Bryan Belcher of Coastal Properties Group Intl, from my understanding, did not disclose to prospective buyers, in the sellers disclosure that; 1.The majority of the dock, as well as the boat lift behind his listing at 1049 Eden Isle DR. NE, in St. Petersburg would not transfer with the sale of the house. 2. That the majority of the dock and boat lift which is / was featured in the description of the property on several sites including realtor.com and zillow.com, is constructed upon privately owned submerged land. 3. This submerged land is owned by someone other than the seller of the house. Therefore, the dock and boat lift are owned by someone else. This house was under contract, and the prospective buyer learned of this issue from his buyers agent. Bryan seemed to refuse to admit or acknowledge that this would be a concern of the new owner at all. The prospective buyer of the house attempted to negotiate a deal on the submerged land, dock, and boat lift with the owner of the submerged land, however was not able to do so within a timely basis. End result; the sale of the house fell through. The house was taken off the market presumably because of this issue. Bottom line opinion; Do not count on Bryan Belcher to tell you important things about a property. He is only interested in getting paid his commission. His firm Coastal Properties Group seems to foster this unethical approach to conducting real estate business.

Mr. Belcher,

 

After the first prospective buyer fell through, you were clear that you had another offer. Apparently while the house was 'pending', you placed the property in 'Off Market' status. Then just minutes before the property closed, you switched it to pending. I feel extremely confident that this is what happened, and that it was highly improper. Put your money where your mouth is. Provide the disclosures which disclosed that the submerged land, where most of the square footage of the dock is installed, is owned by a different party than the party who was selling the hosue. Also, if you deny any wrongdoing as far as hiding the true 'pending' status of the property right up until it closed, lets jointly request that the Florida DBPR closely look into this matter. I have not made a complaint the DBPR, or board of Realtors yet. However I have given it careful thought. I'll make you a deal; If you work with me to have the DBPR look into this, voluntarily answering questions, and providing documentation, I will remove my Ripoff and apoligize. What do you say, sir?

This false claim likely came from the group that owns the submerged land behind the home. The history of the submerged land was disclosed to every interested party upon my aknowledgement of the facts. You can read for yourself all of the negative publicity from these submerged land owners by a simple google search. I have a solid track record of 15+ years in the business as you can see from my client reviews and I would appreciate the removal of this false accusation.
