Franklin Landings, Franklin, MA 02038 Franklin Landings and Lillian Samayoa do not disclose high noise levels of train operating all night long at complex, nor can they find a foul odor coming into our apartments, yet charge to break lease of things they cannot rectify Franklin Massachusetts

This apartment complex is basically a fraud. They will do as many management companies do, the lie to get you in the door. Lillian Samayoa who is the current manager there can not for the life or her actually send memos out for real issues at hand when she emails you and states that she will, like speeding around the parking lot, dog feces outside the doorways that you have to clean up yourself, or you'll be stepping in it, kids running down the hallway, stereos blasting etc. 

The appliances are all old and dented in what she charges me basically 1000 for a 700 sq foot apartment, the stove is scratched really bad, the fridge is dented, the walls have holes patched up in my unit that you can see very visibly because there is a wall right in front of the doorway so no one can really move much in. 

The have a problem w/ their sewer system that they don't tell you about. In my apartment you don't really get hold or cold, you just get warm water and it rattles the pipes when you do so. The pool downstairs (inside the complex) makes the apartments so hot, that your water will literally evaporate from the toilet. You will need an AC all year as even with windows open in the fall, your apartment reads 85 due to the pool on the ground level and the hot tub. 

There is a smell of human waste that comes from your toilet when you are not using it and youer shower, yet they can not still find the smell, yet believe you should live with that. They never have updated with how the desire to rectify the issue, because they claim they can't find it. 

There is a train that they don't tell you blares its horn all day, everyday, into the morning hours of 3am...starting again at 5:30 am. 

They get upset when you desire to break lease for those reasons listed above, with a doctor's letter, and they make up more lies and state that I have a dog they claim they hear, yet I do not. They will not give me names of people complaining, but they all of a sudden start more lies and drama after they read bad ratings I gave their complex. Stay clear. Lillian and Dave Gallant do not know what they are doing, and you will be moving out like most of us asap.

Complex can't admit to truths hired lawyer

Instead of actually realizing that she lied to my parents and I when we asked about the train and the hours, the excessive heat when we looked at it, and because she couldn't obviously rectify the issues i brought up- this complex has chosen to threaten me via a lawyer because they feel like me stating that she lied (I have my parents to affirm that ..and the fact that she knew I had health issues going in ..the doctor telling her that these issues train in particular that she lied about) is evidently considered defamation. My own lawyer has explained the tactics they use.

thus instead of apologizing for being untruthful, and releasing me from the lease free and clear she chooses to actually get her lawyer involved. This was days after I got the DAs office involved for her lying. I have all the facts to prove that she lied to me and my parents as witnesses - I also have pictures and memos of what was going on. I have saved emails of issues I noted to her back in November of 2012 and I have her responses that she would rectify it and send out a memo to all about the speeding issues as well. She never sent a memo out.

I have kept documention in regards to noise from the guy downstairs to kids running the hallways. All things that also didn't get rectified. I am fully aware by my attorney that my facts and witnesses are the truth thus if you're untruthful and lying to me and my family and you also can not correct issues then yes on sites that review places it is my opinion that she doesn't know what she's doing. Another person before I even moved in put down the manager on google, yet my lawyer and I find it funny his review is still up. 

Thus to the attorney threatening me because your client chooses that action instead of working with people and knowing she lied to me that's why I broke lease - this site (ripoff report) doesn't pull original posts down. Thus i cant do anything. i could update it if things were corrected but your client wants me to pay for a lease broken when she lied about issues going in. If you desire it down you need to subpoena this site. But I will state I stand by my facts and truths. When another poster that posted a bad review about her before I ever moved in - he stated she didnt care. And he iny opinion is right because she doesnt work to fix and work with you - chooses to stick a lawyer on people when they state facts. People also should know that if the have issuEs with this complex and manager that they will get threatened to be sued if they speak facts. 

it's out of my hands to pull this review and I moved to california. so the ones you need to take it up with if you actually read the TOS on this site, is the site itself. Anymore letters after this was explained to you will be suing for harassment.

Lillian just utilized the copy and paste button to comment on what the complex is all about. That's how their adevrtisement online reads too. But you shouldn't expect anything less from someone that's basically there to "sell" you on their property. Just DO YOUR RESEARCH and check OUT all the REVIEWS before you choose to sign a lease with this place. There are NO positive reviews. If you see any after this date... it probably would be her making them up. I wish I had seen sooner that anyone who has rated this complex in the last 3 years has rated it POOR. As I said no positives as of this date for the last 3 years or so. That should tell you something about this complex.

Lillian also wants people to believe that as a manager, she is going to be upfront and honest with you from the onset, when that is clearly not the case. I could see if it was only me that saw these issues and how she fails to disclose much of anything. It's as I said, their basic gibberish to get you in the door that is her "rebuttal". What I would advise people to do, is to not fall for their "specials" either. There's usually something definitely wrong w/ them.  

Lillian Samayoa does not live at Franklin Landings either, so please understand she will not take your complaints seriously. When people for over the last 3 years are complaining about the same things over and over, it's up to management to disclose potential problems, that's how good word of mouth spreads. She does not. 

Their maintence team is only 2 guys for over 80 apartments. You won't get anything done.

I DO have video of kids running down the hall at 12 am, dogs barking, that for a fee, they do allow even though they say they don't like noise disturbances. As well as a bunch of other violations that will be posted online as well.

With your windows wide open at 2am to try to give your AC a break, you will be able to hear in the video how bad the train is as well. 

