Per my last comment in May 2010, Adam had partially delivered on returning the money which was owed to me through the property scam in the east village, nyc. However, the agreement to pay my balance has NOT been honored after a year. After good faith efforts to collect once again, Cohen has gone back in to his hole and changed his numbers, not answering emails.

I have again been in touch with the authorities, other people who have been scammed, and once again attorneys who are ready to pursue litigation on this case against Cohen as he is clearly a peddler of frauds and only modestly appeasing his obligations to keep his schemes going.

I am offering anyone with outstanding complaints against AC to join the efforts of a few, to consolidate information, civil complaints, criminal complaints, and share in some of the fees on a pro-rata basis (based on the de-frauded amounts) in order to bring this chapter to an end.

I had reached a settlement agreement and payment plan with Adam Cohen (post #78).  He stole $15,000 from me originally (in New Jersey).  You can read prior posts for the details.  He paid back a $2,000 initial payment when we drafted the settlement agreement, which was nearly a year ago.  The remaining balance was supposed to be paid over a number of months.  I didn't receive another payment after the initial one.  I am open to pursuing things in a group setting and pooling resources.

Adam Cohen scammed me using his real estate business (posting #77). He's been giving me many excuses and promises that he'll pay back and it never happened (he even signed an agreement with me to start paying back in payments and then simply didn't honor it).

I have all this contact info, ss#, dob etc. ready for release. His newest companies are PacVest www.pacvestinc.com and Auctions Royal www.auctionsroyal.com , he advertises on craigslist.

Adam Cohen has not paid me back any portion of the $36,000 he owes since September 2008! I never got a payment proposal from him, just lies and empty promises. The criminal and civil cases I have against him are moving forward. Do not do business with this man, he'll just steal your money!

Adam Cohen has finally come through recently and a payment plan has been reached between us. Per the agreement, he has paid me 60% of the total money owed and promised the balance at a future date.

Adam Cohen and I have reached a settlement agreement.  We worked out a payment plan, and all payments are current as of this posting.

In Sep 2008 I responded to Adam Cohen's/his real estate brokerage company Woodlands International ad on craigslist for a sale of a condo on East 2nd Street in Manhattan. He sent me a binder agreement for this "short sale" which we both signed and I gave him the deposit. I wrote a check to Woodlands International for $36,000, a deposit of 10% of the sales price. He took the money and never produced a sales contract for the condo. Finally, after weeks of his lies and excuses on why he couldn't provide a sales contract, I told him that I want my money back. He said ok and then continued lying about returning the money, I have many emails from him with ridiculos excuses. He never paid me back and eventually disappeared! I contacted Signature Bank, where he had Woodlands account and they verified that he transfered that money to his personal account a few days after it was deposited, and then he closed Woodlands account. His attorney Alex Chan is a joke, nothing ever came out of talking with him or Adam Cohen, just lies and excuses. He can't return to NY because the police is looking for him. I retained a lawyer who is filing a lawsuit against Adam Cohen, and a request to the Department of State to revoke his license in NY, and also in FL and CA where he is doing business now.

I have come to an agreement with Adam and he has now paid me 100% for the overdue work that was done.

I last reported my situation about 11 months ago.  In summary, I gave a $15,000 earnest downpayment in February 2008 to Adam Cohen's auction company "Woodlands International" to purchase a property in Newark NJ.  He claimed to be authorized by the "seller" Gelt Financial in working out a short sale on a particular property.  It turned out after I ran title, both his name and his company Woodlands International came up in chain of title and Woodlands International was the owner of record.  Similar to other posters, the transaction was never complete (actually I have evidence that the "transaction" was never approved by the seller) and I never received my $15,000 back.  Like others, there was many months of stalling / no progress.

So, my case actually presents a criminal theft by deception element in addition to his just acting as a fiduciary in an escrow capacity and not returning deposit funds.

I was contacted by Adam again back in September 2009 (after a few months of no contact), which seemed to be an attempt to rectify the situation, propose a payment plan, etc.  His initial gameplan was to make payments across several months, beginning in October/November.  I was actually optimistic and was open to resolving matters with Adam and posting such on this website to clear his name.

As I type it's now 2/7/10 (5 months since that last attempt to work out payments) and I still have not received one payment.  It's been more of the same - occasional responses to my calls and emails delaying matters, stalling, etc.

I have recently contacted the Newark NJ Field Office of the FBI.

