When most people rent a lake home with dock access, it's not a stretch to expect water to be in the lake.  There is not a great deal of value in a "treacherous at best" dock access to an empty lake that doesn't have any boat ramps in working condition.



Should I have expected to bring my climbing gear and repel down to the dock with my coolers and kids; a boat dock that was, by the way, currently under construction with a dock builder barge tied up to it!



So what is the inherent responsibility of a company that markets such a property or is it buyer beware.



Ask good questions and get important details in writing, preferably establish an email trail, and don't be afraid to address the fine points of the lease.  They can tell you just about anything, which you base your decision upon, and in then end you will be SOL if things are not as advertised.


Do your homework, even if you have been there before, and remember everything looks better on the internet!

GTB Management is responsible for not delivering what they sell

First of all I was happy with my prior rentals, the boat dock was rickety but accessible and the lake actually had water in it, Im really not that picky.  I was looking forward to the new dock; however, a new dock that I cant get my boat to and is not safely accessible is pretty much useless.



 



Johnna Bohannon at GTB Management approached me as a prior tenant, I immediately asked about the lake level, I was told that the level was not an issue and she talked up the fire pits (that you cant use because of the fire ban) and the new boat dock (that you also cant use because of the lake level).  I have the ENTIRE email chain, who exactly is the one omitting what here.  How interesting she referenced my review of a prior visit, being a prior tenant, you would think that I might be treated with a little more appreciation.



 



So, lets get into it a bit, we had carefully installed temporary, solid stone steps to bridge the area between the newly poured concrete steps and the new dock. OMG, those steps in addition to the STEEP cement stairs, I was being kind using the word treacherous.  There is no way small children can navigate this access, much less adults carrying coolers and boating supplies, simply NOT SAFE!!



 



All other renters and kids (Including Hoffman on previous visits) were fine with our access, the operative word here is WERE, last year and almost a 40 drop in lake levels is not exactly relevant.



 



Mr. Hoffman was warned in detail and well in advance to be careful over these few feet (see communications below).  Yes I was warned about the lake access, 40 DAYS AFTER they took the last lease payment, and ONE DAY BEFORE the lease began (see her rebuttal attachment).  The lake must have magically fallen almost 40 overnight.



 



All just because of Mr. Hoffmans failure to plan and get his boat to the lake in time.  Our warnings/information was clear, detailed and true see below.  Plenty of water at our dock.  Closed ramps and lake conditions could have been easily accommodated with a little planning.  Are you freaking kidding me, how exactly does one PLAN for this, was I supposed to drive up there and launch my boat a month in advance.  The last ramp open was 2 feet BELOW MIN SAFE LEVELS as listed on the LCRA website the day she warned me, it was at 3 feet by the end of my lease, how was I supposed to get my boat back out??



 



Many of our clients have a great time without any boat at all.  We are a BOATING family, we rent LAKE HOUSES WITH DOCKS, there are many options at the lake if we didnt need dock access for our boat, and they are far cheaper, or far better at the same cost.



 



Due to unforeseen weather changes and varying lake levels the dock may not be functional at the time of your stay.  GTB Management LLC will make every reasonable effort to ensure its functionality but cannot guarantee it.  As for the rental agreement, there is not much I can say; it is written to protect the leasing company/landlord.  Of course they are not going to be responsible for lake levels, but they should be responsible how they the market this property, they should be responsible for omitted and/or misleading information (Truth in Advertising).



 



Mr. Rick Hoffmans dispute was found, by his credit card company, to be unwarranted and payment to GTB Management LLC was his sole responsibility.  I never expected my credit card company to get into a lease dispute; that is not what they do, they are not a court of law.   I just wanted to fire my first shot across the bow.  I guess that this would be the second.



 



This un-screened and questionable web forum was his way of revenge.  She kind of missed the point; it is this site that allows for unscrupulous individuals and companies to be held accountable for their actions.  Interesting choice of words, REVENGE, doesnt revenge imply that the one who seeks revenge was wronged in some way??



 



This is not a pissing contest, just the facts, as people deserve the truth.  If you dont like it then treat your tenants better!!

