My wife and I tried renting a condo for Thanksgiving weekend of 2018 in the Poconos on Expedia. We thought we were dealing with a reputable brand, Expedia and "Red Awning” because a confirmation which was sent, came from them. It was only on the afternoon of the day we were to enter the accommodation, 11/23/18, that we were notified that there was a 3rd party involved. Grand Leisure Travel who was defined as the property manager to us. We drove 2 hours to get to the location in Pennsylvania to find out that we were intentionally provided the incorrect address as a security measure "to protect the owner” of the condo as explained by Mark

Davis of Grand Leisure Travel. That’s when we were 1st told that we needed to sign an agreement before we could get into the correct unit.   After waiting in the cold for several hours outside in 30-degree weather with a child trying to get an agreement signed on a smart phone, the access code to a key lockbox was given to us and it did not work. During the process to get the agreement signed, Grand Leisure's "Guest Services Manager", Mark Davis would take 15-20 minutes to get back on almost every call. We clearly explained to Mr. Davis that we were out in the cold with a child and asked if we could take shelter in the accommodation while

signing the agreement digitally and he refused. At this point it was already night time and dark outside. After struggling with the lock box for a while, we called Grand Leisure's "Guest Services Manager" and there was no answer again. We then email him expressing that my wife and I finally gave up in disappointment and decide to put our family in a local Holiday Inn. An additional reason for this decision was also based on the fact the Mr. Davis was unable to contact the owner of the condo due to it being a holiday.   The fact that a property management company has no one on site at their accommodations to resolve issues, is troubling. I couldn’t

understand how one can manage properties effectively from another state.   An hour later, Mark Davis calls after we have already left the premises which we were unable to enter and asked him for a full refund, reminded him we've been there for over 3-1/2 hours and explained to him we're going elsewhere. He began complaining, I explained I could do this to my family. He then sends a reply email an hour and twenty minutes later stating that we left on our own accord but conveniently omitted a few subtle facts like we left because we couldn't get into the unit, were hungry, had to use a restroom and were left in the cold for hours.

He was only interested in getting his rental agreement signed at our family's expense. Grand Leisure Travel has claimed that there's no refund and is even charging for cleaning fees because we left the premises and didn't give them the opportunity to resolve the matter, that we signed a contract and have also claimed that the "Guest Service Manager", Mark Davis tirelessly tried to contact me knowingly that facts are that Mark Davis never reach out to us until we repeatedly reach out to him and would then take 15-20 minutes to get back to us keeping my family in the cold for over 3 hours. Mark Davis intentionally falsified this statement. I have

provided emails and phone records as evidence with no response. I will gladly share these records upon request. It seems as though Grand Leisure Travel is intended on doing anything to make money including: intentionally deceiving customers, failure to be held accountable, falsifying information and statements and even endangering the welfare of a minor.