Mrs. Berkov wrote on May 13, 2009 that on May 11 she was contacted by the Fraud Department of the FBI.

I have contacted the FBI several times now since that posting to look into the validity of this claim and was advised the following each time I called:

THERE IS NO FBI INVESTIGATION INTO ADAM COHEN.

Therefore it is absolutely not possible that Mrs. Berkov really received a call. Had this call been legitimate, then most likely Mrs. Berkov would have stated who she had spoken with and or a reference number, otherwise how would you become part of the same claim.

The FBI Freedom of Information Act does allow for Mr. Cohen to find out if any complaints were really made, by who and the parameters of such complaint and further provides for Mr. Cohen to pursue reasonable recourse although there is no investigation in place, never has been and not likely to be.

Adam Cohen also "owes" me $15,000. My tale is somewhat similar to many others. I've gone on for a year now keeping my situation off this site out of respect for Adam as he was seemingly attempting to return my money. I can't even begin to list all the "reasons" as to why I still haven't received it (the last of which came a couple days ago that now a short sale deal he was closing in which I'd be paid with the proceeds has now fell through, BUT it's being sold to another party so I'll still be paid just having to wait a little longer....). I have given Mr. Cohen 1 year to produce my funds and I still haven't seen a dime. I even offered to accept a payment plan. Here's a summary of what happened:

Adam Cohen represented through Woodlands International that he was AUTHORIZED TO ACT AS AUCTION & ESCROW AGENT to sell a property 485-487 South 18th Street, Newark NJ on behave of the 1st mortgage lienholder Gelt Financial. His company was to accept the highest bid and subsequently act as "escrow agent" and forward the earnest deposit funds to Gelt Financial upon their acceptance of my short payoff offer.

At the time, I ran title on the property and thought it was odd that Woodlands International and Adam Cohen had title to the property, but Adam advised me that Gelt put his name on title because they were in the midst of a legal battle with the existing owner who was in default over a break-in issue at the property and this was part of the manner in which they resolved the issue.

This appeared strange to me, but I accepted it as the truth and so we met up at Starbuck's on Route 4 in Paramus NJ (a midpoint between where I live and where he lived in Manhattan) on March 18, 2008 (a year ago tomorrow) where we signed an offering memordum contract and I gave Adam an earnest money deposit check for $15,000 (in which he gave me a signed receipt on his letterhead). The agreement was that he'd only deposit the funds upon the acceptance of the short payoff offer and forward the funds to Gelt Financial. He deposited the funds 2 days later and after about a week of delays I was advised that Gelt "accepted my offer."

We then drew up a sales contract, which I signed same day, and it was presented to Gelt for their signature. To make a long story shorter, after about 2 months of "reasons" as to why Gelt couldn't sign the finalized contract I grew increasingly more suspicious and I had my attorney cancel our seemingly fake deal and requested the return our earnest money deposit. Nearly 9 months later, I am still awaiting the return of this money, despite numerous requests by both my attorney and I.

Meanwhile, NJ state law mandates that earnest money deposits in a real estate transaction be placed in an attorney or escow agent trust account and be refunded immediately upon cancellation of contracts.

What's more, I spoke to the folks at Gelt Financial months back and they told me that Adam always owned the property from the beginning, there was no "other owner," there was no "legal battle," Adam was the individual who was being foreclosed upon, and he WAS NEVER AUTHORIZED TO ACT AS AGENT TO DISPOSE OF THE PROPERTY.

I grew even more suspicious (obviously) when stories began popping up on this site, but I continued to respect Mr. Cohen's privacy and kept my personal experience under wraps until now.

In summary, Mr. Cohen's is guilty of THEFT BY DECEPTION and I am in the process of filing both CIVIL AND CRIMINAL COMPLAINTS. From what I understand theft by deception is now being treated as a pretty serious offense and often mandates jail time.

I hope for Adam's sake he returns my money soon so he stays out of jail.

Mrs. Gayl Berkov of Nanaimo, British Columbia is a very sick and twisted woman and my sympathies to all who know her.

Mrs. Berkov's actions have to be considered OBSESSIVE BEHAVIOUR. Although I have vowed never to respond to this website ever again, this very sick and twisted women has gone too far. Once again I have broken no laws and although Mrs. Berkov is attempting to manipulate people and apparently successfully is now attacking my family, please read the following very carefully and be sure to take note:

With respect to the apartments advertised in Century Village on eBay and Craigslist, my father, Ivan Cohen is the legal owner and the registered deed holder of multiple units in this complex and such information is a matter of public record and is absolutely verifiable. There is no law that prevents you from selling your own property.

