I hired Alex Deluna about 3 years ago to sell my house.  I had had surgery prior to my transaction with him and had noticed that my Vicodin had gone missing.  I asked Alex about it and this was the start of a few episodes I had with him that lead me to learning of what sort of realtor I was dealing with.

Alex is a fast talker and is very convincing.  At first you won't realize that he is high on meth, pills or whatever falls into Alex's lap that day.  It is important to note that not only is Alex's drug issue a problem at hand but also his lack of complete and utter ethics and morality.  At the end of the transaction he had verbally agreeed to a $5,000.00 reduction in commissions due to his inability to sell my home for the amount he claimed that he could and when we closed escrow and he refused to credit me the money already agreed upon he blew up, lost control, flipped out, veins were popping out of his face and head, I think you get the point but the bottomline was that he and his meth addiction had blown up.

His meth addiction blew up so much that went I attempted to take him to small claims court he had disappeared.  No money to be found, no Alex to be found. It was only a few short months ago that I found out on the California Bureau of Real Estate that he had driven his car under the influence of meth and several other drugs and caused bodily injury to a family. 

He is now back doing real estate again with a new company named Berkshire Hathaway. If you care about your money, sanity, and not supporting drug derelicts stay clear of this man. If you would like to verify any of this information please go to the California Bureau of Real Estate and search for Alex Deluna, you will see a file called: Disciplinary or Formal Action Documents.

I see no need to provide you with my taxes, what an absurd request. In addition, I see that you state that you are the owner of the company, Berkshire Hathaway is owned by you? What does Warren Buffet think of that.

Mr. Deluna, you know what you did.

This is a unique review. I just relocated to San Diego while purchasing a brand new home still undergoing construction. Alex was not my agent, he represented the seller. Unfortunately I aligned myself with an agent that may not have been a good fit for many reasons. At the end of the transaction it was Alex that stepped-up to support bringing my transaction to a close.

I rated the Responsiveness category with 5 stars. The reason is because of all of the communication and coordination due to new construction. We were to close escrow on 5/18 and did not get it done until 6/1. The project got behind due to seller documents needed to close (i.e. MAP, Title, etc...). Alex was up to speed with his seller to let me know what had been done and the next steps.

I rated the process expertise category with 5 stars. The reason is because of California laws to other states. California closing laws are different especially when it comes to actually receiving the key to the property after funding and recording (not during the signature process) which I had never heard of. It was key processes like this that I learned from him and not my agent.

Again, a unique situation however at the end of the transaction I could not thank Alex enough for taking extra steps on my behalf during a stressful situation - but well worth it!

I had tried selling this jewel of a property twice before and have owned it since 08.
Although it was a great rental, it was in a building with an owner that owned 19 out of 28 units.
What this means is what ever he says goes and this guy was an a*s.
The building exteriors had gone to hell. Any water leaks were automatically the HOA's fault and I wanted out of a dictoral regime.
The first two realtors did what a realtor does. List it on the MLS, have a two hour open house and do nothing but wait for offers.
Alex was not just a typical realtor! He said to me. "Walk up to this unit and what do you see?" I said, "An average building in need of some maintenance."
He said, "Exactly! If you want to get any money for this we need to take charge and get to work,"
He took a chip of paint of the upper railing to home depot and matched the paint. We hired a painter and had the entire upper railing and front gate painted. We also purchased red wood chips and filled in all the dirt and the result for $180, witch included the labor, was amazing! He blew the courtyard out with a blower and the next day had something called a brokers caravan. This is when just realtors can look at the property for their clients.
This property is hard to finance do to the owner occupancy. We had a full asking price offer in two days! I almost tripled my money.
I dont want to get in to the negotiations and the behind the scenes talks with the offers but needless to say He earned his commission twice over and I made bank!
He's my guy from now on!