With this management company you need to actually document the problems, "visually", because Lillian will always have an excuse for you. After all, she is there to do her job and make money for every apartment she can rent out. 

Yes, I am sure the Board of Health is okay with everyone inhaling human waste matter.  Actually they are not in compliance with a lot. They have been spoken to by the town before, but Lillian wants you to think they have a great reputation w/ the town. They don't. You can find this on the Town Of Franklin's website. I was informed of it by the town when I spoke w/ them, that there HAVE been issues with Franklin Landings. But she desiresfor you to think they always obey rules here.

Conservation Commission Minutes - 09/15/2011

        
 
Enforcement/Legal:  Franklin Landings - 301Union Street
Mr. Alfieri informed the Commission members that he has received 2 anonymous complaints informing him that they had dumped construction debris into the wetlands area at the rear of the apartment complex at 301 Union Street.

Mr. Alfieri issued a letter with an Enforcement Order to the owner of the site; part of the Enforcement Order was that this was done under an open Order of Conditions.

Mr. Eric Prive, Professional Engineer of DiPrete Engineering, and Mr. Tim O’Connor, a representative of the Landings Real Estate Group, the owner of the property, both appeared before the Commission to address this Enforcement Order.  Mr. Prive informed the Commission members that they have been retained to address this restoration matter on behalf of the Landings Real Estate Group.

Mr. Prive informed the Commission that where the debris came from is not known; possibly deposited by a subcontractor or another party.  The owner will be responsible to remove the debris and restore the area as soon as possible.

Mr. Prive stated that manual removal and disposal will be done to remove the debris from the wetlands area.  The restoration will be done by wood chips being spread out on the slope to stabilize the area over the winter and then next spring the area will be revegetated.

Mr. Prive requested that the fine be reconsidered given the responsive action and the fact that they owners acted on the violation immediately.  The applicant also offered to take some preventative action to ensure that this type of violation does not happen in the future.  The applicant will post Conservation restricted area placards on the trees on the site as opposed to digging holes.

The Commission members came to the consensus that the fine of $1,075 remains in place for two weeks until the next Conservation meeting and if the applicant finishes the work, the Commission will rescind the fine when the work is completed.

Mr. Alfieri stated that the applicant should appeal the fine at Wrentham District Court and the fine can be extended for another 2 weeks and then the Commission could eliminate the fine if the required work is satisfactorily completed.

Mr. Prive informed the Commission that Franklin Landings will be filing for a Certificate of Compliance to address the open Orders of Conditions and will contact the Conservation Department in the near future.

But as I stated don't take MY word for how this place runs, read their reviews for yourself. Lillian has been brought up before. Evidently she hasn't changed how she operates the place.

Overall Poor to fair
I'm just going to break it down to pro's and con's.. Pro's- Great arcitecture; it's an old mill or factory and has some awesome brick and exposed post and beam framing and super high ceilings that make the place feel huge.. in the front half of the building anyway. - Very big rooms and walk-in closets - Everyone here seems very nice and everyone holds doors and stuff - Close to the highway and commuter rail - Tons of free parking - Franklin is an awesome town to hang out in and is very safe Con's- Old building; no insulation between apartments so you hear literally EVERYTHING that your neighbors say and do.. everything.. Also nothing is well kept. The rugs are gross, the windows should have been replaced years ago (ours are so rotted the sills collapsed from water damage when I went to open the window), there are holes in the drywall and switches to nothing, ceiling tiles all have water damage, the pipes clink and leak, the toilet runs, doors don't shut right, stove/oven coils don't heat evenly and there is no thermostat, fridge is small and inefficient, windows are painted shut, screens are ripped or missing, floor tiles are cracked and grout is gross, trim has nail holes and isn't painted, I could go on for days.. - The train is steps away and liked to sound its horn obnoxiously loud every half hour, even at 3am - Union st is very busy and sometimes hard to get out onto, especially when people stop for the train in front of the driveway - No grassy areas to relax or play with kids, though there is a playground a few blocks away and the town common is a ten minute walk - The pool area is gross (I found a giant human poop on the floor) and the hot tub never works even though they just "improved" it all over the winter - The staff always leaves early, especially on Fridays, unless they have a meeting to try and get more people to live here - Neighborhood is slightly sketchy.. not unsafe, but grungy The place would be great if they put some effort into unpdating everything and hiring a full staff instead of two guys in a pickup truck to mickey-mouse repairs when necessary, soundproofed the walls, and had some grass.

We absolutely hated living here. The office manager Lillian very clearly does not care about the property or about any of the residents. Anytime we asked for anything to be done it took multiple calls/emails. When we first moved here in 2010 it looked like a decent community with good extras, what we really found after we moved in was paper thin walls, a loud train close by, awful careless neighbors, college kids that have no respect for the building and on top of it all it is overpriced. Do you homework before moving here. If you are a professional, a young family or you have any pride in where you live, this place is not for you.

Overall Poor to fair
I lived in a 1 bedroom here for about 8 months. The apartment was very nice looking with the exposed brick walls and high wood beam ceilings (which they do charge extra for), but the sound insulation was horrible! I could clearly hear a normal volume conversation that my next door neighbors or downstairs neighbors were having. Also, I lived one floor up and one apartment length over from the front door, but my bedroom floor/wall would still shake every time someone would come in or out and the door would slam behind them. It was as if the walls had no insulation in them! Also, the building is right next to a railroad crossing, so every time a train would go by, you would hear the dinging bell of the warning at the RR crossing, and the train would blow its horn while crossing.