Maria Poretsky of Parkland Florida did contact me through an add posted on Craigslist with respect to the apartments advertised. My father and I met her together during her inspection of the property. I did meet with Mrs. Poretsky several times after this occasion, and on each occasion Mrs. Poretsky was accompanied by her husband Steven Poretsky.

On January 12, 2009 both Mr. And Mrs. Poretsky signed a contract (Florida State approved) between my father Ivan Cohen and themselves to purchase a Century Village Condo and tendered a down payment in the sum of $4,500. Prior to the Poretsky's signing we had offered to provide Seller Financing that they would not have to make this an all cash transaction, they rejected this offer and stated categorically they would purchase this ALL CASH.

The terms of the contract provided the sale should close on or before March 12, 2009 and that the Seller to provide some repairs and improvements to the property with the Purchaser, the Poretsky's to have the right to inspect the property one week prior to closing.

Additionally, the Poretsky's requested that they may purchase some used furniture that was stored in other units and this was agreed to by Ivan Cohen and I offered to take them around the other units thus affording them the opportunity to procure what was on offer. Prior to this appointment to preview some used furniture Mrs. Poretsky telephoned me to state that she had searched my information on Google and found the Rip Off Report posting by Mrs. Berkov. We discussed the matter and I was able to satisfy her there were no grounds for concern.

The Poretsky's did meet with me to see the available furniture but were not able to get into each unit so we re-scheduled for a further appointment to continue. Unfortunately, I was not able to make the second appointment at which time Mrs. Poretsky proclaimed I had ripped her off and wanted her money back.

With respect to repairs, the Poretsky's had only just submitted their application to the Condo Association which application is still pending with the management company and as the closing was not due until March 12 and we were still at this time in the mid to end of January, the scope of work and the time needed to complete not being more than 3-4 days, there was no urgency on our end to complete the repairs as the deadline to do so would have been around March 5.

On that note, as I said, my father, Ivan Cohen is the lawful and recorded owner of the property , the contract is still active and upon the management accepting their application will be serving notice on the Poretsky's to close.

As I have said, Mrs. Poretsky did request to cancel the contract and for the return of the down payment of $4,500, apparently her entire life savings, even though they contracted to ALL CASH PURCHASE. The right to rescission having expired, application to condo association still pending and allowing for reasonable time to commence the work prescribed (3-4 days of anticipated labour and with 7-weeks to complete) and the sole reason for breaching the contract being this posting by Gayl Berkov.

Our attorney was instructed to prepare a cancellation agreement but no fixed deadline was set for this, just a guideline. On Monday afternoon being February 2, I spoke with Mr. Poretsky and I confirmed that we were drawing up the cancellation agreement and would have amicable resolution. Later that day, without warning Mrs. Poretsky began with harassing and threatening phone calls to both my mother and father, violent and life threatening messages were recorded by both Mr. And Mrs Poretsky and Mrs. Poretsky's mother with references made to this site followed by Mrs. Poretsky threatening my mother that she would go to the police to report me for allegations of sexual assault unless she was given a price reduction.

THEY ARE USING EXTORTION TACTICS FOR PRICE REDUCTION OR FOR A REFUND EVEN THOUGH THEY HAVE NO RIGHT UNDER REAL ESTATE LAW AND UNDER THE CONTRACT THEY SIGNED WHICH IS THE STANDARD FLORIDA REAL ESTATE SALES CONTRACT.

Palm Beach Sheriff's Department have attended my parent's house multiple times over the past few days due to very serious threats of violence against them and against me, CRIME NUMBER 09-034632 and the District Attorney's Office are issuing a warrant for Mrs. Poretskys arrest and are treating this as a serious matter. Mrs. Poretsky would have already been arrested if she lived in the same county.

I feel sorry for the Poretsky's as they were fuelled by an obsessive woman whom is causing others to fight her battles by use of misinformation and who is abusing this site and publishing lies and misleading information.

Mrs. Berkov is not entitled to any money and I do not owe her any money. Both the Queens County Court and the NYPD have told her she has no claim. Mrs. Berkov cannot accept this fact and is pushing others to file criminal cases against me where there is no criminal act, DO NOT BE FOOLED BY HER!!!!!!

My father Ivan Cohen did try to speak to Mrs. Berkov to appeal to her how she has damaged his name and reputation by placing it on this site and her reaction is that everyone associated with me is a criminal. The woman is very sick.