I am a developer of unique urban residential dwellings in San Diego. Because what I develop is not like any other product on the market it is a bit difficult to understand its value and place in a market. Alex is representing me on two of my developments and we have had success in positing these properties correctly to realize their full potential. At times Alex and I have had our differences, as any relationship does, but what has been important is that Alex does not get distracted with anything but the goal of doing the best he can to represent his client. Lastly, the real estate brokerage industry is going through change in how agents and their buyers work together. A good example is a site like Trulia, where often the buyer is looking for properties that come up for sale and then notify their agent about the properties they like. Effective agents should embrace this access to information in order to truly deliver the best results for their client. I believe Alex is on the leading edge of this transition and that is another reason why he is a good fit for properties like mine in the urban landscape.

Alex helped me in determining a current value of the duplex that I own as income property in the North Park area of San Diego in relation to a request by the mortgage holder of my personnel residence. Alex responded very quickly to my initial email request and was able to give me a range of what such properties have been sold for in the area. With some additional details about my property he provided a very reasonable estimate of its value based on his knowledge of comparable properties in the area.

Throughout the past 40 years that I have been actively involved in Real Estate business as a Developer and rental owner, I have rarely dealt with an agent that was as dedicated, loyal and knowledgeable in the field as Alex Deluna. Alex has been my Real Estate Agent for the past 10 years in San Diego helping me to purchase and sell my properties. He is an honest professional and highly recommended Real Estate Agent.

I am responding to your update in regard to the fact that the review option was desabled by me and that your comment was no longer displayed for everyone to see.

Just to make sure that the public understand the process, I will take the time to explain and will be available to respond to any questions, that you or anybody else may have.

I was notified by the Trulia Team that a bad review had been posted. The Trulia Team flagged the review and disabled the review option from my profile.

This process had to be done so the investigation could be properly performed. I did not disabled that option, like you stated on your update report.

According to the Trulia Team, the review was deleted and a high monitoring alert has been placed in my account.

Unfortunately, they did not retrieve your information before the review was deleted. One more time your identity was protected.

However, my account is in a high alert status and if any review is posted, they will retrieve the author's real information and will report to me immediately. 

I am downloading to this site the MLS print out, for all the properties I sold from 2009 till 2011. From 11/2011 till 04/14,  I was not allowed to Sell Real Estate.

I hope you can do the same and download the MLS print out, plus the Tax record from the assessor's office to verify that you are the owner of the property and I was the listing agent.

As a reminder, I am really looking forward to solve this issue so we can continue to enjoy all the blessing that life has to offer.

Dear Cheri,

I had the opportunity to read your complaint and am puzzled with your claim. As a Real Estate professional my number one priority has been and is customer service and satisfaction.

With that being said, I have absolutely no recollection of the situation that you are describing in this report. To my knowledge this situation never occurred and it is unfounded. The part of your claim that is correct is that I received a disciplinary action against my license resulting in a suspension. It is sad to see that you have chosen to use my personal tragedy to validate your claim.

I had made poor choices in my personal life that resulted in tremendous consequences. I live with those consequences today. However, I am thankful for everything that happened because it allowed me to make the changes necessary to become the person I am today.                 

I have been clean and sober since 02/18/2010. I continue to attend recovery meetings on a regular basis and have incorporated the principle of the 12 steps into my life.

One of the most important principals of this program and to myself as well, is Honesty. With this in mind, It is my intention to resolve this situation.

I am proposing that you provide and upload a copy of the MLS print out, including The Tax accessor's record to this site, which will determined if indeed I was the listing agent or had any other involvement on the sale of your property. I went through over 500 homes that I sold in the past 2o years and found nothing to support your claim.

I am providing my information below for you to contact me at any time, via phone or in person to discuss this matter.

I want to update this report to encourage anyone that has worked with Alex DeLuna, his group and/or his company to please post here and express your experience. I submitted a review about him to Trulia and within the span of only a few days he changed his profile to reflect "Reviews Disabled." I feel it important for others to know the issues that I experienced which were horrific for me. Please comment or post.
