I worked for American Home Loans and as you can see from my heading these guys are a bunch of liars I had 3 files with these guys and they basically had plenty of time to get them closed but because they are sneaky and thieves once you send them all your information on you potential borrowers they cease to give you the loan officer any information.

Not one of the files closed all but one of the borrowers had decent credit, these guys are responsible for ruinning peoples lives and livelihood I am going to post this as many places that I can to halt there practices.

One of my clients had to have a major surgery and told my clients they would get the cash out they needed from there refinance to move forward but as the time came closer to get the funds and to get the loan closed they were hard to get a hold of and wouldn't return phone calls nor would they email, my borrowers called me upset and crying because they had put down a large deposit to have this surgery which they lost due to changing the date also when we decided to cancel this file they refused to release the appraisal, which of course will only delay the borrower from having surgery, these guys just dont care about people and need to shut down.

The Poster, Kevin Brown WAS THE SOURCE OF HIS PROBLEMS, BUT TAKES RESPONSIBILITY FOR NONE!

I'm Josh, the person who was given the impossible task of "legally" closing Mr Brown's loans. I have also, been slandered and liabled by Kevin Brown. (in retrospect, it turned out that fraud and misrepresentation was involved in every loan he presented).

NOTE: As vile as his complaint was, we had decided to ignore it and let go away in deferrence to his difficult situation (self induced), and since he actually retracted the complaint. see...

UPDATE 5-20-08
me and bruce made up and worked out our differences. I was able to get at least 2 of these files closed elsewhere.

(for the record, these were fraudulent loans-- part of the reason they did not close with us)

NOW, for some inexplicable reason, he has updated his complaint, even though, we have had no contact of any sort with the man, since his attempted retraction of the complaint.

Note: to show the lack of veracity on the part of the poster Kevin Brown, note he did not even use his own name, obviously because he is afraid of being sued for liable....

YES, HIS LOANS DID NOT CLOSE
First of all I would like to point out that out of the three deals that were submitted, They ALL fell out due to the loan officer's incompetence and over-zealous attitude about closing files, and...

borrowers giving false information, information, of which, it turns out the loan officer Kevin Brown was aware, but not sharing with us and...

for all who know anything about loans, improper information to the processor creates improper results. But regardless-- in his mind EVERYTHING was our fault!

KEVIN BROWN WAS UNFAMILIAR WITH THE DICTATES OF THE MARKET
This isn't 2005 anymore and no one is closing deals in a weeks time as we used to do. I repeatedly told this to Kevin Brown on a daily basis. The actual lenders check, double check, and even triple check all information that comes to them. I guess he didn't hear about the sub prime melt down.


KEVIN'S FIRST DEAL
His first deal did not close in a timely fashion or at all, due to not only the borrower's TERRIBLE credit history, late payments, falling scores, and high debt-to-income ratio- but also SHE CREATED A 2 WEEK DELAY because on the VERY day, at the very TIME, the appraiser was actually ON THE WAY to do the appraisal-- she called him and canceled it forcing a reschedule-- he rescheduled on his terms and time frame.

Again, somehow in the mind of Kevin Brown, this was OUR fault-- even though ANY reasonbly competent loan officer would have either told her not to cancel, or meet the appraiser himself-- but not Kevin. It was canceled and delayed and he blamed us! What an arbinger of things to come!


I told him from the beginning it would be a difficult deal to close because of her scores, lack of assets, and income.

WE DID THE VIRTUALLY IMPOSSIBLE.
After finally getting an APPROVAL, the lender (Saxon Mortgage) went out of business thus killing the deal. Of NO FAULT to myself or my company. Absent the delay casused by him and his borrower, the loan would have closed, prior to the lender going out of business. Unfortunately, these are the risks you take in this volatile market.

Again, in the mind of Kevin Brown, THIS WAS OUR FAULT. Why didn't we close it somewhere else? Because this borrower that Kevin asserts in his libelous complaint had good credit, absolutely could not qualify anywhere else.

SECOND TRANSACTION
The second deal he is referring to did not close because KEVIN could not be upfront about the details of the file AND WAS WITHHOLDING INFORMATION.

We actually got the file to close--

and the DAY it was supposed to fund, the bank called the employer to confirm his employment (which is NORMAL in this market) and they found out THE BORROWER HAD QUIT HIS JOB! THUS killing this deal. Surprise, surprise THIS, TOO WAS OUR FAULT!

ANY experienced loan officer should know that your borrower has to be employed to at least fund the deal LET ALONE actually sell off the deal to an investor 2 weeks later.

ALSO this was an OWNER OCCUPIED DEAL when the borrower ACTUALLY lived in Texas (which we found out AFTER the fact). So what is the signifacance of this fact?

Saying your buyer is getting an owner occupied loan, when in fact you know that he is moving and taking his cash to another state-- IS A FEDERAL CRIME! IT IS CALLED LOAN FRAUD! Potentially subjecting the borrower and the loan officer to federal prison time. If you a borrower, please consider the wisdon of using the loan officer Kevin Brown.


MORE LIES REGARDING THE SAME TRANSACTION

Another lie that Kevin Brown haS told regarding the same transaction-- that we took too long to close...

The deal ALSO had to have it's docs redrawn which added 2 days to the process, because the loan officer Kevin Brown FAILED TO MENTION or put in the paperwork that HIS BORROWER WAS MARRIED!