Finally, to sum up, the Poretsky's have a valid contract to purchase a condo that is lawfully owned by my father and this has not changed, that they entered into this contract of free will, that all representation can and have been VERIFIED, that they waived the opportunity to have Seller financing and INSISTED ON PAYING ALL CASH and must close before March 12 or we will serve them notice of specific performance.

Since posting my contact information last month I have received several interesting emails regarding Adam Cohen. One from someone who is owed quite a bit of money by Adam, one from someone who didn't mention the amount of money owed, and one from someone who didn't give him any money after reading these reports. One from someone who has been owed money for a long period of time and one from someone who has just recently given him money. The most surprising email was from someone who claims to have seen Adam last month and says Adam actually paid him back. Some of the emails mentioned that they had answered ads that Adam placed on Craigslist. Cases of business fraud through the internet can be reported to IC3 (Internet Crime Complaint Center), a partnership of the FBI and White Collar Crime Dept., as well as to the police and State Attorney General's Office.

Don't know if Scadam is still back in Forest Hills as Mr. Conley reported in November. He had an ad on starnow.com for Cohen TV applicants and listed the complany as being in Florida. He was taking applications until Nov. 30th. He was also advertising on Miami Craigslist for Cohen TV applicants back in September. He does have relatives in that state.

Yonkers Man Sentenced In Apartment Fraud Scheme

White Plains, NY - The Westchester County District Attorney's office has announced that Virgil Greaux, 32, of Yonkers, New York was sentenced to two to four years in state prison on his guilty plea to one count of Scheme to Defraud, and one count of Intimidating a Victim.


Between September 9th, 2007 and September 18th, 2007, the defendant engaged in a systematic ongoing course of conduct with intent to defraud, during which he posted an advertisement on Craigslist, the Internet classified advertisement website, regarding an apartment located on Saratoga Avenue in Yonkers.

The defendant claimed on the posting that he was a tenant of the apartment and was making it available to sub-lease for $800 per month.

The defendant, however, did not have the authority to sublease the apartment although he showed the apartment to several persons and collected $800 from each as the first month's rent.

On September 18th, 2007, numerous people were at the apartment to take occupancy. Greaux also threatened the safety of one of the victims and her family in an attempt to keep her from calling the police.

As a predicate felon, he received the maximum sentence of a minimum of two to a maximum of four years in state prison.

Additionally, restitution judgments and orders of protection were signed for all the victims.

Assistant District Attorney Laura Forbes, of the High Technology Crime Bureau, prosecuted the case.

Or AIG who spent $400,000 on a party after borrowing billions from the government or all the banks that took $700 billion from the government to write new loans and used the money to pay their share holder dividends, or Obama who accepted hundreds of millions of dollars in donations via pre-paid credit cards by people from other countries not even eligible to donate. The list is endless.

In any event such judgement is in the process of being vacated.

Or AIG who spent $400,000 on a party after borrowing billions from the government or all the banks that took $700 billion from the government to write new loans and used the money to pay their share holder dividends, or Obama who accepted hundreds of millions of dollars in donations via pre-paid credit cards by people from other countries not even eligible to donate. The list is endless.

Berkov, Conley, get a life.

Adam S. Cohen

For once Mr. Cohen is right - I do not have a judgement against him. My case against Adam Cohen in Queens Small Claims Court did not take place because his summons was returned "Unknown." He has been evicted from his apartment and is no longer at his business address. Without a physical address I can't take him to court.

"Betrayednyc" posted on October 6 that she is an ex-employee who is owed money by Mr. Cohen and that she has a judgement against him in the Civil Court of New York. Mr. Cohen acknowledges that he owes this ex-employee money in his post of October 9. Of course, according to Adam, it is her fault she can't collect the money because she didn't get in touch with his lawyer, Alexander Chan, Esq. In this same post Mr. Cohen admits he owes us the $1850 Security Deposit and that he has no intention of paying us back. He says it is out fault we are not getting the money back because after not receiving the money, or hearing from Adam for three weeks, we dared to warn others about him on this site. He also admits in this post that he owes the money to the girls who sublet the apartment in June, that were evicted. It is somehow Pat Conley's fault that they, or their representative, are not getting the money back.

Unfortunately, someone is posting ridiculous things on this website, which undermine the legitimate claims of those who have been victimized by Adam Cohen. The only one who stands to gain by these silly posts is Mr. Cohen, who loves to portray himself as a victim.