GTB Management LLC prides itself for the way we treat guests staying at our Sleepy Hollow home on Lake Travis (www.lake-travis-vacation-rental.com).  It is unfortunate that we must defend our reputation in a forum such as this, but we have no qualms with transparency regarding the treatment of our guests.  We have many, many satisfied customers compared to a couple of disgruntled ones such as Mr. Rick Hoffman.  Below you will find information to fully support GTB Management, Johnna Bohannon (rental agent) and the Sleepy Hollow home on Lake Travis.  The Sleepy Hollow home sits on 4 wooded acres on a prime lot next to Arkansas Bend Park where we have 200 feet of lake front access to Lake Travis.  The home offers many lush amenities for our guests including a new private dock in a deep water cove.  We are constantly improving our property to better accommodate our guests and that is why they return year after year. 

 

A 40 year low on Lake Travis afforded us a great opportunity to add additional concrete steps down to our floating dock but it was a weekly happening due to daily lake level fluctuations (See pictures in Mr. Hoffmans review that purposely left most of this out)!.  In his complaint picture, it shows that we had carefully installed temporary, solid stone steps to bridge the area between the newly poured concrete steps and the new dock.  Mr. Hoffman was warned in detail and well in advance to be careful over these few feet (see communications below).

 

         Mr. Rick Hoffman, State Farm Agent in Katy, Texas has been our guest three times with NO complaints since 2008.  Thus, he knows all details of our property.  For one of his visits he posted the following POSITVE comment on our website at http://www.vrbo.com/80495 regarding his stay with us:  07/03/08  We concluded 4 days and had a great time, accommodations were nice, property was nice (need to work on that lower fire pit a bit).          Regarding his last visit (complaint), Mr. Rick Hoffman was informed IN DETAIL regarding Lake Travis lake levels via email ON ALL OF HIS VISITS ESPECIALLY THE LAST ONE.  Below you will see the email trail between Mr. Hoffman and GTB Management LLC.  The condition of Lake Travis also made statewide news reports due to the fact that it was the worst drought since 1917.  He states:  Don't let a vacation rental company sell you down the river, or in my case the dry river bed.  Pursued, pertinent information omitted, misinformed, sold a bill of goods and left high and dry, literally.  (Just not true!  All just because of Mr. Hoffmans failure to plan and get his boat to the lake in time.  Our warnings/information was clear, detailed and true see below)

Our new boat dock is completed and in place.  Please remember to bring what you need to moor your boat (our bumpers aren't here yet and we just have

wood bumpers at the moment.)   I think you will enjoy the new dock it is

amazing!  Due to low lake levels getting on the boat dock from land is a bit treacherous so we ask you to use extreme caution!  We have new steps and rope guides that go to the dock but they are steep.  We still have 40 foot of water below our dock so mooring your boat won't be a problem!

 

Also, I have included a link to LCRA which shows the area boat ramps that are open and lake levels for Lake Travis.

We have heard that Point Venture has one boat ramp that is still open and it is much closer than Mansfield but that could change before you arrive too.

Might be worth the drive over to see before you head to Mansfield Dam. (Note: July 24th message.  Mansfield Dam ramp was OPEN)

         Mr. Rick Hoffman signed a contract stating that he is renting a house on the lake and that we are not responsible for the inability to use the lake.   Please see excerpt from our Rental Agreement.

 

19.      BOAT DOCK  Due to unforeseen weather changes and varying lake levels the dock may not be functional at the time of your stay.  GTB Management LLC will make every reasonable effort to ensure its functionality but cannot guarantee it.  The dock accommodates one normal size boat and one fishing boat or Jet Ski.  All attachments and cushions to properly moor the boat are to be provided by the renter.   The dock is equipped with a ladder for swimming access.  Lighting is provided at the shoreline but use of the dock after dark is not recommended and is at the renters risk. 

         Mr. Rick Hoffman also contacted his credit card company to dispute the charges for his rental in July 2009.  Proper documentation was supplied, to his credit card company, by GTB Management LLC.   Mr. Rick Hoffmans dispute was found, by his credit card company, to be unwarranted and payment to GTB Management LLC was his sole responsibility.

 

In summary, Mr. Rick Hoffman failed to plan properly for his vacation. This resulted in his failure to get his boat in the water at various ramps.  Realizing his failure while occupying our home, he tried to get his money back and was denied.  This un-screened and questionable web forum was his way of revenge.
