".

At 11:04 am on 8/4/21, I called "Bev Roberts Rentals, Inc.", spoke to Bev directly, and informed them that the unit was filthy, which was concerning given the pandemic. I was given verbal consent to hire an external cleaning party from a local group for $360.50 and had the unit professionally cleaned. Afterwards, I forwarded "Bev Roberts Rentals, Inc." the invoice.

As a result of remaining unit issues, personal property left behind by the homeowner, and the lack of responsiveness from the landlord, I submitted an "Intent to Vacate" notice on 8/9/2021. The unit was re-rented with an effective date of 9/1/21.

When I was mailed my "Itemized Accounting & Refund Statement", $1700 was applied to re-renting commission income. I was never informed of the amount or provided an explanation of this fee.

When asked for a refund of the cleaning fee, I was provided with the following:

I understand you felt the home was not to your standard of cleaning. However, per the Residential Rental contract, the homeowner is not willing to pay for the cleaning of the unit which was not pre-approved.”

"Bev Roberts Rentals, Inc." is applying a double standard for cleanliness of the unit for moving in and moving out. They are hiding behind a lengthy addendum to the contract that permits them to deliver the unit in any condition that passes city code. The contract requires the unit is returned in pristine cleanliness.

"Bev Roberts Rentals, Inc." refuses to honor their verbal permission to have the unit cleaned and refund my cleaning costs (not including my time).

I am out $1,535 August rent, $1700 2nd commission fee to "Bev Roberts Rentals, Inc.", and my $360 cleaning fee. This has been a traumatic experience.