There are more factors relating to this incident than I care to discuss and having been advised by counsel not to do so and to limit what I write here. Ditmas Management were an awful landlord and I pity anyone who lives in any of their poorly maintained buildings, I would have moved out much earlier had my ex-wife not insisted upon staying there for other reasons, I know many who can confirm this FACT. Again, the Berkovs were not conned and have no entitlement and HAVE NO JUDGEMENT against me and I am amazed after how they have behaved that they have the audacity to show their face in public or to continue to write about me or anything else for that matter.

As for your credentials, you waved a card at me that I have not verified, and I have asked for your address multiple times and you have refused to give it, yes I know both where you live and where you work, but not from you but by my own research and have done as necessary. As for the rest of your posting here, very repetitive of what has already been written and does not accomplish anything to resolve the situation, just further fuel on the fire.

Finally, yes I did have a 2,600 SF office on the 76th floor of the Empire State Building, Suite number 7601, thought you were an investigator, pretty easy fact to find out, not a mail box or anything else but a physical office and I was there for 3-years, yes I was a licensed broker which again was not relevant to this transaction as the apartment had been a personal residence.

With respect to Ditmas Management, they are far from innocent in this situation and have provided if they even did provide, misleading and deliberate inaccurate information including and not limited to that we had reached a settlement with respect to repairs they had failed to complete despite court orders ordering them to do so for a period spanning eight years. On June 10,2008 Adam Cohen sub-leased his apartment to 6 girls from Ireland. He connected with these girls via craigs list. The girls ranged in age from 18-23 years of age. They saved for this working vacation in the great city of New Yorki for a long time. Upon arriving in New York they met Adam Cohen and gave him all the rent and security money up front as per the contract Adam had drawn up.He took them to the apartment and showed them around the neighborhood. He asked them not to talk to the superintendant of the building or the neighbors. At the time Adam (who is a licensed real estate broker in New york) was so far in arrears with the rent he was being evicted. He was aware that at the time he sub-let the apartment there was a eviction proceeding going on and he was about to be evicted any day. The girls were there for approximately 1 week when there was a knock at the door. They opened the door to find officres from the N.Y.C. Marshalls office and the New york city police department. They were told by the officers that they had 5 minutes to gather thier belongings and vacate the apartment. They were litarally thrown into the street.

They repeatedly tried to contact Adam and he refused to return thier calls and text messages. Thank God one of the girls had a uncle (Jim Oreilly) to call. Jim picked the girls and all thier belongings up off the side walk un front of the building and was able to find them temporary lodging in a few differnt places. They were now all seperated around Queens. The girls as well as Jim Oreilly made several attepts to contact Adam Cohen. He would not return thier calls or text messages.

I Pat Conley was hired by JIm Oreilly to look into Adam Cohen and attempt to locate him. This is what I discoverd: Adam Cohen who claims to be from England has used 3 different names in the past, (1) Adam Carter, (2) Adam Cohan and (3) Adam Cohen. According to Ditmas Management he has had trouble paying his rent for sometime. He is a licensed real estate broker. He was well aware that he was being evicted both times he sub- leased the apartment to Gayl Berkov and the 6 girls. I also discoverd as per his lease with Ditmas management he did not have permission or the authority to sub-lease the apartment. As a licensed broker He should have known that and I believe he did. Adam did contact me after receiving a voice mail indicating that Jim Orielly and the Irish girls wanted to prosecute him for fraud. He stated he would repay the money and deposited a check into Jim Oreilly's account only to have it bounce a few days later. He again stated that the check bouncing was a mistake with his bank and he again deposited another check. Again a week later that also bounced. Jim Oreilly had thought the second check cleared and gave the girls thier money back. Now Jim Orielly is out $7400.00 dollars. I asked Adam how he spent all the girls money so fast he stated he paid his bills with it. He had never placed Gayles or the Girls security deposit in escrow like he stated he would. He spent it.
He then promised Jim Oreilly that he would make payments and that he wanted to work this out civily instead of criminally. Jim gave him 4 moonths and numerous opprutunitys to make a payment and he did not. Just alot of emty promises from Adam and his alleged attorney "Alex Chan" I felt Adam was stalling in the hopes the girls would end up going back to Ireland and they would not be able to prosecute without them.
Adam if your your so mis understood why did'nt you use the money the girls gave you to pay your back rent? What did you do with $7400. dollars in 2 weeks? You did not care that 6 very young girls from a foriegn country would be thrown into the street.
Adam I see you like to make threats about suing. Why don't you take some of the money you give all these lawyers you have and pay back people you RIPPED OFF. But you know why. You should read my most recent posting on your favourite site ripoffreport very carefully. You are using what are quite simply called s**t stirring tactics in the hope that someone will take civil matter and make it into a criminal matter.. I am sure you have looked in to this and i am sure you were told the matter is civil. But you are consistently trying to persuade people to turn this to a criminal matter. If people want to write about me, no problem, let them write. I strongly urge you to get the message in my most recent response.