So when docs were signed, the borrower CROSSED OUT "single" and wrote in married. Again, NOT OUR FAULT. I believe that this was another attempt by Kevin Brown to defraud the lender as he was afraid the finacial and credit situation of the, until then unknow wife, might affect the closing of the loan.

In fact, if he had just been truthful with us, we could have told him that it made no difference-- and that she should just be on the loan. But he didn't, causing a redraw and another delay-- THAT HE BLAMED ON US!


THE THIRD TRANSACTION
This third deal would actually have funded long ago, if Mr. Brown would have followed protocols and did not lead his borrower on.

When we received the conditional approval I immediately gave him the conditions I needed him to meet and when he got them from the borrower...

Instead of being truthful with the borrower in that there are high turn around times in this market; and that we might receive additional conditions (which we did), HE TOLD THEM THAT IT WAS READY CLOSE THAT THEY COULD SIGN IN A FEW DAYS!

These are Words that NEVER came out of my mouth NOR were they EVER implied by any form of communication. After LYING TO HIS BORROWER FOR OVER A MONTH, his buyers were understandably, volatile.

It turns out that after we were finally close to closing, we found that Kevin Brown had been LYING HIS WAY OUT OF ANY RESPONSIBILITY FOR ANYTHING.

For someone who put himself out as "experienced" he had a profoud lack of competence and understanding of the loan industry. He blamed absolutely everything on someone else, usually us--

Every issue, could have been overcome, had we been in contact with the borrower. But because we believe in trusting to the the degree possible the integrity of our loan officers-- until basically the very end, we allowed Kevin Brown to be the main contact with his borrowers. That was a mistake.

By the time it was obvious that we needed to contact the borrower-- Kevin Brown had so completely poisoned the situation by putting all blame on us that it was impossible to de-escalate the issues that had been being created and continually exacerbated by Kevin Brown's making promises that were impossible of being kept. And, of course, then blaming us for their lack of fullfilment.

RE THE SURGERY ISSUE THAT HE ADDRESSES

HE was the one that told them to schedule the surgery. Before I was in the loan industry I worked in the medical field specifically with insurances; and his borrowers have the best of the best insurance plans you can get. This "important surgery" was an elective surgery which he twisted around to create a sense of urgency however when loan closing turn times are 48-96 hours, there is absolutely nothing that can be sped up in that process on our end.

Throughout this deal and the second deal mentioned above, he was constantly violating operational protocols and calling the underwriters at this bank and harassing our liaisons and account executives which also slowed down the process and caused confusion with our lenders AND it endangered our abilities to continue working with these lenders due to the Loan Officer's inability to be truthful with his borrowers and follow protocol.

LACK OF COMMUNICATION

Kevin Brown in his libelous assertions also, states that no one would communicate with him. For the last 4 weeks of our association we were on the phone with him at least 2 hours a day, in addition to email communications of at least 3 or more a day. This is easily verified with actual emails and phone records. Finally, as every conversation consisted of yelling and screaming on his part, I was instructed that until he could be civil, to limit communication to email.


TOTAL SELF CENTERED DISRUPTION

Besides these deals Mr. Brown would call and harass myself and Bruce while working on his files.

We have many outside agents working for us and while we do process things in a timely manner, Mr. Brown failed to realize that he was brought on board under the pretense of being an experienced agent in the industry and able to maintain his independence which he did not do.

If he had the experience that he alleged, he woud have know better than to make promises to his borrower that were impossible of being kept. And if Kevin Brown had any integrity, he would not then have blamed his inability to keep his impossible promises on us.


KEVIN BROWN WAS UNDER UNDERSTANDABLE PRESSURE.

I am considerate of the fact that he created a huge amount of pressure on himself by relocating to Hawaii with barely any savings and no friends on the island. That is not a very stable or intelligent move.

Because of the pressure that he placed himself under, he would call using extreme profanities in a very unprofessional manner because he was broke.

He constantly tried to use intimidation to get his deals to close quicker, again, SOMETHING I HAD NO CONTROL OVER-- for those not in the loan industry, the reality is, once it is with an underwriter or waiting for docs-- IT TAKES AN ACT OF GOD TO SPEED ANYTHING UP.

His yelling and cussing at everyone involved accomplished nothing other than to take up time that could have been used to close his and other officer's deals.

Kevin Brown misrepresented himself and can not take responsibility for his faults or errors-- and on anything that happens he affirmatively blames on someone else.

I would not suggest anyone work with Kevin Brown in the future due to the unneeded drama he causes and the harassment that seems to ensue.

He departed from our company leaving us with a large unpaid credit bill and could show nothing but disrespect. He is the epitome of "i give you an inch, you take a mile."

Mr. Brown in a nutshell is an unstable deranged person who has absolutely no tact or self control. Read his libelous post again, I think it will bear this out.

DO NOT HIRE, CONTRACT OR WORK WITH HIM.

AS TO HIS ASSERTION OF FRAUD,
I've worked with this company for years and have never seen anything from bruce castro other than absolute integrity. It's telling that he throws out a non-specific "drive by" accustion with no source. There's a reason, it didn't and doesn't happen.

This company is not even in a real office. This is a fraud effort on the part of Mr Castro & his wife Heather Castro to extort money from unsuspecting people. Never trust them with your personal information, because Mrs Castro is a convicted felon for identity theft. These people will stop at nothing to rip you off, and can ruin your credit and life! Also, they will be moving soon, and probably will start ripping people off all over again! I was 30,000 ripped off before I learned my lesson!
