1st Call Home Buyers, Inc. (operated by Terry Gietzen and Robert Davis) is supposed to be a home buyer who will purchase property needing repairs, similar to the Ugly House people. I have a signed contract that was supposed to close October 31, 2005. It has not closed yet.

Their financing falls thru constantly, so they were going to assume the Reverse Mortgage on the property, paying it off, in exchange for title rights. Unknown to me, they already filed for and received title on the proprty, without paying for the property.

Now I am dealing with Wells Fargo Reverse Mortgage, trying to get them to go after the buyer, who committed the Fraud. The buyer will not return calls, emails, faxes, nothin, in many months. They are a bunch of crooks...

The last communication I had was December 2006, infering they are still working on financing, and needed additional paperwork to complete. I then find out they had title to the property well before they asked for the paperwork to "finalize" the deal.

The writer from Wisconsin is correct about a signed deed. Here in Texas the Counbty Clerk for your county records the deeds and will also be able to confirm who is the owner of record for your property. If there is no deed change and you are the owner of record then you own it and of course are responsible for it. If they show that documents were filed that "cloud the title" then you will have to fight to clear that clowd. The buyers of your property may have filed documents (such as your sales contract) which appear to show that a sale has been agreed to, but again without a signed and recorded deed there has been no transfer of title to the property.

How can they get title on the property without you signing off. A deed has to be properly recorded with your signature. You should check with your county Recorder or Register of Deeds to get a copy of the most recently recorded deed. If they forged your signature, take it to the proper authorities. If the deed is still in your name, then it is still titled in your name regardless of what they say.