Your actions are what are referred to as menacing behaviour and although you may think you are being smart, I am sorry to disappoint you but there are absolutely no criminal complaints against me. I recently had a long conversation with my attorney and the Manhattan DA's office with respect to Pat Conley and they suggested I file a harassment claim against him, not the upstanding individual he would have you believe, quite the opposite, thought you were smart enough to do your research or just on me. I also hear that someone who shares my name is filing a complaint about you over a notary license, that's not my problem but your actions in attempting to rally a criminal matter where there isn't one all over a deposit you cannot have back due to your actions, well let's just say the focus is shifting towards you.

I am in the process of filing a claim against you as a menace with personal vendetta which you may find surprising is a serious matter and borders stalking. You have no recourse and you know this about the deposit, you did right up to the point you published your report but now you are overstepping the mark and i am not going to be nice about it. I was going to let the matter drop on the defamation of character issue but now i will not. You want to counter sue for $1850 go ahead and explain to the judge your actions and to the police. You may think that what you do from the comfort of your home over the internet is consequence free but i assure you this will not be the case.

You keep saying I conned you. Correct me if I am wrong that during your stay, you had access to the apartment the entire time, your only inconvenience was that you had no cable for three days. You want your deposit back but refuse to understand the minute you wrote this posting, that you forfeited that right. I have been preparing legal action against you, I was going to drop the matter but I see you wish to fight so bring it. Once again, my not returning your deposit is not a criminal matter. If it was you would have acted upon it so the fact you have not done so means you tried and was told this is a civil matter. Your posting is permanently harmful and was completely the wrong action to take to resolve this. I will continue my suit against you as you so insist to be in the limelight and you will pay dearly so keep it up. Not to mention that your complaint to the Department of State was a total misrepresentation as you claimed that I acted as a broker who beguiled you. This is another nail in your legal coffin. Of course I see that you did not mention that here.

Again you were not conned, you will not receive your deposit ever, and in fact you will pay a lot more. You have no business or right to try to make this a criminal matter; you were sublet an apartment and had use of the apartment for the entire time you paid for. If you have complaints thats one thing but in no way justifies your actions. Furthermore, you have no right broadcasting speculative and biased information. There is not an agency in the land either civil or criminal that will help you and your continued attacks on me here just prove this further. I on the other hand have a very valid claim against you, I was going to rise above it but now I will follow thru and you will pay, then you will have something to really complain about.

You keep talking about the Irish girls, newsflash, you are not the Irish girls and they are not writing about me, the fact is you have no credible case against me on any level which is why you are attacking me here. We got it, there was a very regrettable situation with the Irish Girls, anyone who reads this will know this. Not hiding the matter nor defending it. Yes I have a new company and your efforts to prevent me from doing business will fail. Yes I have a new number, why should I not but you neglect to mention I still have my original number, that I still use my original number for business and is always by my side. To Pat Conley of Littleneck, NY (claims to be a private investigator)

Pat Conley represents Jimmy O'Reilley who is the uncle of one of the Irish Girls that Gayl Berkov seems to enjoy writing about so much. I have attempted to bring this matter to an amicable solution but Mr. Conley who claims to be a private investigator but has no business credentials or registered office has been a constant obstacle in resolving this matter. Mr. Conley's actions border criminal harassment and the Manhattan District Attorney's Office advised me that I should file a claim against him. Mr. Conley claims he is looking for me, I am not hard to find, I have had the same numbers, e-mails for years and mix in the same circles I always have. I retained an attorney, Alexander Chan, Esq. to initiate an amicable conclusion to this matter and they refuse to deal with him. They have stated several times they too wish to resolve the matter peacefully but instead of meeting with my attorney to consummate this settlement, Mr. Conley sends non stop harassing text messages at all hours of the day.

Furthermore, Mr. Conley keeps claiming there is a warrant for my arrest and I should turn myself in. I have been in touch with the DA's offices in all five boroughs and there are no warrants for my arrest. When I asked Mr. Conley to whom I should turn myself in, he could not give me a straight answer. If nothing else, this is a matter I above all else do wish to resolve but will do so only through my attorney who can bear witness to my efforts to resolve this and Mr. Conley's refusal to respond to him.

I will respect your privacy and not name you here. At the time you stated to me you were planning on taking legal action for outstanding wages, I am not going to deny that you are owed, I asked you to send a copy to my attorney Alexander Chan, Esq., who you know. You refused to co-operate and had you of listened to me I would have defended the issue. Instead you sent papers to an address knowing full well I would not get them. I can go to court any time I wish and cancel/vacate the judgment. To say you have no number or e-mail for me, this is not entirely true, neither my numbers nor e-mails have changed since you have known me. You opted to delete my information and I can't be blamed for this. Also you should at least state that I did ask you to send the summons to my attorney and you refused and this would have prevented the problem that you are now complaining about here, I was making your claim easier for you. Additionally, you cannot deny that during the time you worked for me, I was very good to you and would always go out on a limb to treat you very well including sending you home in a luxury car service when you were sick all the way from midtown to the far end of Brooklyn and the fact that even though you want to be mad at me, you know if things had turned out differently that you would have been paid and I always did my best to do right by you and treat you well. I did respond to you, the property we bought was in New Jersey not Albany and I still own it. The current market is not one to be selling in and unfortunately has not been so for a while. When I do sell the building you will be paid and if there is anything I can do sooner I will be sure to do so. This site is definitely not helping. But just for the record, I responded to your text the same day I received it.

Mrs Berkov who continues to claim I conned her even though she was not conned and who talks of a situation where her information is all third party speculation is looking to latch on to someone else. Mrs. Berkov is being sued by me in New York and when I obtain judgment which will be very soon, such judgment will be posted on this site and recognized and enforced by the local Canadian Authorities and I will receive a large compensation. I have not committed any crime and there are no warrants for my arrest or any outstanding police reports. Mrs Berkov, again, you will pay, some others here may have valid claim but you absolutely do not and no one can or will help you and even if someone suggests otherwise, you will quickly find out you have no claim.

I am not a criminal and wish that anyone who feels they need to be posting here to think carefully before doing so as I do plan on clearing my name. If nothing else business all around the country are struggling and unfortunately my company and I are no different. And, just so there is absolutely no misunderstanding, there are no criminal complaints against Woodlands International, HD Enterprises or myself. Any civil matters that may be outstanding are generic to the current economic climate and will be attended to.

If anyone has a recent police report or a lawsuit filed against Adam Cohen (Woodlands International or HD Enterprises) of New York, could you please post the name of the Police Station or Officer, or the Law Office, so others can add to the complaint. Still waiting to hear from Mr. Cohen's lawyer. And still waiting to get our $1850.00 Security Deposit back.

Mrs Berkov, I strongly suggest you stop writing about me on this site. As I have advised you, your $1850 is not being returned, I do not owe you this money. You lost entitlement to your deposit when you incurred me legal costs to obtain a court injunction preventing you from writing any further untruths about me that are purely speculative and all you are doing is causing more damage, more harm. You have most likely taken legal counsel and now realize that my lawsuit against you for defamation of character is very serious and that you will pay a severe penalty for the harm you have caused me.

Please take a hint, the only person that is writing about me with these very serious attacks is you, THERE IS NO FOREST HILLS SUBLET SCAM OR ANY OTHER. I AM NOT A CON MAN OR SCAMMER. No other, on this site or anywhere else is making such claims. Those you speak of, where are their cliams, do they have a voice. You have no business discussing matters here that do not directly concern you. Your complaint is that you did not receive your security. Well this site is the reason for this. You call me a CON MAN, you had the apartment for your entire stay, again you were not conned. The situation with the other girls was unfortunate and regrettable and has been worked out. Once again, the only person making these detrimental statements is you, nobody else, just you. You will pay for your actions, maybe then you will learn your lesson.

Don't think that by apologizing to Sally will help you, Sally fully supports my law suit against you and will benefit from any compensation I receive against you, and so there is no misunderstanding, I am suing you for every penny you possess, every penny and won't rest until I win the case and I will post the judgment all over the internet, just as you have. So write what you want, you are only digging a deeper hole.

I have talked to Sally Cohen recently and she was out of the state when Adam was subletting the apartment on 77th Avenue. She was unaware of what Adam was doing and is not involved in his fraudulent activities regarding this property.

July 21 - case against Adam Cohen in Queens Small Claims Court did not take place as summons was returned "Unknown." Mail to Mr. Cohen's business address also being returned.

July 23 - Mr. Cohen emailed me to tell me he is commencing a Defamation of Character lawsuit against me for what I have posted on this website. Still no return of the $1850 security deposit he owes us.

July 24 - spoke to one of the girls who was evicted from Mr. Cohen's apartment in June. She said the cheque from Adam bounced and they are still out the money he owes them.

Perhaps Mr. Cohen would like to explain why he rented out this apartment again to six young girls from Ireland. They gave him $5000 in advance for 3 months rent and $2000 for a security deposit. After staying there for 2 weeks the eviction took place and the locks were changed. On June 19th they were allowed to remove their personal belongings and clothes from apartment 1B. They contacted a lawyer and Mr. Cohen agreed to refund the $7000 to them if they promised not to take any action against him.

Received your address information, I am more than willing to cooperate and to resolve this peacefully and amicably but you have made some representations of actions you were planning to take or have taken. I need to know if you have commenced such actions and that if this is the case, that you will put in writing that you agree to upon receipt of you deposit that you will immediately retract such actions and provide verification of the same.. I will then send your deposit to my attorney who will hold the money in escrow pending receipt of such retraction.

Furthermore, I found your Rip Report online. This is permanently detrimental to my reputation, name and business and even though Sally and I are separated, was very hurtful to her also. The matter of the deposit, I was sick when I came back and then I was away, the next I hear from you I am having diner and you are demanding to know where I am and calling my wife about going to the FBI, what makes this a federal matter.

If you want your deposit I am willing to give it but your posting is permanently detrimental to me and I have no idea what else you have done, so before I refund you your deposit I am going to want a retraction of this mis-representing statement on the site and I need to know what else you have done. Otherwise I am filing a damages law suit against you and your husband you may feel free to do as you wish.

I am disgusted that you would publish such a report which included such personal information as my name, my wife's name, address and phone number without any verification that the information provided to you is accurate.

I did sublet the apartment to Gayl and her husband for a period of one month and received payment accordingly. My wife and I are currently going thru a divorce not to mention other personal hardship and as the apartment was not being occupied by either one of us, we had been subletting the apartment

The issue of the cable being out was rectified as quickly as I had knowledge of the problem and was able to get thru to the cable company and with respect to the eviction notice, I attended to matter immediately, as there had been an on going problem with the landlord for failing to perform repairs that I had gone out of pocket for but most importantly they were able to maintain their occupancy for the entire duration of their stay and any complaints during the same were attended to.

Additionally, Gayl and her husband during their stay left the kitchen like a pig sty that attracted roaches where there were none before, used my home telephone for long distance and international calling even though I had specifically told them not to use my phone and incurred me a significant phone bill and furthermore, the one room that was supposed to remain off limits where personal belongings were kept was constantly used by them and certain items are now missing including personal valuable papers.

Upon their departure, I was in California and my wife in Miami I notified their daughter when I was back but unfortunately was not able to honour meeting with them as I was home with the flu. I subsequently contacted them several times to make arrangements to return to them their deposit but they have avoided me and instead have gone about this abuse campaign.

This websites publishes information that is not verified and allows people to state un-true and hurtful allegations. As a result of this publishing I intend to prosecute to the full extent of the law for damages both the Bercov's for claiming I am a con man even though they had full enjoyment of what they had paid for and Ripoff.com for refusing to assist me in this matter and allowing this permanently detrimental statement to remain online. They are so obnoxious that when I was reading thru their legal action, they claim to be outside of the law in terms of any kind of retribution.

Ditmas Management contacted me and I spoke to them today, June 19th. Adam Cohen now owes them $8894.00 and has finally been evicted. Unfortunately, he sublet the apartment again to six young women from Ireland, who gave him $5000.00. They just moved in before the eviction took place. The contents of the apartment are going into storage, so I hope these girls can at least get their personal belongings out.

I spoke to Sally K. Cohen, Adam's wife, who is separated from him and claims to know nothing of the sublet scams. She is returning to England, where they are both from.

I had filed a claim in Small Claims Court in Queens, but since Adam Cohen is no longer at the address I gave them, the case can't proceed. At least he can't sublet this particular apartment anymore.
